Very uneducated property managers about the property they manage and extremely slow to respond. Would recommend looking else where.

Ps property management recently took over falcon pointe community. Within the first month they over billed me. I removed auto pay until it caught up. Now they are charging a late fee for a partial payment now that it's caught up to the over billing. They are flat out refusing to refund or remove it. Falcon pointe needs to find a better property management company that this. They are treating the customer terribly within their first months here. Do not use PS property management if you care about the residents. Update. They called me and admitted they made a mistake but I have to wait until next week to get an answer about the refund of the late fee. I will update next week read more

We have been a partner with PSM since 2019. We have a large HOA with over 1450 Single Family Homes. I have been on HOA boards for 14 years, and I must say I have seen my share of poor Management companies in the past. We met with Ricky Zilem whose family started the company many years ago. They are no longer small but now they are the right size for any HOA. Every promise they made they kept. This is a rare thing in the management company industry. When we decided to make the move to PSM it can always be scary as transitions can be tuff. PS Management made the switch nearly painless, and we could not be happier as a board that the change was made. We have been blessed with a great management team (William and Susan) who knows and loves our community. They care for our community and work with the board to always make good choices. The whole team has been a pleasure to work with and if I had to come up with a negative well I just couldn't. Please remember when reading management company reviews the only people that take the time for the most part to write a review is the owners who receive violations. These are many times poor reviews because the manager is doing the job the board hired them to do. Ratings can be misleading for that reason. I would also give zero. They are unqualified and contracted with an incompetent pest removal service, at least with respect to squirrels. My attic is completely destroyed. They couldn't care less. Not one sensible thing has been done in a month after numerous calls, mostly to their pest control company to get rid of the squirrels and confirm if there's babies in my attic. I will call and update them on the lack of progress today. I suspect they won't give a rat's, I mean, squirrel's ass. That's usually what the f squirrels do I there in the spring - have their babies. I'm losing my mind. I will never buy another condo. Never. I will likely have to go to small claims court as I will most likely I have to pay thousands out of my pocket to get rid of and or clean and repair the attic. Clearly the outer facade is not being maintained to keep rodents out. The COA is responsible for the outside of the bldg. I'm also trying to get my unit listed for sale so this is a nightmare right now. Shame as it's a unique condo with pretty surroundings in a terrific part of town. Since this company has taken over, I have not been able to contact a single person. They claim 24 hour live calls- not true. They say it is after hours after 430 pm. The portal is severely limited and flags for size if you add a photo. Even during daylight hours no one answered the phone and you cannot leave a message. I was on hold for 20 minutes and never even had a person pick up. I haven't had a working pool key in over 2 years and while they sent me a new one last year, they never activated it. I just have no idea on how to get anyone to respond. read more

Customer Service is poor. Hard to get ahold of on a regular basis. They sent us a "friendly reminder" that we received in the mail today with a compliance date of tomorrow. Disappointing that we are paying a company to let people know to move their basketball hoop by a foot as if that's really going to improve the neighborhood. Recently had a problem trying to sign on to the Property Management company's website which our HOA uses. PS Property has an excellent assistant (Jose) who was very helpful and patient in resolving my many attempts to log in. A temporary password was issued in August which expired September 1st. Tried to sign in numerous times which automatically locked me out. Jose issued me a new temporary password, re-established my account, and stayed with me until I entered the new password. Signed out and back in with no problem. Thank you, Jose. And no I am not a member of Jose's family!!! read more

I was having difficulty understanding and paying my assessment timely until I visited the office. When I arrived, the staff was wonderful and explained the entire process to me very patienctly. I really appreciate their attitude and desire to help their customers. read more

We recently moved from Steiner Ranch to Round Rock for work. I thought I was going to hate it here, but it's actually ok. Our neighborhood is only 377 homes, but it has a ton of amenities. Kyle our manager is on the ball. We reported a neighbor who's dog bit our little poodle while on a walk. We tried for a few weeks to get our neighbor to pay our vet bills but they wouldn't even listen to us. Kyle called them and was able to mediate the issue and actually got them to agree to pay $600 towards our veterinarian. I don't know if this is even his job, but I really felt like he went to bat for us and helped big time. Thank you Kyle and thanks PS. read more

This property management group has been exceptional. Our property is older, located in a busy area and has over 100 community members - despite this, PS Property has been quick at responding and very helpful. During the recent winter storms, our property manager (Rickey) was always available and helped us recovery quickly with respect to the amount of repairs we needed. I don't even know where to start with our manager, William. He has consistently gone above and beyond to take care of issues that our last management company routinely dodged. A slow irrigation leak that had caused a boggy area for two years? Fixed in 11 days due to William calling a new irrigator (Diamond irrigation). A 9 month past due homeowner who owed $1,400 in fines for running a mechanic shop out of his garage? Resolved and paid in full in a week... An irate homeowner threatening to sue the other two Board members and me for not having the HOA pay for tree trimming on her private property? Resolved the same day after a phone call explaining that it wasn't HOA responsibility. Top-notch operation with good systems in place to make things easier for Board members. Do not go with PS Property Management. If you are serving on an HOA Board, stay clear of these guys. We are currently working with them for property management for our condominium complex, and they have been difficult to work with and slow to communicate on issues. We switched to PS Property Management from another poorly run property management company, and unfortunately, it was a turn for the worse. I truly wish we had done more research before choosing a property management company.  In just a few short months since we hired them, I've already encountered two issues, one where they erroneously withdrew a significant special assessment from my personal checking account -- and this is after they already cashed a personal check that I sent to them for the same amount. Poor communication. Clearly, their billing system needs to updated.  On a separate issue currently pending, I tried reaching out to them no less than four times in two weeks, and I've received no response -- not even a courtesy acknowledgement that they received my inquiry. Despite their new website, communication from PS Property virtually nonexistent. I disabled my automatic HOA dues withdrawal because I have serious concerns that PS Property Management will erroneously and irresponsibly withdraw more funds at will then I have given them permission to draw. If you are a resident, like me, who does not sit on the board, I highly recommend contacting your HOA board to either (a) not choose PS Property in the first place, or (b) select a different property management company who is more responsive to the board and to you and your fellow homeowners. A good place to start is by asking neighboring condo units who are happy with their property management. I truly hope my earnest review will save you from some headache and time away from your family dealing with issues caused by PS Property Management. read more

I am not being able to contact anyone. They charge me a late fee but strategically do not let me enroll on auto pay. I do not have time to check the portal every time. Moreover, I don't remember it. I do not like the service at all. I wanted to complain, but the portal website does not have anybody besides the president's number. Any I called her, she was mad, and so did I. Robyn Finkenkeller was VERY frustrating to deal with and i am happy to get in touch with someone about this. i asked twice if she would help me obtain a document for my leasing company to relay to my tenants about a violation (trash can). This was time sensitive of course since i didnt want another day to go further that they had the trash can out... the website was down in regards to logging into the portal for PS management. I hit 'forgot password' and created a new password. I hit LOGIN with new password, still didnt work for myself or my father. Then Robyn created a temp password for me the next day.. it still didnt work. Mind you, durin gthis whole time i asked her again.. can you please just send me the handbook in the meantime... still nothing she just replies ' you can login and do it yourself.. or something passive aggressive... even my father was asking "what is wrong with them?"... which shows her negative / lazy attitude poorly reflects the image of the company as a whole. i was very frustrated because we had to wait a whole day when i felt like clearly this was a technical / IT issue because the website was giving some serious signs of issues. Today i called and got ahold of Ingrid. she was an angel to work with ... five stars.. i told her the situation and mentioned that i tried to log in multiple times and asked her politely if she could please send me the handbook.. she said sure no problem.. and i had it within 2 minutes... MUCH better customer service. i personally work in sales and have been in this industry in 9.5 years. i wanted to send robyn a follow-up email but then i thought what is the point... i really should have tried to get ahold of her manager. shame on her. this was all very frustrating and difficult and annoying and i am leaving this review in hopes to stop people from treating others like that again. all we can do is try!!! ridiculous. you control your attitude. read more

Horrible company. Our neighborhood recently switched to PS and it has been a horrible experience. This company's only focus is to charge violations for petty things. Luckily, we have yet to be targeted for any violations. Their tactics are clearly motivated by charging violations as they proactively send people around in cars to take photos of homes while everyone is at work. They should be spending that money on common areas and only check on homes if they get a complaint from a member. It feels like we live in a communist controlled section of the world now. This is the worst property management company I've ever had to deal with. They praised our rates 3 times in the last couple of years and we are now the highest HOA fees in the city of Round Rock even know where the cheapest place here. My paint is peeling off everywhere my balcony is falling down I have a leak in my condo and they won't do anything to a dress it. We hired Ricky Zilem from PS Property Management Company, Inc. after months of searching for a property management company with reasonable rates and a common sense approach to property management. He's been at our every beck and call and is much more than we could have asked for from any property manager. He helped us establish payment plans with HOA members that fell behind on their payments, negotiated contracts to get us better landscaping for a fraction of the cost, had our gates repaired in no time, kept our neighborhood's trash disposal costs in check during contract renewal, worked with contractors to get our retention ponds back in compliance with city ordinances and has effectively reduced our property management costs while greatly enhancing our neighborhood. Prior to hiring him we went through two other property management companies that were not only more expensive, but less efficient. PS Property Management Company prides itself on being a trustworthy and reliable property management company. This means they handle the day to day activities and only involve the board when it's necessary. With our other management companies they were slow to respond, charged us fees for everything and left most of the day to day management activities to us. If you're an overburdened board, I can promise you if you hire PS Property Management your workload will reduce tenfold. Leave the management up to them and the neighborhood vision to the board. I'll end by saying if you're looking for the best property management company in Austin and the surrounding areas look no further. We love PS Property Management Company and are confident our neighborhood wouldn't be the same without them. read more

I have lived in the community of chandler creek for the last 6 years. I try to do everything I can as a community member and home owner to make my yard look as best as possible. I even try to help out my neighbors who ask for help to help around the outside of there house or landscaping. A couple of years ago we got this new management company P.S property management. If you have any problems in the community you are told to call and talk to RICK who is the property manager. Now I'm not the type that calls on every and all neighbors but if I feel you are lazy and not doing anything to your lawn and property I will call the property management and will let them know. Rick will say he will do something about it and says he sends a letter out but nothing gets done. There are people parking on there front lawn overnight and every night and the property management company doesn't see that and doesn't do anything about it. I have also sent in picture for this violation and still nothing gets done. The neighborhood is in serious DECLINE since this company has taken over. All Rick can ever tell me is they send out violation forms but have NO way to in-force the rules. So pretty much P.S property Maintenance is useless and a waist of time in case you are thinking of calling them for a violation. Looks to me that this company is just taking our money and not doing there job. Ps. I feel like this is my only ammunition to get this company to do there job. So from this point on I'm sorry if you see a lot of reviews from me because each time I call and they don't do what there suppose to do or ask me to send photos cuz there to lazy to send someone out to do inspections I will be putting a review for each and every time they don't do there job. PS Prop Management does a horrible job managing our South Austin community. They are very good at handing out violations and very bad at managing the community. Our community park is dangerous with old equipment, burnt out street lights, and high grass around the greenbelt/trails. These issues get reported and the company is slow to respond if they respond at all. This company is focused on creating revenue by taking it from our community members with petty violations and selective enforcement. I have made several attempts to contact them to work on a resolution but they won't care until you hit them with a bad review online. read more

Rick and his team have knocked it out of the park for our HOA. We had an issue with our rules to where people didn't get fined if they didn't follow the rules. Rick and legal team fixed this issue! I couldn't be happier that those who don't follow rules now have to pay for it. 2017 is looking very bright for our homeowners association. I saw the sign for management changeover less than a week ago and I've already seen drastic changes. The first thing I noticed was my neighbor who parks his big rig 18 wheeler in the neighborhood is no longer doing so, credit goes to rick! I have also seen what looks like a property manager driving around, taking pictures and enforcing deed restrictions. I now have hope for my neighborhoods future. Our subdivision was self-managed by homeowners for multiple years until we went with ps property mgmt about 6 months ago. I am very happy with the results. Our financials are FINALLY transparent to the rest of the homeowners. I feel safe now that a local company can handle any maintenance issue properly with insured workers instead of handyman work from a homeowner paid by the association dues. The messy un-maintained homes started properly maintaining their homes soon after the switch. A lot of our neighbor to neighbor issues went away as now we have a third party enforcing the rules with an un biased judgement. I highly recommend these guys! read more

Our Neighborhood has gone down hill and PS properties does nothing but fine people that have trash cans hidden behind bushes. We have people that have storage units in the middle of the street, tin foil on windows, and big trucks in the street and they don't do anything to them.
