She has great communication, screens tenants, takes care of repairs, and all the day to day operations of the property with a minimal involvement on my end. My client was extremely disappointed with the service provided by RE/MAX North San Antonio Property Management. As a service member, we requested a one-month lease extension due to a PCS order, which was beyond her control. Unfortunately, the company refused to accommodate this request, showing little understanding or flexibility for a situation that directly impacts military families. What made the experience even more frustrating was the manner in which they communicated. Their text correspondence was rude, dismissive, and lacked any empathy for the challenges her family was facing. As a result, her family was displaced during a highly stressful and unavoidable transition, causing unnecessary hardship. A property management company should be understanding, professional, and responsive--especially when dealing with service members and their families. Sadly, RE/MAX North San Antonio failed in all these areas. I would not recommend their services to anyone who values professionalism, compassion, or fair treatment. read more

Never rented from this service. So my info here is for anyone wanting a property mgt service. Try to not hire a property mgt service whose office is more than 30 min from your rental. And if you are landlord you should at most live maybe an hour from the house (Dave Ramsey suggests 30 min or less). If your "assigned property mgr" is a guy or gal who "doesn't have an office here, but does check in to get messages on occasion" that is a red flag for you. First question to ask, is do I have an assigned agent handling my unit(s)? Or will senior agents hand off your house to new hire agents? Do you have a say in who gets to oversee your house? Get that in the contract, folks. (Folks will say it's like surgery where you give consent to "Dr Smith and his/her associates" but its best to have a stable steady relationship with your agent. Versus being told that Popeye was fired and Olive Oyl will now be your property mgr. So if you plan to rent out an "investment property" and have a local agent manage it when you PCS to Guam or Germany etc you are taking a big risk. As stated above you really don't want to be a landlord in a different time zone as we were. One thing you should do, however, is ensure the tenants "cc" you on any and all issues they have the property maintenance or repair issues. We were tenants in a house near Ft Jackson whose owner was assigned to Hawaii. When you cc or BCC the owner of a property when you email that owner's mgr you'd be surprised how prompt something gets addressed!! By the 3rd or 4th day of a new month make a real PERSON TO PERSON voice phone call to your property mgr office. Ask flat out if they've had any issues with rent. Here I will laud by name Pam Toll who did bookkeeping and tax document work for us. I once called her and learned ZERO RENT DOLLARS had been collected on our rent house off Rittiman Rd. It was by then not the 3rd or 4th but 15th of the month. She promptly notified our mgr who then found the house abandoned cluttered, filthy etc. The tenants had just packed up and moved out without telling anyone. Needless to say as Pappy used to say someone at ReMax HQ higher up "lit a fire under" our assigned mgr. He sent pix of the deplorable filth and clutter from the abandoned house. He got it painted fixed up clean and presentable and got new tenants in. But a neglectful oversight like his (indifference to rent collection despite knowing I used rent income to pay the mortage) likely would have been handed over to TREC by anyone else other than me. A last comment is ask who gets what percentage of the late rent fees collected. I believe it was 50/50 but as you think about it that leaves your local mgr rent collector with not much incentive to get prompt payment. Other than the final last incompetent mgr our dealings with this company were great. The bookkeeping team kept all the required records for tax purposes and that alone was good. As I look back the only advice I give you is this: never be alone with a tenant. Have that mgr with you. I had a lady who would ask me questions which I knew were addressed in her lease: "I was wondering would it be okay if just for X days we could..???" "Ma'am, read the lease agreement you signed" then later on a Mgr tells me/you something: "Well when I confronted her about X she said you told her you didn't mind or it would be okay" For such issues it is ABSOLUTELY essential that you let your mgr do the work you're paying him or her for. Or your other option is just to txt your mgr and say "Today when I went over to switch out a/c filters and pump spray for roaches, the tenant wife asked me if she could X" I told her NO repeatedly. My family rented a house through Re/Max North San Antonio from November 2011 through November 2013. Once we signed the lease, we were excited to move into a very nice house in a very good neighborhood. These were the most positive things about our experience. The less positive part of our experience was getting help from the property manager when it was needed. The process for taking care of any issues or repairs was very rigid. There were only a few repairs needed during our rental period, but we the renters were not trusted to call a service rep ourselves. It was required that we defer to the property manager's judgment of the issue, and his availability to make that judgment. For small things, this process was a little time-consuming but worked fine. However for a couple of repairs that had more urgency, it was more frustrating. An example was when the kitchen sink faucet began to leak and spray water even when off. We quickly looked for a reputable repair service and called them to come fix the problem, which was at least semi-urgent in our judgment. After getting the bill of $125, a minimum charge for their service, our property manager would not consider reimbursing us because the repair service we chose was not approved through him. Another example was the A/C gradually deteriorating toward an expensive repair, but for which the property manager chose to make incremental repairs, perhaps at the direction of the home owners. This left it up to us to wait for when the A/C would lose cooling power again, at which point the process would repeat itself. Eventually the property manager chose to investigate making the repair that would fix the A/C system for the long term, but after a few uncomfortable weeks for us. After a walk-through of the house before handing in the keys and moving out, we were told the bathtub would likely need re-caulking and the garage was a little dirty, but the Re/Max property manager had few comments other than "I think you guys are in good shape." We made the mistake of interpreting that to mean we could expect maybe 85-95% of our $1,495 security deposit back. Instead, we were billed $150 for bathroom repairs, $175 for a shrub to be cut down and removed, and $165 for augering a clogged kitchen sink that was not clogged on the day of our walk-through. Except for the clogged kitchen sink, we decided it was not worth taking issue with the other repairs. Our request for Re/Max to consider reimbursing us for the clogged kitchen sink was answered with a decision that the repair was needed and caused by our usage. Understandable, but frustrating. After all of the deductions from our security deposit, it was hard to tolerate the memory of our property manager not reimbursing us for the $125 kitchen faucet repair that we acted on before consulting him. Since this was how our experience ended with Re/Max, it is the lasting memory we have. We have had property managers in the past that showed more understanding for the fact that a home is a home, and someone wants to feel comfortable living there, whether they are renting or they own. The way the Re/Max property manager conducted himself was more so as an agent of the lease, which is a contract full of language that protects his position. Since most would-be renters do not have time to check how good the property manager will be before signing a lease, all we can advise is to protect yourself if you will rent through Re/Max. The security "deposit" you provide when signing the lease will most likely be their instrument for making some money off of you when it is time to end your lease. read more

She has done an incredible job in finding and keeping excellent tenants. Ms. Anton does exhaustive background checks on all candidates and provides me with a list of the candidates for each property. Together we choose the best tenant available based on their background check, rental history, income and length of employment. Once a tenant moves in, Ms. Anton responds immediately to any requested work orders. She has a team of excellent handy-men who charge very reasonable fees for their services. This rapid maintenance response keeps the tenant happy and encourages them to continue to renew their lease. Also, her prompt attention to maintenance repairs on my properties helps keep up their value and prevents small issues from compounding into expensive ones. Ms. Anton has always been professional and polite with all my tenants. However, on the rare two occasions when there was "not normal wear" damage to my property, she politely but firmly insisted on deducting the repair costs from the tenant's deposit. Any tenant renting through RE/MAX's Roberta Anton can be confident that all repairs needed to their rental home will be taken care of promptly and satisfactorily. I had an absolutely horrendous experience with this office and after I expressed my disappointment with my agent, she refused to sign a buyer's/rep termination. The agent was slow to submit my last offer which resulted in other offers making it to the seller before my negotiated offer did. The agent made several mistakes on several of my offers, including listing the wrong address of the home I was trying to purchase, listing the wrong name of the sellers agent, and many other small mistakes that showed just how unprofessional she was. I would not recommend this office to anyone. The broker did nothing to help my situation. read more

Met with Johnathan Harris today for two house viewings. The absolute worst experience! Unlocking the door and letting me view the house while you're on your phone is not my idea of good customer service. Not only was he not personable, he emphasized on more than one occasion that he "didn't have time today or the day of the week" to show any more houses. When you're that busy, you should have no issues with a potential renter/buyer walking away because of the lack of customer service. Would not recommend to anyone! read more
