The manager Candace is absolutely the best. We just moved to the area and had trouble finding a place to live because I just got a job recently. She mentioned credit score requirements and I freaked out because many other places were giving me the cold shoulder. At first I told her not to bother but then she messaged me immediately and told me wait a minute let me see what I can do. She then called her manager and told me as long as I could send bank statements and an offer letter showing my income she could get me approved the same day. I did this and sure enough middle of the day she said I was approved! Candace is a happy person, always smiling and laughing and at the same time someone who gets things done quickly. It's a pleasant surprise to have a manager like her make us feel so welcome! We currently reside at Pure Beach Living and feel very welcome here :) read more

Mold & Dog Poop. Loud neighbors & a lot of "rules" no-one enforces. Weed smell all the time. Cops here frequently. This is what happens when you jack the rent and families can't afford it. It's all roommates (and not just 3 to a unit) AVOID. read more

Let me give you a real review! I Love pure beach! The complex is amazing the people are dope and Candy our manager is the most understanding! Not only would I move in because the vibe is nice, it's affordable, by the beach but the owners of the complex are great people! The manager candy has not only been understanding but she will do everything in her power to make sure that everything is running perfectly. I've made requests to have things fixed and they are done expeditiously! She's also helped when the unexpected things in life happened, she's been the first to go to bat for her tenants. Overall this place is a great place for all walks of life and I wouldn't go anywhere else! read more

This place desperately needs help. Mold Exposure everywhere to the point of health concern. They have been negligent and now want to raise the rent. Do not live here unless you want rats, mold, and a property company that doesn't care about your well being. read more

I really enjoyed my time at Pure Beach Living. Candi has always been very attentive in taking care of our needs right away. She wants the residents to enjoy where they live, and you can truly tell she cares. Everyone is so friendly and helpful. It's family friendly and pet friendly which is a major plus. Don't move here. There is mold in multiple units and the office woman Candi is awful to deal with. She can be nice but if you question anything she flips out and refuses to help you. She's hung up on me multiple times and refused to get me a hotel when my room was being treated for mold. I had to go above her head just to get a safe place to sleep. Many of my neighbors also have mold issues and Candi does nothing for them. My mold situation was fixed but the entire situation was handled poorly. When we first moved in (1.5 years ago) the vibe was welcoming and the apartments looked beautiful. Yes- it looks like a sweet deal! A 3bed & 2bath 1100sq ft apartment a few blocks from the beach and on the edge of the village for under $5k per month? People think they've hit the jackpot! But you really need to think carefully before putting down a deposit. About a year ago a new management company took over. Since then it's gotten steadily worse. A lot of new people have moved in who do not respect the community. They ignore rules (pool time, quiet time, leash rules & cleaning up after dogs). Police have been called several times for noise complaints. Garbage gets tossed & come Monday morning there is food waste & packaging all over. Dogs are unleashed in the complex or are let run loose & dog attacks have been reported. Worse, the complex is old & needs repairs that are not being made. Ceilings are leaking. Floors are buckling. Several apartments have had to be vacated for weeks while mold remediation has been done. One resident was displaced for 3 weeks early this year for mold remediation & is now going through it again! Some residents have developed chronic breathing problems & former residents report the symptoms they had while living here have resolved. There is so much mold here! Some residents have had to throw out multiple pieces of furniture & entire wardrobes - then we're snarkily told "you don't HAVE to live here if you don't like it". This is supposed to be a secure property, but that's a joke. All the gates have been damaged so they won't fully shut (again, crap neighbors doing this) & there is no keypad to let delivery drivers in. Our packages often get chucked over the fence & left for us to sort out because the drivers cannot get into the complex - although with all the gates being broken this is becoming less of a problem. With the exception of one person who has an office on-site, we get absolutely no responses from anyone in the management company. I've never gotten a single response from anyone except that one person - of course since she's the only one who responds she gets complaints from all the residents & is now getting snippy with us. She's as tired of hearing it as we are of saying it. There are rumors that the owners are looking to sell the place to developers & they won't put any money into the place because of it. Think twice before signing a lease here especially if you have small children or anyone in your family has breathing issues. However if you're a single 20-something party animal who doesn't care about living in a clean environment... you might be happy here. read more

The complex is gated and everyone is so friendly and respectful. Maintenance is wonderful and John made this the best experience from start to finish. Having an amazing property manager makes a huge difference! John was so helpful in getting us set up and taking care of anything we needed while we were there and also making sure we had a smooth transition when we moved out. I don't think there is a better overall value in the area. The space is fully upgraded and very well thought-out so you get to maximize every square foot with functionality. The swimming pool and amenities are great and all the neighbors in the community were friendly. We were able to walk to a good surfing beach just a few blocks away and it's close to tons of great food and entertainment. Couldn't recommend a better place to live on the San Diego coast! read more

Amazing apartment complex in every regard. The units themselves are newly outfitted with an open floor plan and modern features, the landscaping with pool and hot tub are beautiful and welcoming, and the residents themselves are incredible. It feels more like a small community with lots of energy and friendly faces around (still perfectly quiet at night). John is an unbelievably responsive, courteous, and flexible property manager who moves mountains to accommodate tenants, best I've had the pleasure of working with. Very rare to find expansive 3 bedroom units at this price with these features and easy walking distance to Tamarack beach sunsets. Ten thumbs up read more

We love living here. Being a military family comes with a lot of moving around. When we found out we were moving to North County, I began searching for an affordable, low key condo, west of the 5. I didn't want a huge, loud complex but I did want some of the amenities that come with living in an established community -- pool, spa, walkable grounds, secure parking, green space. I admit, I'm picky and spent hours and hours researching places. When I saw Pure Beach online, I thought there was probably something wrong with it because it seemed too affordable and the pictures were too nice. The units were large, remodeled, with laundry hook-ups and two parking spots and it was a half mile from the beach. I sent a friend to meet with the property manager, Naomi, and the reviews from her in-person meeting were fantastic. I spoke with Naomi a few more times, she flawlessly coordinated everything even though she was thousands of miles away from me. I have to tell you, the management here is what makes this one of the best places I've ever lived. Naomi makes this community feel like a "village" vice a "complex." She is truly a gem. I think of her as the "Mayor" of our town. We've had Hawaiian Luau's by the pool with our neighbors, and have had the chance to get to know a number of them based on Naomi's kind efforts. There hasn't been a single issue that she hasn't helped me fix...package delivery, cabinet repair, housekeeping services, dryer installation...she's a wonder. I'm just afraid of what might happen if she ever decides to go run a Fortune 500 company instead of managing residential communities. At any rate, we've been here about 8 months and I can't imagine living any where else in the area. If you're lucky enough to come across this place and it has a vacancy, come take a look! This review has been a long time coming...mostly because if nothing is wrong, we tend to go about our daily schedules. BUT I definitely think I'm overdue in giving back. Pure Beach Living has been an outstanding place to live. First of all, proximity to amenities such as the beach, the village, the 5, and the coaster trail have been fantastic perks. I also love that the units have been upgraded, which is always a priority of mine. But most importantly, what I've found makes or breaks a property is the management. John Hine has always been over the top responsive whether it was on my first inquiry call, or if we ever encounter a maintenance issue. He is prompt, professional, and respectful at all times. In addition to that, he has a keen ability to select the nicest residents. So many of us are transplants from other areas, and I can honestly say that I've made friends here that I will keep for life. When you don't have family close by, it's the nicest feeling to know that your neighbors care about your kids just as if they were their own. Even the kids have always been so kind to my toddler son. I'm grateful that John picked up my first phone call and will always look back on this place with a smile. read more
