Prime Property Group manages 1532 Chanslor Ave, Richmond CA 94801, 24 condominiums building. This building has minority race owners, renters, the building need TLC for many years under the leadership of the HOA has not done anything about needed repairs. During the pandemic the HOA asked for special assessment for emergency repairs soon after that there was another special assessment to be paid in full with no payment installments nor any support during the pandemic. The HOA lead by Viktoriya Vlazhenina applies fee and fines to owners without notices, when Prime Property Group called own by Carlos Edward Veliz to ask for fees and fines you nowhere. I could have given Prime a 1 star, if it was not for Estefani. I found out from my tenants that one unit did not have heat for a few weeks in the winter and some other issues. While Prime seemed to try hard to fix the heater, they were not able to do so. By the time I found out, it was time for crisis mgmt.. Estefani stepped in and worked with the tenants, and offered help to research vendors. She worked hard over the weekend, and offered solutions to appease the tenants. I was blown away by her dedication and a true desire to help out. Even before this happened, she went out of her way to get some pictures of the property for me during the weekend. Prime is lucky to have her, and she truly exemplifies someone who excels at customer service. This five star rating is for Estefani. read more

First, I can't speak on how VPM manages other properties, but this review is specifically for my experience living at 2028 High St. VPM has fell short in numerous ways, & this is the most underwhelming place I've stayed while living in the Bay Area. To start, my apartment had an ongoing bug problem that had been ongoing since the previous tenant lived here. I know this b/c I can see in the online portal the numerous complaints they left before I moved in. Whoever VPM hired to come to our apartment to check out the bug problem denied seeing any bugs multiple times even though we took pictures & literally pointed out the source of the bugs. After putting in numerous work orders, the bug job is only 90% complete as I still see spiders in the bathroom and the occasional bug or two in our kitchen to this day. Next, the views around this property is not a sight for sore eyes. There's barely room to park in the front of the building, and being located right off High st. means hearing people's conversations on the street, very loud motorcycles, tires screeching, sirens, etc. The back of the building, where most bedrooms face, is an alleyway between us and the next building, & it's filled with NOTHING BUT TRASH, debris, & junk. There's literally about 8 trash cans behind the building next door so when I have my window open & wind blows, I can literally smell trash. It's disgusting. & during the summertime, people walk through the alleyway and literally pee all up & alongside the building. I cant even count how many times I've been in my room & all of a sudden, I hear the trickling sound of a random persons piss. Disgusting. Most of these have been from the homeless man living in the back of the building. Today, 7/5/20, as I was getting groceries out of the car, he stood in clear view, whipped out his penis, & started taking a piss as I was getting my things. I showed my obvious disgust as I shouldn't be subjected to seeing a homeless mans penis while unloading groceries. Nice way to ruin my Sunday and confirm that I'm probably going to move off this property in the next few months. Next, VPM communication is terrible & the worst I've experienced w/ a property. There've been multiple times VPM sent misinformation & lagged behind on important info that tenants needed to know. For ex., there was a potential gas leak & they sent a mass text to tenants saying we needed to vacate the building immediately with no other info on when the situation would be resolved. I stepped outside & saw a maintenance man & asked if he was here because of the gas leak, & he said he already fixed it & tenants could go back inside. So basically the mass text was unnecessary & caused panic for no reason. Second, there was a time when we didn't have hot water. We communicated that to VPM & they said it wasn't possible because no other tenants had complained....? Even though my neighbor and I were confirming to each other we had no water. Turns out, one of the property managers DID turn off the hot water & did NOT alert tenants he was going to do it. So unprofessional and inconvenient. Last, KQ. at VPM has terrible and inconsiderate communication skills. Multiple tenants have pets (dogs & cats). When I acquired about getting a dog, I was shot down with "We're not allowing pets. Sorry" No explanation why...nothing even though there's a section in our lease that states certain pets are allowed. To be clear, multiple tenants have pets: one of my neighbors fosters dogs, the neighbors on my floor have a dog, & another tenant on my floor that moved in two months ago, even though I've been here for almost a year, has a cat! When presented this information, KQ sent the same response w/ no explanation. That doesn't work for me. If I'm paying to live here, I need a better explanation than "no, sorry." Responses like that get you reviews like this. It's unappreciated and frankly just plain rude. This is my first and long overdue review of 2028 High St. It's longer than this space will allow. Overall, 1/5 stars. Would be 0/5 if I had that option. read more

Working with property management is always a situation no one really wants to deal with when you are renting. I've been in a house managed by Vision for a little over 2 weeks now, and its a bit older and has "character". Brandon came to my house (twice now!) and he has been nothing but helpful, kind, and really ready to work with me on improving my life in this place. And last week I asked for some landscaping to remove an overgrown bit of ivy by my back door, they send Juan over and he cleaned it right up and even managed to deal with a very cranky neighbor with grace. I would not hesitate to let either of them come back to my house if any other issues arise in the future. read more

I hate writing this review but af†er 9 months of dealing with Prime Property this is by far the worst property management company I have ever dealt with as a tenant. I have been renting for 10 years now and have been through a couple property management companies and this is by far the worst experience ever. We moved into our apartment in Aug 2021 and since then have had many appliances replaced and the way the situation has been handled has been terrible. Incorrect sizing of appliances so it's taken months just to get one thing replaced because they cannot seem to organize themselves. Their communication with us has been nonexistent and people have shown up to our apartment unannounced with appliance deliveries while my fiancee and I were out the door for work. The work to "patch" these maintenance issues is low quality. Gentian (maintenance guy) has been wonderful and I know this is not his problem, but the way they have handled maintenance is beyond me. They have yet to finish the repair on the wood floor that was caused by a leaky roof... it's been 7 months. Every time I put in a request, it keeps getting checked off as complete and when I attempt to call, it goes directly to voicemail and I don't always get a call back. I am sick of dealing with these people just to have a livable space. Overall we are very unhappy tenants and we would NOT recommend this company to any owners looking to use them for their properties. As tenants, please do not make your tenants go through these people, they are completely disorganized and do not communicate. We love this apartment but it's unfortunate that we may not continue our lease because of Prime Property. read more

It has been 2 months since I have stopped using Prime and I was recently contacted stating that I have an unpaid invoice. When I looped in the accounting department they did not agree. I'm not sure what happened but there is a clear lack of communication and tracking of invoices completed. After being charged incorrectly before, it is hard to continue to trust that they have done their due dilligence in fees. They are now trying to convince me that the paid invoice on my owner reports were incorrect. I would be wary of working with them as now I'm spending additional time to make sense of another confusinge fee situation. read more

Vision Property Management is as twisted as they can get. Inquiring owners, ask about their impending audit with the Department of Real Estate in February and why the audit is taking place. I had my property with them and once Sid left I knew something weird was going on so I reached out to people who were still there and sure enough their own employees were telling me to look into other property management companies. Ask about their high turn over of employees as well. I spoke to Sid in January he was gone by July. I signed with Michael in November 2017 he was gone by May and someone else I believe his name was Frank replaced him and now he's gone. My owner statements were all messed up. Maintenance was done by their other company which was mickey moused workmanship. Basically when I took my property back it was more of a headache then when I handed it over. I contacted the real estate office in Oakland and filed my own complaint as I'm sure many others have. I hope the department of real estate shuts this establishment down. Don't be fooled! read more

I googled their website, and Jaime Sanford, their VP of Marketing, was immediately messaging me on the website. We discussed our rental unit and she provided all the information needed. We did some research and decided to go with VPM and are so grateful for our experience with them! All companies need to be financially successful, but at VPM, the number one goal is Customer Service, and they provide that with excellent and prompt communication, clear directions, user-friendly documents and e-signing. I have been living in an older Victorian home in Oakland for almost a year now and with these older homes things happen. Vision Property Management is always very responsive and easy to get a hold of. When there is an issue within a day there is someone coming out to look at the problem. The few issues we have had, a repairman named Brandon has come to help us out. He could not be a nicer guy and is extremely knowledgeable. He does not leave until the issue is resolved. I could not be more satisfied with how he has handled the issues of the house. I have had to deal with some pretty bad landlords and property management companies but Vision Property Management and Brandon, specifically, have shown me how management company should be run. read more

Gentian is so responsive and quick to communicate! This time, he came to fix our toilet that would run after flushing. He came over promptly after calling to confirm, and he had the new part all ready to install. After he was done, he had me double check that it worked- and it did! He has come to fix things a couple of other times over the last two years and he always does an excellent job completing whatever task he is doing. This review is overdue, but I need to thank Vision and their maintenance sister organization (Synergy), well... for many things. I first turned to Vision in spring 2017 after a really challenging experience with the company that formerly managed my one small rental. Staff were always turning over, and communications were constantly being overlooked. The straw that broke it was my tenant trying to communicate issues about breaking appliances that I was not told about until 7 weeks later - when it was practically a crisis. (I live in LA, with no other source of info than my property manager, so I had no way to intervene earlier.) I have worked with about 6 property management firms now, as a landlord, as a tenant myself, and as an owner in a condo HOA, and Vision is the shining star of the bunch. The respond to calls and emails quickly; their staff are pros who know their business; they willingly give advice and guidance; and best of all, they communicate with each other so that issues like, "Who has the keys?" don't become issues. And they are really nice. Most recently, I've sought their advice and services for selling my condo, and I employed Synergy for the handyman repairs to get things ready. Kudos to Michelle, Sid and Ashley for all of their help. It's been a stressful time, but these folks made my life much easier (not harder, as I had previously experienced). Vision treated me fairly upon move-in and move-out, but they had so much staff turnover that communication was disorganized and conflicting. When I'd reference my conversations with other staff and show e-mails to demonstrate what I was told, the reps would respond the previous info was incorrect because that person was either new and learning or old and departed from the company. The new reps would then give me their name, say deal only with me and then rarely be available. They'd take weeks to resolve questions but then called, e-mailed and texted me three times over an hour after someone dumped a mattress in our yard. When they took two weeks to fix our shower and I called for the third time to get an ETA, they said, "Oh, is that your only bathroom?" Why yes, yes it is our only bathroom. read more

My roommates and I just recently moved from San Francisco (My gosh! you get so much more here) into a cool little home in the Temescal area of Oakland and we were very lucky to have ran into one of their leasing agents at one of their open house. I don't think it is typical of their services but he brought us on a little private tour during the following week of a few of their vacant homes which was really nice because we got to drive around Oakland and feel really comfortable about the neighborhood and home that we decided on. So far, so good, we love our community and the home has not given us any major problems. read more

We wanted to work with a full service company to ready and lease our unit and decided to go with Vision Property Mgt based on their reviews. Here's our experience: While we're happy to have what seems like a responsible new tenant after our last one who basically abandoned his apartment and left behind a lot of his trash and discarded belongings, it took a while to get the property ready for the next occupant. There seemed to be some confusion over the work that we were told was going to be done. This included trash hauling for $150, detailed move-in cleaning for $300 (this is for a 650 sq ft 1-BR), removing a couple of wall mounted shelves and patching and painting the holes, and landscaping the backyard for $200. Upon inspection, the trash hauling seemed to miss a lot of the trash, the cleaning wasn't even close to being detailed, the painting was never done, the landscaping was just weeding the backyard as agreed but curiously the responsible party didn't think that removing and sweeping up debris was part of the landscaping. (They subsequently demanded that we pay an additional $100 to remove some chunks of broken concrete out in the yard that the leasing agent apparently never mentioned in the initial quote.) We even sent these photos to the company so they could see their work, and quite frankly, the attitude we got was that they seemed quite put out to be handling this. Throughout our interactions, we got the distinct feeling that unless you were paying them to be your property managers, it wasn't worth it to them to make sure that their service was satisfactory. For the $1125 we paid (not including the additional leasing fee), their contractor even broke one of the windows in our building while backing up into the driveway. We wouldn't have known about the window since the responsible party never mentioned anything were it not for one of the neighbors who told us that he personally saw said party causing the damage. When we brought up the window, they kept telling us that they would take care of it, but every day that they said would come and fix it would come and go, and now it's been over a month and we still have a broken window. Honesty, integrity and maybe even a little bit of friendliness was all we were hoping for in a leasing company and what these guys demonstrated was the complete opposite. We will certainly not be using them for property management in the future if this is the way they do business. read more

As a property owner, I was not impressed with this business! Until you actually get the contract in your hands, you don't know about all the add-on fees besides the management fee, which is the maximum charged within the industry. I asked them to provide some rental comparable values and was told that they would have them for me when we met to look at the property, NO comps were provided when we met After I reviewed the contract, I asked about all the "nickel and dime" fees that were being charged, I got no response. Apparently, they don't like being questioned about the fees they charge and if you do question them, they won't bother calling you back! Big fail! They seem only to want clients who pay them without question. I would not recommend this business to anyone I know. 4/7/17 Review edit: In case there is any misunderstanding about my dealings with Vision Property Management, I am not a client nor have I been one in the past. My review is based on the initial meeting to discuss a business arrangement with them for their services. As mentioned above, only when I looked at the contact is when I realized there were added fees of a sizeable amount that were not mentioned to me. I felt that my dissatisfaction of the add on fees made me a less than desirable client because there was no further communication from the individuals I met with. 4/11/17: I was contacted by the owner of Vision Property Management about my experience with them. He has communicated the desire to work with me so that my experience with this company will be a positive one. Just reaching out to a potential client who was not satisfied merits an extra star! We had a kitchen sink clog and even though it was a super busy time with the rain storm, he found time to come out quickly and not only fixed the sink clog but also ended up taking care of about 4 other things that we mentioned as small nuisances but not a big deal, taking the time to even come the next day to finish up everything as quickly as possible. Got some major unexpected but super welcome upgrades in our house, like a new toilet, de-clogged bathtub, and the kitchen sink set up easily to fix any future clogs too.
