My friend was cheated out of purchasing a house by Rahul Saha who is a Remax sales agent at 885 Progress ave, Scarb.
My friend's agent sent him a listing of a house just recently listed (that same evening) saying it was being listed by Mr Rahul Saha (seller agent) who he knows. We immediately showed interest.
However, later my friend found out that Mr Rahul upon knowing of his interest right away contacted his own client and that person put an offer right away at night! (Without visiting). Since Rahul knew my friend was planning a visit for the following morning, he advised his own client to use delay tactic (client didn't visit house; put an offer right away of 5 days conditions of financing and inspection to buy time).Rahul had the nerve to tell my friend on another occasion that if my friend was working with him, he would have given him that same advice on how to use delay tactic and would have made sure he got this house. Rahul is so greedy that he wants to become a double agent at every opportunity, representing the seller and the buyer (his own client) and earn double commission. My friend also learned that this other client has already purchased another house with Rahul Saha, again Mr Rahul Saha being a double agent so double commission.
Moreover, my friend later learned from Rahul (he has no shame discussing other people's personal information) that this client was not qualified for another mortgage with the bank (he applied at several bank within those 5 days and got declined) and having difficulty getting financing. At the end of the last 5 days (evening time), Mr Saha then told my friend to meet him so he can help my friend get that house as soon as his other clients conditions expire that day (he said better work with him than the other agent). But all this was a scam by Rahul to get my friend to sign the buyer representation agreement. Rahul knew his client waived all conditions and my friend was not going to get that house but he just wanted another client under his belt. He like to boast in his think Indian accent that he is a rising star selling many houses at his company!
My friend also mention that some transaction was done to get the other buyer to qualify last mins (backed a comment made by Rahul, that he can make anyone even if you not have a job get a mortgage!) that some suspicious transaction was done to get that other buyer to "qualify for a mortgage" last mins. . Rahul Saha also had no qualms in snatching clients from fellow brokers.
My friend has been scammed by that Sales Rep who keeps getting twice the commissions, the brokerage proving financing to unqualified candidates and too many unethical chains of events. I strongly advise anyone not be careful of this agent who is under investigation read more
