No worse than other trailer parks. IMO, they all suck. To put it bluntly, mobile homes and their owners are abused and treated like trailer trash by everyone, no matter where they are. At this particular site, management breaths down your neck at the slightest infractions and illegally fines you without abiding by their contract to notify you in advance. Ironically, the property rents out many of the homes there, which are all in serious disrepair. So the regulations which apply to your own home don't apply to the ones the property owns. You'll find all sorts of damage on rented homes, like dilapidated exteriors with badly peeling paint. From the outside, many homes look like they should be condemned. Stairs that have rotted away. Old broken and deteriorating skirting that the property won't fix. Pot holes in all the streets, which are very dimly lit at night. Cars lining narrow streets on both sides, in violation of local fire and safety regulations. Half the property has no sidewalks. Water supply is frequently cut off without notice, in order to repair minor problems. While local valves could be installed to minimize the inconvenience to everyone, they instead shut off water to the entire property for any sort of repair, and it's *always* turned off for the entire day, no matter how minor the problem. Which brings me to the maintenance staff. Although not rude, they are lazy and incompetent. No one gives a second thought to the comfort or convenience of the tenants, who pay between $500-600/mo for the privilege of renting a lot to place your home upon. The crew they hire to connect and disconnect utilities are utterly incompetent. In my own home, the local electric utility had to come out and tighten the electric mains because the installers didn't bother to connect them properly. Plumbing installation was a joke--they do just the very bare minimum they can get away with. And don't count on the city to actually inspect their work. You just pay a fee for them to rubber-stamp the approval without actually doing anything to ensure your utilities have been installed legally and safely. To summarize, all management truly cares about is money, money, money. They'll use every chance to squeeze all they can out of their tenants, without giving anything in return. Noisy barking dogs in your neighborhood? Tough luck. Neighbors with their loud, annoying Mexican "music" at all hours, and hip hop blasting from the cars of roaming hoodlums? Tough luck again. Stray dogs roaming the neighborhood with wild animals stalking their prey in the darkness at night? Too bad for you! But as I said at the start, this is no worse than the conditions you'll find in most other trailer parks. The best ones keep up their properties, and even maintain all the lawns so the entire park looks like a nice place to live. Such properties of course cost a bit more to live in, but your quality of life is immensely better than places like Preston on the Lake. read more

Don't believe a word, unless you get it in writing, on corporate letterhead, signed by a company official. "We care about our tenants." What a load of cow dung! They care only about your money. "Rent increases will be modest." Yea, right! 4%, 7%, 10%, 12%!!! It's all about the money. *Everything* is about corporate profits here. Sucking your hard earned money from your pocket into their bank vaults. A filthy rich billionaire and his mega corporation own Yes! Properties, so don't expect anything but greed from the owners. The very first month I moved in, the property manager charged me $50 for "lawn maintenance" because of a tree stump with a few shoots growing out of it. "Lawn maintenance?" There was no lawn - only dirt and rocks for the entire first year. I paid $500 to have my own tree planted. That's a requirement now. All new lots must have trees planted and cared for by the occupants. Speaking of tree stumps, they just got through chopping down hundreds of trees, but didn't bother removing the stumps. Well, they did remove a couple stumps - but only those visible from the street. Need to make a good impression to sucker in potential tenants, but existing occupants can stuff it as far as this place is concerned. The two new stumps they left on my lot are now *my* problem. They create problems, but leave the tenants to deal with the debris afterward. Oh yea... They care about their tenants alright. What a load of manure! If they cared about the people who live here, they would repair the broken streets. It's literally a safety hazard, but they don't care. Speaking of safety, the street lighting here is pathetic. Lights have been burned out for a long time. After hearing a lady was molested last year, I began turning my outside lights on every night. The filthy rich corporation that runs this place doesn't care, but I do. My sole income is Social Security, but I'll pay for the electricity and light bulbs out of my own pocket, because I actually do care about my neighbors and their children. Recent annual rent increases of 7%, 10%, 12% or more. The property manager drives around every Tuesday morning to look for weeds sprouting or clumps of grass, so she can charge over $50 to immediately "force mow". Even if the only spots on your property are tiny strips. Never mind that the lease says they are required to give tenants notice and time to correct any problems. To heck with lease, the tenants or laws! The very first month I moved in, the property manager charged me $50 for "lawn maintenance" because of a tree stump with a few shoots sprouting out of it. There literally was no lawn - only dirt and rocks for the entire first year. And they didn't even trim the shoots! They just got through cutting down hundreds of trees throughout the property. Including two pretty ones on my own lot, plus a gorgeous one on the corner with a beautiful crown. I've heard this was done so they could save on insurance costs. I've now paid over $1,500 to have my own trees planted. That's a requirement, btw. All new lots must have trees planted and cared for at tenants' expense. It took four years to repair my driveway so cars didn't bottom out. The cheap contractors they hired were so incompetent that they didn't even use a level. Whenever it rains now, there's now a huge puddle in front of my driveway. YOU'VE BEEN WARNED--MOVE IN AT YOUR OWN PERIL! P.S. My previous reviews keep mysteriously disappearing from Yelp. If you want to live in a place with a tyrant in charge who smiles to your face and stabs you in the back, this is the place for you. Although it is a violation of the lease agreement, management will "force mow" any lawn they feel isn't cut properly. Even if your so-called "lawn" is only a small patch of dirt. Got a 6" weed sprouting on it that you didn't notice? That will cost you over $50. You won't get any warning or advanced notice. They will simply charge you because they can get away with it. The property manager even makes up rules that aren't in the lease agreement! To put it simply, the property manager is a greedy, two-faced bully. Maintenance is a joke. Water gets cut off frequently, with little, if any notice; so they can make repairs to their rotting water lines. It takes years for them to get around to repairing badly deteriorating streets. Just drive past the main office to see what I mean. There are no parking lots, and visitors who park on the narrow streets will be towed at their expense. They just got through cutting down hundreds of trees, so they could save on their insurance. Many of the trees looked gorgeous, yet they cut them down anyway. Strangely, they left badly diseased trees still standing. What the heck is wrong with the people running this place? Lot rent has more than doubled over the past few years. There were even news articles about how Berkshire Hathaway corporation bought Yes! Communities to rake in millions for their filthy rich billionaire "investors". If you live in a trailer park like this, you're probably too poor to move it. So the "investors" are free to charge tenants higher and higher fees every year. 8% 10% 12%. How high will it go next year? You don't want to know, because you don't want to live here. read more
