Ryan did my home inspection yesterday, for an old ABC home built in 1948. He was very thorough, professional and friendly He uncovered dozens of things I never even would have thought to check for, and took the time to explain why it was a problem, how to fix it, etc. He had a fancy heat imager, tools to check for Carbon Monoxide, ran my furnace, AC/ found faulty GFI plus, found missing insulation, etc. etc. I am very pleased, and highly recommend him. read more

When he did our inspection, he showed up early, and promptly started the inspection. He was very thorough, and also took the time to explain small and large details of his inspection. When the inspection was complete, he guided us through his findings and recommendations. The final report was very detailed, and will keep it when we go to sell our home to show how we have made improvements since purchasing our home. I was running late and dashed into the house hoping Ryan would be there and worried he wasn't. He was. He had arrived early and had already begun. After introductions I begun to to tag along as Ryan went through his checklist. Every step of the way Ryan took time to explain what to look for, what he observed and what a homeowner should be aware of. I meant to bring a tape measure to measure foe blinds and Ryan offered his laser meter and showed me how to use it. After he had finished his inspection he reviewed everything he observed and categorized the results in terms of severity. In some cases he noted observations that were not problems, but more informational such as recommended replacement intervals or potential upgrades. I recommend accompanying Ryan during the inspection. He will note all observations in his repot, but the observations are more meaningful in the context of his narrative. I had an opportunity to ask clarifying questions and ask his opinion on all manner of things from air conditioner maintenance to filter replacement frequency. I was impressed with the sophisticated equipment for testing such things as gas leaks, his attention to detail, expertise, and thorough, clear answers to my frequent questions. This guy missed a terrible mold and leak issue on my insureds "new" house. The inspection was done in the end of November and his report says that there was no moisture present in the attic. Had he gone in the attic as his report says he did, there is NO way he would've missed the abundance of mold and dry rot. The fact that he decided to skip the attic check is going to cost my insured a lot more than the $500 Proper Homes charged for the inspection. read more

This inspector goes by his opinion rather than building code. He also doesn't realize that houses only have to meet the standards of the code when built. New code doesn't apply to a house that has already been inspected by the city. If houses were required to continually be modified to meet new codes, over 95% of homes would be in violation. He plugged into an outlet and the tester showed reversed polarity. The outlet was broken, a safety concern, but he didn't notice that. read more
