I had foot-tall shoe covers while walking through and still got floodwater in them. Pics added below. Do not live in the back of this complex. TLDR: Living here would be great, except that flooding is making this place borderline unlivable. The reason I don't give it one star is because the staff are good people and the apartments themselves are reasonably nice when they aren't full of floodwater. This would actually be a great place to live, except that the geography makes it a massive flood hazard. As I write this, our apartment has just flooded for the second time in a four month period, and I'm sitting here wondering if I have another week ahead of me with hot, loud remediation equipment running 24/7. The first time we flooded (and possibly this time as well; I haven't been able to check yet), I also had to take my car in for mold remediation because the parking lot flooded as well, and water got into my car. That meant I had to go without my car for a week. The city came and dug some trenches along the easement, but those clearly did nothing. I can't really recommend anyone live here, especially on the ground floor. Pics are from the first flood in March 2026, and also from another rainstorm since then where our unit didn't flood but the parking lot did. The parking lot floods at least once every few weeks. I will say that they were quick to reimburse me for the electricity that all the flood remediation equipment used.
