Let me start off and say I didn't want to rent from this place because of the reviews however moving from Alaska to here they didn't have many options for clean homes that were new. Upon moving on in I was harassed by being told they needed to see that I transferred the gas bill to my name. I explained they didn't have gas in this house to which the person working there texted me back "lol my bad it's not common to have homes without gas". Look we aren't friends and that's not how you talk to a customer. Next I asked for a move in report for damages-I got back a message saying I'm shocked you need on this is a new home. The home had a broken lazy Susan, crack in the shower, chipped paint and more. Homes should always have a move in damage report regardless of age. It's bad business to not have that ready for move in. Another thing you should know is the joke of an app they use will charge you a fee for paying rent and anything over 1000 you have to pay the fee twice. It's a crock of crap how they charge you for everything and deny it. The thing that really gets me is halfway through our lease we get a email asking us to put a deposit down on the house again when we did 6 months prior. Now that we moved out and was told we would get our full deposit back we can't seem to have anyone want to cut us a check. The leasing office first told us they would get right on that. It's now been 25 days and they can't seem to find anyone in this office who can give me back my money. I did get a thank you for how clean the place was leaving and how they rented it out within five days but as for getting a refund I'm going to have to file with the courts at this point Monday. This is unacceptable. Kansas laws states 30 days to receive a refund and this place is a joke! Save money go someplace else! At this point commute from other cities seriously this place sucks! I wanted to think people were kidding about how this place does business but the reviews for getting money back is true. They want your money asap but getting it back is a joke. I've never had this much of an issue getting back money I was told I would receive. read more

We started looking for rental properties back in October of 2023. We went through a couple different agents at your office in both joplin and Pittsburgh. We got very little help , then we're told no one could help us even after we did application fees and deposits for the animals. We called numerous time to get the money back for the pets since this company couldn't help us. To me all that happened was we were given the run around on stuff then you took money and it got worse. No one would respond to emails or phone calls at all. Unfortunately we will probably never see our money back but thankfully we did find a great real estate agent/company that made our move from Texas to Missouri a little less stressful by helping with a home. read more

This is the worst rental company I've ever dealt with. So many things were wrong with the house my daughter lived and hardly any of it was fixed. What was fixed was only after numerous calls/service requests. They left the house so unsafe. Trying to connect with someone (with any knowledge) in the office is almost impossible, and then there is never good follow up from them. We are now on month 5 in waiting for the deposit money to be returned to us. Each time we reach out to them, they have a different issue, question, excuse, etc. Do NOT rent from them! read more

If I could rate this company a -5 stars I would. They are complete slum lords. Not reliable whatsoever, does not live up to their word (written on lease & verbal). Renting a house that currently is infested with mice, has been since way before I moved in, and they will do nothing about it not even help whatsoever. I was unaware of the infestation until a couple months into my lease. I lived at a property with no running water for 2 whole weeks. That is considered unlivable conditions and unacceptable but again, "nothing they could do about it". Stay away from these people. Side note: they're overcharging for rent. Pro X and the owners are crooked. I recently moved out after 2 yrs of crappy service at best. A month passes an no word on our deposit or what they were taking out of it. A week later we get an invoice saying they were keeping our $1000 deposit and that we owed them $100 more. I called only to be told that with the cleaning, repair of damages, and moving out 2 weeks early, that the invoice was correct. I have pics and video of the condition the house was in the day of this invoice was given to us. Nothing was done. No cleaning. No repairs. They lied to my face again and said these things had been done and thats why i was billed for them. I am currently in the process of taking them to court. I hope ppl read this. Avoid this place at all costs!! I cannot emphasize this enough! Save yourself the trouble and misery that I and so many others have endured at their hands. Having Pro X as a landlord was an absolute nightmare. They are the most unethical, dishonest, mediocre property MISmanagement company I've ever dealt with, and they excel in devising endless ways to scam their renters out of money. I called this company to ask about a listing they had, as my family is relocating from California, and reached Stephanie who was very friendly, she let me know the listing i was asking about was already taken, and directed me to the company's website for furthering my search. I went ahead and did that, and then had another quick question on how to best filter my search on their site for listings as their pet policy filter only features dogs and cats, I have rabbits. Not only did she not answer my question, she hung up on me. By far the worst realty company I've ever rented from. Some of the people that work for this company are rude and very unpleasant to deal with and the house I lived in I'd lived in for around 25 years so you'd think they'd treat long term tennants a lil better but I guess that doesn't matter to them. I've had things that needed to be fixed over 8-9 months ago that I'd repeatedly told them about and they just told me they'd add me to the list. A repair guy came out once after about 3 months and tried fixing a rotted baseboard on the back door with wood glue. Common sense should tell most people that's not gonna work. If I could give them no stars I would. Seems like the only good things I hear about this company are from people who used them to help sell their homes. read more

I have rented from the company twice at two different locations. I have had an AWFUL experience at both. The first apartment I rented I somehow ended up with a water bill over $1,000 ( for a month i was completely GONE for as well) and Pro X did not seem to see how it was their problem or care to have anyone come check the pipes in the apartment. You will NEVER get a deposits back from them. You can clean you house till you're blue in the face and they will still find some way to keep your money. At my second place I rented from them we lived in a circle of duplexes owned by the company and my neighbor had a dispute with someone who shot a bullet into MY house whole trying to shoot him. Found a lovely home they have for rent. My boyfriend and I each applied and paid the fee (he had previously rented from Pro X a couple years back so he thought they would be a good place to rent from again) and after the applications were finished I called them only for them to tell me they needed a co-signer for HIS application for not having rental history. I explained to them he had rented from THEM in 2016 and provided the address and roommates name. Still unable to find records so we will have to find another realtor. Out the application cost for each of us due to their error. No apologies or assistance. read more
