Prieb Homes/Rodrock Development I would not recommend either Prieb Homes or Rodrock Development and here is why: Recently purchased a new construction Prieb Home in a Rodrock Development in Olathe, Kansas. Of the 6 homes I have purchased in my life so far (3 new construction) this has been and continues to be by far the worst home buying experience I have had. I have several items I was very concerned about, as this is a brand-new home, which I brought to Prieb Homes attention first with the intent to: 1) Make them aware of these concerns 2) Ask for their help to resolve 3) Ensure future customers do not have the same experience They refused to help with any of them. Was told over and over again "Nothing further will be done by Prieb Homes on this subject." Next step, I went to Rodrock Development (with the same intent as noted above) and received the following regarding all the items "Rodrock Development cannot and should not contribute to the items you mentioned. It is up to Prieb Homes if they would like to address these items. " Sharing some fact-based experiences I have had so far: (I provided them pictures, videos and research documentation) 1) The sellers listing for the home, which is in writing, provided description of items included in the home. Not all items written in the listing were included in the home. I inquired when I would get the items in the listing and the answer was: " Nothing further will be done by Prieb Homes on this subject." 2) I asked about inclusion of some key items in the house if they would be provided. The Prieb Real estate agent said it would be provided and then came back at a later time and said no it would not. I should have gotten that in writing. But then again see item #1. 3) Very poor workmanship on a key item inside the house I asked to be fixed to acceptable standards - The answer was "Nothing further will be done by Prieb Homes on this subject." 4) Another key item on the outside of the house was installed incorrectly, with broken parts and missing key components. I asked for Prieb to hold the contractor responsible who did the installation to correct the work, replace parts and add all the items which were missing. The answer was - you guessed it "Your more than welcome to modify & after you close, however nothing further will be done by Prieb Homes on this subject." 5) Outside once again, installation of another key item was not done correctly. When asked to have it properly installed the answer was..... "There is nothing further will be done by Prieb" 6) Took these same items to Rodrock Development and was once again told Rodrock Development cannot and should not contribute to the items you mentioned. It is up to Prieb Homes if they would like to address these items. While I have many more items I could include, sharing some of the experience I have had so far. The simple ask I had was for accountability and responsibility on the part of the business, instead it all went to me as the customer. These items which are not being addressed by Prieb or Rodrock, are adding thousands of dollars to the purchase price of my home because I am now needing to repair, install properly and put in place missing components myself. Preib homes is building many cheap split level homes in our subdivision completely ignoring the rules for home type, concrete tile roofs... we took him to court. He didn't show 2 times, then stated he wasn't the owner, just the builder. Five minutes of online research shows his wife's company (Destiny 7) is the owner. Unless we can spend thousands more, they get away with their deceptive and immoral practices. The need to be held accountable! read more

As a company, terrible communication and customer service. Was a long year going back and forth with them. Only positive is our great neighbors but that has nothing to do with the builders. We will not build our future house with Prieb and we do not recommend them to friends/family, unfortunately. read more

I am pleased to inform you that after the atrocious experience my wife and I had at Parkview Townhomes, we have been brand evangelists against anyone considering renting or purchasing from Prieb. I have family moving here in the spring from out of state looking at new homes in Johnson County and am thrilled to state that Prieb is absolutely not going to be considered by them for even a moment. Think ahead - your customers are one-time customers for a reason the way you treat them and the shoddy way you build your homes and rental properties. You've literally lost tens of thousands of dollars in our future rent, which will never go into a Prieb community again and hundreds of thousands from family that will be moving here. read more

Prieb Homes builds beautiful homes....however dont expect anything after you get your house. Im not going to critisize their Customer service even though it was not good.....because its not the rep's fault who handles the complaints and requests for service. Thier "warranty department" is abysmal and management is completely unresponsive. My personal experience has been that they do not honor the work that they do as part of the warranty process. We are less than 2.5 years into our house and already have spent 1000 bucks on fixing the AC because they cheap out with the size of the units and the most seriously are about to have to replace my driveway due to a drainage issue that they supposedly fixed....but even their team acknowledges the drain was not installed correctly. Have reached out multiple times and they will not cover it and they will not engage on the topic. (I have emails to back all this up) WIll not recommend to friends and family and have informed my realtor of the issues. read more
