They were a bit slow to respond to my online inquiries. I ended up calling after hours to speak to someone about two properties I was interested in. The lady gave me a code so that I could go self-view one of them. She claimed the home was rent-ready for me to move in at anytime. However, my walkthrough determined otherwise. The carpet in the house was still badly stained. I could see imprints in the carpet from the last resident's furniture so it seemed they hadn't even vacuumed. One door was off of the hinges; the refrigerator still had Tupperware in it and leftover food stains. It seemed they didn't put much effort at all into making the house sellable. I have close friends who rented from them this past year. From failing to make proper repairs to the very invasive and frequent inspections, It was nothing but stressful and difficult the entire time. Upon move out, the rental was deep cleaned - I know because I helped them move. ANYONE would be comfortable moving into the residence in a moments notice. It was a close to perfect as possible. I made sure to take an excessive amount of photographs because we had heard stories about them. And then they came after the renters for SO much money. It's honestly absurd. We rented a property from Rainey Realty that is owned by Danny Wooley two years ago, during our tenancy we never received even a single violation, rent was paid on time without being late throughout our 24 month tenancy. For all intents and purposes we were model tenants, we replaced fence boards, took pride in the home as if it were ours and have a long (10 year) history of renting with nothing but glowing references. We got a bumpy start with Rainey when we took over the lease from the previous tenants, we paid a $1,300 deposit and when we viewed the home for the first time it was the opposite of clean, even though we were told it was professionally cleaned. There was pubic hair in the shower and on the door, urine (yes human) on the floor and baseboards around the toilet, fecal matter, hair. I have photos of all do this, walls were past dirty, stained, nails, scratches, you name it. I sent all of this to Rainey and spent the next two days (my only two days off work) deep cleaning the home, all of which I have photos and videos of with time stamps. An apology wasn't made, no offer to send a cleaning company, although I'm sure they charged a hefty cleaning fee to the prior tenants knowing what I do now. Just silence. I try to handle most things with grace and assumed it had just been overlooked. Throughout the tenancy every 3 months Rainey would send "maintenance" over, now it does say in the lease they will do that, it however does not say during those "maintenance/inspections" that a man will come in, open your closets, and your cabinets room by room to record your entire home as well as all of your private and personal belongings in those closets and cabinets. To some this may seem like a way to protect an investment but tenants are real people who deserve just as much privacy in the home they pay for as the owner deserves in his own home. Late February we found a house and decided to put an offer in, around the same time we received an email stating we needed to submit a 30 day notice if we were going to be moving out on May 1st, we had some friends who wanted to take over our lease. After many phone calls and emails Rainey approved them. During this time I was trying to cross every T, double and triple checking how the process was going as that would affect our closing date. During the time they were considering the tenants not one single representative from Rainey said I still needed to submit a form formally moving out, all of our communications were about the new tenants move in date.Anxiety was high on my end as it was a lot of money that I spent a lot of years earning for this moment. Rainey approved the potential new tenants to take over the lease. The stress eased and they said we were on track so we began moving everything out to a storage unit in preparation for our new home. We then received an email that the owner Danny Wooley had denied the applicants for reasons they couldn't disclose to us, even though the company itself had approved them. We were floored, and now being asked if we'd still be paying Aprils rent and given some options to end our lease early. What a blessing, (we thought) they said if we left the home in move out condition we wouldn't have to pay Aprils rent and our security deposit ($1,300) would be returned. I took off of work, and even resorted to pay someone to cover a shift where I couldn't get off to scrub that home top to bottom, we had the floor professionally polished, mowed the yard, scrubbed baseboards, walls, even in the walk through from the rental company it says the home is extremely clean. Sounds move in ready does it not ? My mom who also took off work to help would agree, she's an even bigger clean freak than I am. Not to the owner, we were cited for the gutters not being clean, yes the GUTTERS, paint spots on the floor (noted when we moved in) paint that was on the ceiling, (there was green paint on the ceiling when we moved in)and paint spots on the baseboard as well as "weeds" in the flower bed. All of this to Rainey Realty and Mr. Wooley meant that the home was not "move in ready" and that they could not only retain our $1,300 security deposit but also charge us an additional $725. The property is already rented again and it's not even May 1st, the utilities were switched over to the owners name on April 7th, it was listed on the 11th of April. None of this matters to the owner or Rainey, they were able to rent an immaculately clean home in under 30 days, and retain over $2,000 from me. I don't have an extra $725, I hadn't had high hopes of getting my entire deposit back but I certainly never expected this. I'm at a loss and I'm disappointed. Yes being a landlord is a "business" but you're in the business of people, and you should conduct yourself with dignity and honor. Rainey is a den of thieves and liars that lack even a crumb of integrity. They shut the utilities off on us before we could inspect the property (I have a special needs child) which set the tone for our entire 12 month lease. The house was in an uninhabitable state upon move-in and well documented (had to pay a professional service to clean before move-in). Despite photo evidence this low-life management "team" tried to hit me with damages documented from move-in at my move-out. This company should be avoided at all costs. All of them belong in jail. These criminals tried to hit me for rent despite having paid it in full and having turned over possession weeks before the end of my lease. They tried to hit me for carpet cleaning despite me having cleaned the carpet professionally upon move out (receipt provided). Their bogus move-out inspection had no backup. Do not trust the nice people behind the phone. Do not list your rental with these people. On the other end, do not rent from this organization. They do not inspect their properties before renting it out it to people. I see lawsuits in their future. ALWAYS view their property beforehand yourself. Don't trust them. When I viewed one of their properties, there was black mold, and holes around the house and indoor ducts. Little animals are probably living in places that I'd hear throughout the year. It's frankly not safe at all, safety and health hazard. But yet, Rainey says it's okay and chooses to represent this property. I will not be walking into another house managed by Rainey after my experience. I called and spoke with a few people, relaying my concerns. I was then called asking if I still wanted the place. I listed a house with Rainey Realty and was promised inspections and videos of the property to make sure it was cared for. I live out of state. We came to go over the property on July 3, to find that a halfburned bed was on the property. Their story was that they inspected the property on July 1 and FOUND NOTHING. I hope I can figure out how to upload that photo. When I reported this to the vice-president, there was no remedy offered to this problem, even though there are five other houses at risk and heavy woods surrounding them. Matter of fact, when I reported we removed the bed (I didn't want the burning to continue), well then, I was told that I interfered with evidence! To complete this story, I had a workman to remove a burn can on the same property today (7/15/19) and he reported the ash pile from the burn bed was smoking. Because I am discontinuing service with them within less than a year, I get to pay them over $300.00! But I cannot put my other tenants at risk. Of course I left a message with the fire department--it's just too dangerous to allow this behavior to continue--to which the vice-president said "What did they say?" And then "We will send them a notice." Almost 15 days after the first report from me. Additionally, I listed two other houses with them, though they were not rented with them. When I went inside one house, I found a large box of electrical equipment and some half-cut sheetrock in the house. Only Rainey Realty and myself have keys to it. The remedy suggested was that someone else is occupying the house and that I should change the locks. This house has no electricity, no water, no furniture, and needs cleaning. I found no evidence of an occupant or forced entry. I was offered no promise of an investigation. I inspected the house after the last tenant. read more

This review has nothing to do with the service of this company but more with the unprofessional and dangerous behavior of one of their employees who almost caused a head on collision on Cooper Orbit in West Little Rock earlier today by intentionally driving the wrong way down the one way side of the street. This person literally left my neighborhood and instead of taking the right to go up the correct path he took a left into incoming traffic to save approximately 10 seconds but put the lives of anyone who would have been injured in danger. When I made a call to advise the company of that the employee said "Oh ok, we'll let the manager know" and then quickly hung up the phone on me. The quality of information, help and support has been remarkable, and beyond that of which we have experienced anywhere else with our properties. Maintenance has been identified promptly and resolved in record time. The service guy is the only one I'd pour water on if they were to all magically burst into flames. Extremely deceptive & shady people. They are truly slumlords. They set you up to lose your deposit & they lie in order to steal hardworking people's money. I feel sorry for the people they are just so dirty.. It's disgusting the way they manipulate & lie in order to take undeserving money from good people. They are completely undependable unless it comes to drafting extra funds from your bank account. I'd gladly live under a bridge before renting from these people again. I was a 3 year tenant who spent. $100k to live in their property & was terrorized the last several months. They give keys out to random people & expect for you to sit waiting for days to show for their appointments only never to have anyone show to do what they claim they plan to do.. They never keep their word & you will sit in the cold with no heat, up to your ears in laundry because the lied about ordering a dryer for 5 months & even go for a week without water & they could care less. Current Renter , this company is the definition of SLUMLORDS. I feel sorry for the owners who are trusting this management company with their homes . I've been renting with this company for 4 years when I moved in the house the house was dirty crayon marks on the walls , bathrooms dirty , kitchen floors dirty was not a big problem to me. 3 months after moving in the house tile in the bathroom fell of the wall , was told it would be fixed 4 years later it's still not fixed , countless times where the heat in the house would go out and you would be waiting 2-3 weeks before they come out in fix it , same issue in the summer with the air. You would call and ask for the issues to be repaired and they would take weeks before fixing the issue. Been telling them I think it's black mold floating in the air of the home based on the vents in the home. Some one broke in the home busted the window I asked for the to come out and fix it I was told that was 250 deposit before they could fix it. i told them and the maintenance man told them the kitchen floor was soft and seen like it was falling in , guess what still nothing was done floor has had a hole in the middle of my kitchen between my stove and sink for over two weeks and still not fixed this is definitely the worse company to rent from !!! Rainey let my property sit vacant for months. Several treatments for roaches were required because of the garbage left by previous tenants. They told me they would take the tenants that trashed the home to court but they never did. We could not go to court ourselves as the lease was in their name. Word of advice. Live in a tent before you lease through Rainey. Terrible experience from start to finish. I lived in their properties for four and half years and each experience was worse than before. I don't even have room to tell you all of the horrors we went through. From getting maintenance requests done to cheating you out of your deposits, you will have a hard time. You can guarantee that you will have to battle tooth and nail to get anything done and to receive your deposit no matter how well you maintain your property. The customer service is a joke. Horrible management company. Rented from them Aug 2020-2021. Upon move in our property was in hideous condition. The house was not cleaned at all. Appliances dirty, bathrooms dirty, items left from previous owners, carpet dirty and broken items. Documented those items and they assured me it would not be a problem when I moved out. Guess what? They still charged me the cleaning fee because I didn't feel it was fair to scrub a house that was not given to me in that condition. Mind you I did clean it to a condition better than what I received it in. Took 3 months to get my deposit after I moved out. The reviews I read before dealing with them turned out to be true. It's like they know they can do whatever with your money because you have moved on and they do the inspection solo. Do yourself a favor and find another company. We entrusted Rainey to rent our property out after our old property manager retired. For the first time in 27 years, our house sat empty for a year. In doing so, Rainey attached a lock box to our house and never took the time to check in on our property. When we came to check on it ourselves (we live out of state) we were met with the shock that our brand new Washer & Dryer set were stolen right out of our house in the Heights. When we brought this up to Rainey they put all the blame on us and refused to compensate us for the lost property and wouldn't even pay to have the locks on the house changed. We had no idea if this had been stolen last week or 6 months ago because Rainey couldn't provide us any information on when they were last in the house. Tenants are just let into our property without supervision and Rainey never thought to change the code after every visitor or at the very least, every few months. There first thought was to blame our last tenant, who was our son and daughter in law who moved out of state, never once thinking they had done anything wrong. I don't take the time to write reviews online but I can't stress enough that this is a dishonest, poor company with zero customer service or care for their clients. DO NOT EVER rent from Rainey realty. These people tried to charge us $800 on top of not returning our deposit for absolutely nothing. We had some very minimum damage to the home, nothing beyond normal wear and tear. When speaking to slime ball 1, Shane McGrew, he even told me that some of the charges shouldn't have been in there but he for some reason put them on there anyway. When we reminded them they still owed us our pro rated rent, then and only then did they find out they had a "clerical error" and that we owed them more money. These people are crooks and criminals. Parts of the business are great . . . the advertising, the leasing, prompt service. They are always responsive and polite in communications. Other parts of the company, particularly the lack of thoroughness in the move-out process and video-taping, have cost me thousands. Rainey Realty has been managing our property for a year now. With their help we were able to get a renter within 4-6 weeks. The have handled all requested maintenance promptly and with a fair price. The first year has went well, and our renters have decided to stay. So that's a good sign. The communication is always very professional and always handled very quickly. Upon signing my lease agreement online. I was indeed a little skeptical. I rented a home that was built in 1955 for $800 . I fell in love with the home at first sight. I viewed the property many times. Of course it needed a few things done that was visible. My last time viewing the property after I paid my 800$ deposit I went by to measure the ceilings. When I arrived the landlords where their. Very Sweet , painting an doing repairs so I thought. Any who I signed my lease wasn't able to get my keys because I was told the home owner needed to replace my heating unit. So three days later I got them an my goodness. The mess I walked in too. Not to mention the home wasn't all electric as I was told. I immediately call Rainey talked to several people. However with it been the weekend no results . The home was nasty , holes hiding behind previous tenants trash. No closet doors . I can go on an on. I finally asked for my funds back an Monday morning Rainey agreed to refund me or fix the repairs. I can't say that Rainey is a bad company because my experience with them from start to finish was a good one. What I can say is DO NOT SIGN YOUR LEASE UNTIL YOU HAVE DID YOUR FINAL WALK THROUGH. Check under cabinets , look in fridge turn stove on Etc. If not its very possible you will move in to some straight mess. My home was nasty an in need if major repairs. I did not appreciate forking over my funds to live in such poorly managed property. Rainey said it was the homeowners whom was in charged of the property so they where unaware. The company as a whole is good, but when it comes to the maintenance I've had several issues with them, specifically one of their main contractors (without naming his name). Rainey continued sending him over for repairs and claimed he was their best contractor. Despite a long history in the Little Rock market, Rainey's efforts are subpar. Make sure you have written documentation of anything that goes back and forth with staff. I have had several occasions where I was promised, even in writing, a particular thing only to have them fail to deliver. The subpar efforts have resulted in loss of income for the owner. So twice I have applied at Rainey Realty for rental property. Each time, demanding I pay an additional $50 for my unemployed, disabled wife. Both times after spending $100 application fee, I was turned down 3 times the first time and twice the second time. They were approximately a year between applications. I've owned my own home for years and started renting a year ago, because my wife had a stroke last year and needed to be closer to her in case of an emergency, so I rented a home closer to work. We don't have a fenced yard and we have teens and 2 dogs, so we would like to find something that is a flat piece of property with a usable fenced back yard. I understand my credit is not the best (615-630) but should still be able to rent. Amazingly, I see several homes that are for rent offered by them that are still vacant for several, several months. So do they really want to rent everything they manage? Or do they prefer to take application fees and advertising and management fees from tenants who they will never rent to and from home owners they will never tent their homes out? Very disappointed. Will not use them ever, and anyone looking for a rental I will advise them to steer clear and save your money for someone who wants to rent their home ! read more

I was recommended by a satisfied friend ... But what did I know... Horrible experience, nothing went right from dealing with them.Got bogus bills for work they did on my property. Got tired of disputing it after getting some credit.. For 2 months , they couldn't do nothing with my property , canceled with them in 2weeks had multiple offers and now have a good tenant. Asked for my receipt for my pay off for tax purposes , guess what " we don't write receipts " lol am not kidding you that was the response I got. Very disappointed to say the least.
