My experience with this management company has been less than a 1 star experience. If you are looking to self manage, this is the company for you. I have had to drive a 10 hour round trip on many occasions to this property to handle and oversee repairs to include the exterior painting. I have to follow up with accounting, maintenance, book my own tenants, handle the marketing and much more. I have had no positive experience with this company after many efforts to give them the benefit of the doubt. As a Property Manager myself in another area within Florida, I conducted interviews with local management companies for our vacation rental in Naples. We hired Premier back in April 2018, during the initial communication I asked for several estimates to improve the curb appeal and assist in the renting efforts such as repaint of the exterior, re-doing the cool deck to the pool, re-gravel of the driveway area, replacement of 4 sliding glass doors that were fogging, and some minor wood rot on the corner of the home. After many attempts to follow up with these requests, as of today I am still awaiting them. It is my understanding that the "co-owner" of the company, Mike Depaola was in charge of this effort. (Per the employees Mike is part of ownership, however per Sunbiz James Jones and Kristin Depaola are managing members of P.O.M PROPERTY MANAGEMENT, LLC) On April 23, 2018 I received an email from Mike stating "I will have a contractor there to retrieve an estimate by next week for the items discussed in the email" -This did not happen. I allowed their firm to advise the fair market rental value and empowered them as the experts of this market. As of today, not 1 booking has been secured by Premier Property Management, not 1 effort of communication to offer their expert opinion of a price reduction if needed or any traffic report from any leads or showings they may have done. I however have booked 3 different tenants for this vacation rental at their offered price from our VRBO listing. I have also already booked the season for 2020. -Jade, our previous PM did however send a general mass email to all clients in September 2018 advising if your property hadn't rented that now was the time to consider a price reduction. Thankfully, I had already procured a tenant myself for the season. This was the ONLY communication I ever received in this regard. Not personalized to my specific property or offering any advise on price reductions or property improvements to secure such bookings. Premier PM oversees the billing for lawn care and pool care for the property. To date, I have asked on many occasions for the lawn bills, we have not received any bills for them and I am still awaiting them. It is not fair to expect a billing correction of what will likely be over $1000 to an owner due to this companies inability to handle simple accounting. Also, they have prepared year end 1099's which are now not accurate, as they are missing the year of lawn care I have repeatedly asked for. In December I reached out to Premier PM by replying to a thread of emails which included many members of their team from previous follow up correspondence. I phoned the company and left Mr. James Jones a voicemail where his greeting stated he would return my call in 2 hours. I am sure you know, that returned call did not happen. Instead I received a call from Kyle, the newly assign PM for our property. I discussed my frustrations with him and he also agreed that I really needed to speak with James as many of my concerns were 1. before his time and 2. involved another managing member having dropped the ball (basically above his pay grade). He advised he would have James call me and I also sent another follow up email to confirm our phone call and ended with my request to still have James contact me. I imagine based on the reviews here on google and on yelp, James will finally communicate with me by replying to this review. read more

I have been a resident with premier for almost three years now. They are very helpful when things go wrong and make life simple for their residents. All work orders are taken care of quickly by pleasant and friendly workers. Trevor is always very easy to get a hold of and if he doesn't have an answer he usually gets one quickly. We used Premier for a house rental in Naples for a month in February. There is very little communication and once we arrived, the house was not ready for renters. The water was turned off, the refrigerator was not plugged in, the pool was cold, there were no instructions for the wi-fi or pool, what day is garage, on and on. They left the owners food in all the cupboards (gross stale food). We paid a lot of money for this place. We had multiple issues while there, leaking water from the toilet on the floor sol we had to turn the water off and only had one toilet for the whole house. The garage door opener mechanism dropped from the ceiling of the garage onto the hood of my car! We then had to park outside and manually open the door. Then after repeatedly telling them where to mail our security deposit, they mailed it to the wrong place.. Never again for us, stay away! read more

I rented from Premier Property Management, and at the end of my lease was issued a full refund of deposit....sounds good, correct? No! A year later, while applying for a mortgage, I am notified that $1500 owed to Premier Property Management has been reported to the credit bureaus and is adversely affecting my credit. Never once did I receive anything in the mail or a phone call from PPM. I still do not know what the supposed charge is regarding. I left my forwarding address and phone number with PPM. I have only one star to give to this company... Only because zero is not an option! I have never run across such a poorly managed team of people in my life! I rented my home from them 7 months ago and am STILL waiting for my "move-in" list to be completed. I always thought when you rented a home they furnished you with gate access, keys, and garage remotes, not these selfish money hungry thieves. Then again, why furnish keys to a he that the DOORS DONT LOCK AND ONE IS MISSING THE DOOR KNOB COMPLETELY! The freezer doesn't freeze, the fridge drips water all over the food, the ice maker doesn't work, the hot tub didn't work for the first 4 months, and still has no light in it. They keep switching handymen and pool companies with out notice. (Unpaid workers) Windows don't open, blinds are almost all broken, sliding glass doors don't close, I had no glass in my shower for 5 months, my list would eat up this whole feed if I posted it all... My realtor/manager is JOSH, he doesn't answer calls, texts, or emails. I held my rent for 5 days 2 months ago just to see if they would finally work, instead I got a notice on my door telling me to pay immediately or get out and leave my stuff for them. HAHAHA, I don't think so boys! Your management team sucks and I have contacted the home owner directly as well as compiling all the copies of texts, emails, and pics for my attorney. Smooth-talking Slum-lords!! STAY AWAY!!!!! My experience was similar to Robin's and unfortunately, I think at lot more people have dealt with the same thing but are afraid to leave bad reviews cuz these are the kind of people who WILL hold it against you. I should have known when I wasn't allowed to leave the office with a copy of my lease because it was post-dated, that they were not going to be as professional as they wanted me to believe. My "move-in" list of repairs, that I was assured BEFORE I signed the lease, that the repairs would be done before I moved in, were still not completed 8 and half months later, when my place was sold to a private owner/property manager. Despite the fact that I called and emailed 8-10 times about some of the issues, they were rarely taken care of. Also, like Robin said, they don't furnish you with keys/locks. My unit didn't have a deadbolt or even a hole for a deadbolt because the door had been replaced. The key to the knob that was on it had been left in a box they gave to combination out to anyone who wanted to look at the place. (I guess they were too lazy to actually show the place. Again, another clue I missed.) We were not supervised when we looked at the place and could have easily made a copy, like anyone else. When I asked about replacing the lock they said if I wanted to change it out, it would be at my own expense. Oh, and if I wanted to drill a hole for a deadbolt, I had to pay one of their authorized guys to do it, and if I did it myself, they would still get paid cuz they would slap me with an "unauthorized repair" fine! When their guys did "repair" things, it was always half-assed. The T.P. holder in the bathroom was torn out of the wall when I moved in and the guy who "fixed" it, put one side up about a cm higher on one side so the bar barely stays in, and the roll flies out if you tear off the paper too hard. When I asked the "repairman" if he would please cover the hole from the broken holder, he "patched" the damaged area of the beige wall with white plaster and didn't bother to repaint or even wipe off the marks he made with his metal scraper. As for the other repairs, I was given a litany of excuses including, but not limited to, "the owner doesn't want to pay to repair the leaking toilet" despite the fact that the landlord was the one paying the water bill, and "Fixing the light outside your front door (in East Naples) and putting a working lock on your back door are not necessary repairs." WTF? They obviously didn't care about my safety. The dryer vent was non-existant, I just had to vacuum behind the dryer every time I used it, and the cable guy pointed out how much of a fire hazard the poor electrical wiring was. Keeping in mind, of course, that my bedroom windows DIDN'T OPEN! My whole apartment complex literally had a party to celebrate when the place was under new management. New guy's had the place for about a month and a half, and all of the safety-issue type repairs have been taken care of. He's working on getting the rest of the repairs done, but he said he was absolutely floored by the number of things they didn't disclose to him before closing. It actually sounds criminal, but I'm not a lawyer. Apparently they not only tried to hide a lot of maintenance issues, but they didn't even hand over all of the leases and other rental paperwork to the new owner. He said they handed over a ring of nearly 100 keys for a complex of less than a dozen units. Not sure if it's an organization problem or if these guys just don't give a f*ck, but either way just say NO! read more

I bought a home in Bonita Springs, Florida. Having never owned a rental property before, I entrusted Premier property management to run my property. They secured a family to rent the home and also collect the rent. They take care of all repairs and handle all correspondence from the renters. They have made owning a second home a breeze. After making it clear that Premier was being FIRED, they still were not getting it. A "James Jones" seemed particularly obtuse. When it finally dawned on Mr. Jones that they were indeed being FIRED, he angrily created a short-term and arbitrary date for us to pay the balance due and threatened legal action if we did not pay by that arbitrary date. The prospective tenants they brought to us were extremely substandard (e.g., prior foreclosures, poor credit, etc.); still, they called them "ready, willing, and able." Premier's habit appears to be pushing substandard tenants on their Landlords and then behaving in an irrational and immature manner when they are justifiably FIRED for altogether POOR PERFORMANCE. To be clear, our agreement to allow Premier exclusivity to approve tenants was made under the gullible and mistaken assumption that Premier would vet candidates with greater care. It is unfortunate that this was NOT the case, as that agreement was made in good faith by us. Instead, this text is an insidious and deceitful allowance to the benefit of Premier - certainly NOT the Landlord's benefit! Incidentally, there were certainly other issues. As one of many examples, I had to argue with Mike Russell that a missing door (pointed out by us, otherwise it would've gone unnoticed by Premier) should have been charged to the previous tenant (he had wanted US to incur the cost to replace it, even though it should have come from the prior tenants' security deposit which Premier mistakenly did not deduct enough money from in order to pay for the missing door). And on top of all everything, Premier sent us a bill, AFTER being fired and MANY MONTHS AFTER the carpets SHOULD HAVE been cleaned, for carpet cleaning services for which our security gate guard COULD NOT VERIFY EVER HAPPENED! i.e., there was no proof that a carpet cleaner had entered the gates on the date Premier claimed they came to clean. Also, the carpets stunk and were clearly still dirty. Also, they will VASTLY overcharge you for repairs. It's best, IF you make the MISTAKE of hiring them, to secure your own repair contractors. Tip: You can find many good contractors through Homeadvisor.com and a home watch company can meet them at your property. Just know that it was a horrible experience dealing with the likes of Mike DaPaolo, James Jones, Mike Russell, and Alec Emery. I wish we had done our homework and hired an outfit with greater integrity, experience, customer service, and professionalism. Too late for us. Just be careful not to make the same mistake that we did. Do your homework. Read reviews. Check with the BBB. Hire a DECENT property manager instead. read more

Premier Property Management has been taking care of my property for about 5 years now. They have made being a landlord a breeze. I am so thankful for how they have handled everything being that I live 1000 miles away. I have just leased a property from the on 7/15/2016 and gave the money up front on 6/20/2016. The morning I was to move in the property was not ready or clean, along with needing repairs that I am still trying to get fixed two weeks later. ONE of the WORST company's we have ever had to work with. Slum-Lords, scamming, take your money, make up lies. DO NOT RENT FROM THEM and DO NOT TRUST YOUR HOME IN THEIR CARE!!! THEY kept $250 of our deposit for dog damages, WE NEVER HAVE HAD A DOG!! Those damages were there when we moved in. IT was documented numbers of times and we asked it to be fixed before we moved in. a NUMBER of things were NEVER fixed including the leek the filled the front dining room up with water every time it rains. We should have know before we moved in because the guy just gave me a lock box code and told me to go look at the house, on my own. it had been up for rent for 6 months. The team at Premier Property Management has been great to work with, including but not limited to our Property Manager, Trevor Ekovich, and Mike Depaola. We reside in the St. Louis, Missouri area and purchased a condo in Naples, which needed considerable rehab. Mike met my husband at the property on short notice to discuss what he and Premier could do for us. Feeling confident with the information Mike gave, my husband drove back to St. Louis the following day. True to his word, Mike arranged for a contractor to take care of the rehab and worked with the contractor all the way through the rehab to get things done. Even through a few unforeseen problems with the property, he made sure things were handled property by the contractors. We received photos and updates as the rehab progressed and Trevor stepped in to market the property. It didn't take long at all, (not even sure if it was 2 months) when Trevor contacted us to let us know the property was rented. Since then, Trevor has been in constant contact for anything associated with the property and has been very pleasant and easy to work with. It seems that he is also very responsive to our tenant, which is great, because of course, we'd like to keep the tenant in the property. All in all, we are very happy with our choice to go with Premier Property Management. We feel that our interests here in St. Louis - so many miles away - are being looked after. PPM went through quite a bit personnel changes last year. Our new agents, Nicholas and Adam, have been working with us for the last few months. They both are pretty responsive on what needs to be taken care of regarding our troublesome tenant and our property. I give them 1 star. Really they should get 0 from me. I found a listing online and contacted the agent Karen which gave me the code to enter the villa because she could not meet me to show it to me. I liked it and she said I had to fill out paperwork but that I better put money down to hold it so nobody else would come along and get it. So I did , I put one months rent down. I needed a cosigner so my ex-husband was going to cosign and then at the last minute backed out. It was not even off the market for three days. I had asked Karen if I was going to receive my deposit money back and she said yes that following Monday. I never did receive my money back . I had tried several times to get in touch with one of the managers that I had spoken to and was trying to submit paper proving that none of the paperwork had got done and that I was not binding in a contract . Never did get a response from them. I just don't feel that it warrants three days off the market to take $1875 of my hard earned money. If they wanted to take $300 $100 a day for three days off the market I could see that but not my 1875 what a rip off company I would never use somebody that is that dishonest just taking money from people because they can. Upon our first contact with her and my numerous questions - she was patient and answered all of them promptly. Take care and explore other options before you choose PPM. I will try to keep my review even-keeled even though we have been left high-and-dry at the end of our contract with them. We used them for several years and what we didn't realize was that they weren't really monitoring our property in a way that they knew what was going on. They allowed people to paint the walls many colors, remove bedroom doors that disappeared, leave big pieces of furniture that needed removed (at our expense), and the tenants weren't changing the filter and PPM never noticed and the repair people said it ruined our furnace. In addition, at the end of the contract, PPM told us we could charge out some major cleaning issues and other things against the security deposit that turned out to be wrong. The property manager didn't actually know the law on this stuff. And, they returned the deposit later than stipulated by law so we had to return all the deposit in the end despite the horrid condition of the house. Look around before you just choose PPM because you might regret it later. read more

What a poor excuse for a company. I was a tenant that took great care of the homes and always paid rent on time going back almost 7 years (before the managers split into two different companies.) Several written requests for repairs went without a response causing me to have to report them to code enforcement which issued a must comply order. They hire unlicensed companies to repair the homes without permits resulting in serious later complications to the homeowner. Finally, when I could stand total disrespect for the customer no longer, I bought a house and gave my notice. When the closing was delayed by 2 days, they began threatening me and even gave the keys to the house to a new tenant while I was still in the house. My family and I have rented a home in Florida for many years, every year and have never ever experienced issues like we did this time. The house was poorly stocked with no dish towels or cloths, minimal towels, a broom but no dust pan, a mop bucket but no mop. The back of the remote was missing, there were numerous holes in the pool fence, the back sliding door of the house didn't lock etc All things we could deal with. However, on my second day home I get an email that they found damages (the inside oven door was smashed?) and they charged my visa $522. At no point did we damage this oven door. I am shocked that a company can do this! I suggested they check with their cleaning company or last inspection but they have not responded since. There was no inspection done with us at the beginning or end of the rental and they are completely scamming us out of money. Ironically this house was sold to someone else the day after we left! I will NEVER book with this company again! Ridiculous! read more
