We have had amazing experiences with our previous realtors, in which we all keep in contact. To look for our forever home, we flew into San Antonio for a couple days from Colorado to meet our agent (Shane Tracy). He showed us 5 or 6 homes so we felt confident that he knew what we were looking for and we could trust him with buying a home sight unseen. We also, specifically told him in text/emails what we wanted/did not want. The house we ended up buying is in a good area/neighborhood that's pretty and convenient. However, the over all experience was bad. Here is why: Shane did not listen to our desires. We were looking for a home that was more move in ready and needed minimal amout of work.  When we saw the home in person it was filthy and needed a lot of work from painting, yard work, MAJOR cleaning, to replacing carpet and floors. We asked for homes with natural lighting. The home is very dark and the realtor did not let us know that. He knew based off other homes we liked and our conversations what we were looking for as far as space. The home did not fit the bill as far as space. Being that we were in Colorado, we made it known to the realtor to be very detailed in telling us what was needed for the home.  That did not happen. The back yard is not as big as we would have liked. We asked about the condition of the grass and the realtor said it had some weeds but not bad. 70% of the yard had weeds and I had to hire a professional company to get it in shape. We will have to resod the back yard. The realtor did not bring up how bad the paint was in the home. He did not emphasize how small a bed room closet was, it's basically a linen closet. Also, he down played the smell in the home. We were told that the carpet was cleaned before the home went on the market. We had a carpet cleaning company come in and we found 15+ urine spots under the blacklight and had the house fogged for the smell. We also found out the previous owners had dogs, rabbits and chickens, which would make sense why the home smelled like wild life. The roof was leaking and there were signs that it was leaking when he did the walk through. As a matter of fact, it's still leaking. That's  something major that should have been emphasized to us and addressed. The realtor was anal about other homes we viewed but let the same stuff slide with the home we ended up buying for some reason. It took over a week to find out if they had sprinklers in the back yard.   My wife was really excited to see the home but was extremely disappointed once she walked into the house and saw how dirty it was and how much work was needed. That should have been emphasized to us but it was not. As a matter of fact,  if we knew how dirty it was, we would not have offered what we did which was the realtor's recommendation. We trusted him on that.  One of the biggest disappointments is the fact that the realtor gave the sellers their $500 deposit back without our consent. The deposit was for a 3 week lease back. We have put a lot of time and effort and money even after cleaners came in and that's unacceptable. To top it all off, the realtor offered us a $500 gift card. Now, he told us a few days before we closed that he was going to give us the card. We did not receive the card after closing which is fine. However, he offered us the card after we went to him about this experience as if it was something offered to alleviate our troubles. I guess he thought we forgot that he said he was going to give us the card after closing. All said and looking back, the realtor is supposed to advocate for us and we needed that since we were buying a home that we did not see in person. We felt he catered to the sellers more than his buying clients. Lastly, we reached out to his broker (Rick Tankersly) about this matter and never got a response. This is a direct reflection on the company they represent.

His professionalism, due diligence, attention to detail, sense of urgency, and just plain being available to our every need is second to none! He actually found the new commercial property that we are now under contract with himself, Which we literally found the last seven properties on our own while a real estate agent gained a big fat commission !! Bottom line is you will not find a better commercial or residential real estate agent in the state of Texas in my opinion, And I have dealt with a lot of them between Texas and California !!
