Lisa, the Administrative Assistant, has been very resourceful as well. She even helped locate and scan survey documents from the files so we could use them for permitting. Zach, Stacy, Bill, and the rest of the team have all been helpful and approachable whenever I've had questions. As both a Dominion Valley resident and a local business owner, I really appreciate the time they've taken to help me, my customers, and other residents stay on the right track. I've even gone in with questions about exterior colors for my own home, and they took the time to help me make sure everything was compliant. Every time I've been in the office, it's clear they are managing a lot between resident questions, emails, documents, compliance items, and day-to-day community needs. BMG failed to perform even the most basic due diligence and allowed someone to occupy my property without verifying their qualifications. Their negligence has cost me tens of thousands of dollars in legal fees and damages as I've tried to remove this tenant. Communication was consistently poor, critical information was withheld, and their handling of my property was completely unacceptable. I would not recommend this company to anyone looking for responsible, competent property management.

One of the biggest frustrations was that they essentially refused to actively market the property until it was completely vacant, prioritizing convenience for their process over minimizing vacancy time and protecting rental income. Any experienced leasing operation should be able to coordinate marketing and showings while tenants are still occupying the property. Their agreement also allows them to add markups or coordination fees when using their preferred vendors, which quickly makes routine maintenance more expensive. Many interactions felt more administrative than consultative -- forwarding emails, asking me what to do in situations where I expected property management guidance, and pushing decisions back onto the owner rather than proactively managing issues. For the fees charged, I expected more strategic guidance, stronger leasing execution, and more hands-on management overall.

When I opted out of the renter's insurance by bundling my existing coverage and followed their stated process, I discovered I still had to prove my coverage directly to their insurance partner. This means handing over my personal information to yet another company just to avoid being charged for something I've already demonstrated I don't need. We were notified that no one could come out until Friday (Thursday was Thanksgiving - and try hosting Thanksgiving without any hot water in your kitchen...) a veritable cornucopia of frustration. Plumber showed up on Friday (two hours late). He diagnosed the problem and said he had to check with the company prior to fixing (it needs a new spigot). Apparently a new one is over the allocated limit - so they had to check with the owners. Here it is Sunday evening and still no hot water... My wife and I are retired military and have always left rental properties better than we've found them. This property management company makes me want to start "treating it like a RENTAL!" Too bad for the owners - I'm sure they're nice people.

While the home-buying process itself was smooth, our move-out experience was the complete opposite. As a family with young children, we were repeatedly questioned and made to feel uncomfortable over normal wear and tear......things like minor drywall nicks that are expected in any home with kids. These were already being addressed on our end with a contractor, as we had communicated. Despite agreeing to cover repairs and forfeit a $3,000 deposit, we were met with unnecessary comments and a level of aggression that felt unprofessional and unwarranted. It was especially disappointing given that we chose to work with her over many other options, expecting a level of trust and respect in return. We believe in accountability and were fully willing to take care of any legitimate damages....but respect and professionalism should go both ways. Based on this experience, we would not recommend doing business with Jin.
