Total nightmare - avoid at all costs. Purchased a home from these guys and has been nothing but a complete disaster. Had to gut renovate the entire home which was supposed to be new construction. Heating system failed, no insulation, garbage behind the walls to name a few of the many problems. Lior Raviv is a rip off artist and deserves to be in jail. What's more fun than the stress of buying your first home? Oh, buying it in NYC you say? Still not enough steam coming off that turd for you? Then I'd recommend adding Prime Homes to the mix. Full disclosure, I was aware, 100%, from the second I started working with their sales guy (I won't even bother naming names because I'm 99.9% sure they use fake names and have different sets of business cards (with only the first names on them?!)) that they were total scam artists. However, I had also been looking at homes in Bed Stuy for several years, and really really wanted this house. So despite my gut intuition that I was in for a shadtastic ride, I made the decision to buckle up and yee-haw anyways for the greater long term good of my financial health and happiness (and no, I don't regret it, only because I did want this house and now I have it). Therefore, because I knowingly worked with them to purchase my house, I feel unfair criticizing their deceitful, immoral, and bullying tactics, because I fully anticipated them. Conversely, for warning/ education of prospective homebuyers, and for my own cathartic fun now that I'm comfortably sitting in the living room of my house, I'll set the stage. Making you feel like you have a choice: When I first viewed the home, Prime Homes was about 50% done "renovating". I use quotation marks because the quality of craftsmanship is so horrifically deplorable that I think my cat craps better looking tile work. But more on that later. Throughout the long and painful renovation process, many promises were made (do take these with the grain of salt that I did). Everything from getting to 'choose' your own fixtures, floors, etc, to paint color. However, in every single instance when you go to view fruition of one of these choices, you will come to learn that absolutely no consideration was taken and your wishes completely disregarded. Basically go into it with the mindset that they're going to do whatever the hell they want, likely blindfolded. Pressure to use their "guy": Avoid doing this. Even though I knew I was working with some old fashioned New York charlatans, I'm not stupid and I wasn't going to add their friends to my rolodex, or payroll. Get your own attorney's, inspectors, etc. regardless of how much they whine, complain, and cajole. Closing day, AKA cue Benny Hill theme song: All those unfinished promises and aspects of the "renovation" that were left undone...ya... this is when you get to sit in a sweaty room and argue over them for hours. Logic and traditional buying practices suggest that it's best to wait until the work is done before going to closing. Sadly, after months of realizing the work is being done so poorly that you're better off just buying the house and completing the remaining work professionally, you end up just wanting the nightmare to end (maybe this is their tactic, if so, kudos Prime Homes, you wore me down). There are so many tragically comical antidotes I could tell about specific interactions or instances, but I think they are well summed up with some pictures of the final product. Mind you this was after they fixed downright ridiculous errors such as installing the stove in the rental unit sideways (yes, that's what it sounds like...so the door wouldn't open because it was against the cabinets), to all kinds of broken/ mismeasured/ misaligned cabinets and countertops, or that every closet door falls off when you touch it. I'm having a ball now redoing all the work they did, but that's the price I had to pay for a home with good 'bones' in Brooklyn in my price range. read more

Prime Homes NY. Brownstone Captial NY. Whatever they're called now. We dealt with Ivan & AnnMarie Pagan. Zero stars if possible. For starters - they threw a two year contract on me and my roommates the day of signing with no warning.. we were desperate at that point so we took it. Over the term of the lease they were pretty much non existent.. rarely would repair anything (or even respond). Communication was horrible once we were locked in. To sweeten the deal, they ended up selling our building / lease / whatever to a totally different company without ever informing us. We didn't learn this until it was time to move out after telling them we wouldn't be renewing the lease. In comes new management, Oxford Property Group / Asaf Dror (the lawyer?).. The Oxford rep, Bar, is contacting us to show the unit to potential new tenants.. no big deal, we're leaving right? Wrong. It's time to get our $6200 deposit back. So we're reaching out to Ivan & AnnMarie to confirm. She confirms the amount, but says the new management will be repaying. Ok... here we go. So we begin reaching out to Bar, who connects us with Savi, Asaf's assistant. Still not sure what Asaf's role is, being a lawyer, however.. they want to take $650 from our deposit. For what? Per the walkthrough, Bar inspected and told us that all of the wear and tear was expected (scratches and scuffs on walls, small holes from nails, the usual..). After all, we'd been there for two years. No major damage. We don't agree with $650.. they have to renew before renting anyway, right? But we say hey, take $200 just for good business.. although we'd shouldn't owe anything. Asaf and Savi let us know that they expected the unit to be "ready to move in". We told them that this was a discussion that should have been had with previous management, because we were never informed of any changes whatsoever. After requesting an itemized receipt (at least), they mentioned that the $650 was only a fraction of what was paid to the contractor.. and that they would let us pay half ($375).. but not the $200 we offered, although we shouldn't have to pay anything. We told them that by law they have to repaint before bringing in a new tenant, and that we should not have to pay for anything that they were already required to do. Asaf became upset and said that either we pay $650 or "we have to proceed however we have to proceed". So now we're here, 28 days later.. having to figure out how to avoid being bullied and taken advantage of, instead of the issue being resolved amicably. All Ivan has had to say is "Please take me off of this email. I longer handle this building." And AnnMarie has gone silent. Needless to say everyone involved in this situation is foul. Both management companies, the random lawyer, etc. It makes no sense. Though it's only $650 - it's the principle of how this was handled, and how they think they can just do whatever they want with people's money. I've reached out to the Office of The Attorney General.. but really don't have time / experience for small claims court. So we may end up folding.. but will make sure we at least tell our story so that others avoid doing any business with them if possible. Do yourself a favor a stay away from them all. read more

Would give 0 stars if I could. Moved out 4 years ago and am still angry about the illegality we endured while tenants and after vacating. We rented from them in Far Rockaway, ended up living in a newly renovated townhome by the beach. Work was shoddy - the sky light was detaching from the building from the day I moved in. To start, the apartment was listed as a no fee apartment but just kidding, we were charged a fee as I was told that it was "only no fee if the owner himself showed the apartment;" because one of his agents showed it, we had to pay a fee. I should have ran at that point. Fast forward to the end of our two-years leasing with them and we were told we'd only be receiving ~$200 back from our $1300 deposit because they needed to repaint the apartment after two years. A neighbor had moved out months before us and told us they tried to do the same to her, but were charging her to paint another apartment. We were also told we'd be charged for items we left in the apartment - items we'd discussed with the super during our move out inspection that he was going to take instead of us throwing out. We also had multiple instances of "workers" entering our home without proper identification, permission, or prior notice to "do work." Was told by the management company that the worker had gotten confused and entered the incorrect apartment because the townhomes "looked similar." Never pursued any legal action because we had moved across the country but I should have. If given the opportunity to do business with them, run far, far away. read more

Modifying my review to account for the fact that shortly after purchase, Prime Loans defaulted on their contractual promise to make needed repairs, and virtually every aspect of their renovation has proven shoddy and not up to code-- leading to repeated costly repairs. Due to design flaws (including Prime Home's decision to cement over all the existing drains in my yard), my garden apartment floods every time it rains. The hardwood floors have rotted out, mold is abundant, the foundation has taken a beating, and all of my kitchen flooring cracked, shifted, and had to be entirely replaced. I'm beyond disappointed and disheartened by my experience with Prime Homes. I was sold a false bill of goods and unfortunately, I am paying the price to this day. Because integrity matters above everything in this business, I have to recommend that others stay away. read more

Additional finds: - basement ventilation chute simply covered with drywall, no protection from leaks from the outside. our basement has flooded multiple times - additional holes covered high and low in the extensions - heating system was inadequate and failed, $5K and will need to put in another $35K to install adequate heating - no response from them on these issues - all hardwood floors are cupping. STAY FAR AWAY. I just graduated college at princeton, and was looking for a home to rent out for two years. PRIME HOMES IS NOT THE ANSWER. They suck! I've been living in the apartment for a few months now. * They look to cut you the most skimpy deal possible, and fleece the most money off you. While signing the lease, I was presented a number of clauses as "normal", which I have now found were totally absurd, and not usual. Do not allow them to fool you into signing on for un-needed clauses * They take weeks and weeks to do repairs (for even the most urgent things) * They never reply or answer calls. This company is rotten to the core. Make sure you live out your last month's rent, even if they threaten to report you to a credit agency. Call their bluff. They will take your security deposit. Prime Home sells properties they own, at least that's what the agent I worked with told me. I signed a contract to buy one of the houses and gave a deposit. After some stalling tactics, both the agent and the seller's lawyer COMPLETELY STOPPED communicating with me or my lawyer. They wouldn't respond to emails, phone calls, texts, and held on to my deposit money. Yes, the market is hot and maybe the seller got another buyer or changed their mind. But it's wrong to stop responding and holding on to someone's deposit. My lawyer said he has never sent so many emails to a lawyer about getting a deposit back - when it's the seller that isn't countersigning. I mentioned my story to agents at four different real estate firms in NYC. Two of them said, "Was it Prime Home?" I wish I had known sooner. In addition to the time and money wasted on inspection and legal fees, I lost out on three other properties. read more

Very unprofessional, called them up and this guy offered me a 2 fam in bed stuy (bad part) for $700k, I said no, I'm not going to pay that much for 2 fam. So he said well do you know the area and hung up on me. Also, they post a lot of fake ads on trulia and it's always something good, but when you call they always recommend something worst. read more
