Well, they aren' t the worse property management company in the entire world. Dislikes: 1) $300 termination fee if you dont want there services any longer 2) If they take 6 months to fill your beautiful house, it doesnt matter, they charge for all those empty months... 3) If they take an inordinate amount of time because a) the contractor takes 3 weeks to schedule a turnover b) They don't return possible renter's phone calls c) They don't list your property for advertising until 1.5 months into the contract, IT COSTS $300 to terminate 4) If you have to CC the office managers in order to get any communication, you can't just leave their company to find someone better, you have to pay $300. 5) The contractor likes to all of a sudden change the work order you approve to cheaper materials, less labor for the same price...yeah...you heard me. When challenged, they back down (I rehab houses so I know the labor involved), but the fact that they do that is amazing low down. Likes 1) When they actually ANSWER the phones, they are helpful 2) When they actually return tenant's phone calls, they do show the property rather well (3 tenants a week...too bad I had to wait 4 months for this level of effort. However, before I had all the issues, I did not google this company. If I had googled them, I would have known that they are so bad they have had a news article written about them. http://www.bizjournals.c... At this moment, the house has been rented, but I am considering of just paying the $300 to get a better company in place...or, I can just keep CCing the office managers on EVERY EMAIL to ensure I get communication. I will say since I have been CCing the managers, the customer service and my house getting rented out has been a smoother process, so you have to do what you have to do, I guess. But, the workers on the ground are not good at all. One girl on the phone didnt even want to give me the contact info for the manager. If not for them, I would have broke the contract and reported them to every entity I could. read more

Bottom line: Call Berkshire Hathaway instead. Details: I have waited until I could compare RPM to another company before placing this review. They are as bad as the other reviews suggest, particularly in placing tenants (in both timeliness and appropriateness). In working with RPM, I experienced the longest wait in tenant placement (6 months), having the most damaging tenants, and the most costly results, that I have experienced in the 10 years of renting homes. I have switched to Berkshire Hathaway, and the difference is astounding. Tenants were placed within 1 month of vacancy and everything has been working smoothly since that time. read more

If I could give negative stars I would. Rented a property through RPM midwest. I was a model tenant and if anything improved the property. They charged me $590 dollars in damages. The carpets were professionally steam cleaned, all new blinds were on the windows including the screen door, wood well maintained as I cleaned it every week and kitchen throughly cleaned. Upon arrival the pantry closet in the kitchen had paint everywhere as well as wall spackling supplies and was used as personal storage for RPM. There was paint all over the door knobs of the bathrooms and rooms, light bulbs were missing etc. I noted the uncleanliness on my move in sheet which RPM has a copy of. The property was not up to par upon move in and I cleaned it myself since RPM failed to do so before my move in. They are liars and will cheat you out of every cent. read more

I tried to get some information from RPM thinking that they where a great company but when I emailed them they said that they would email me back in a day but 4 days passed before emailed them back asking for information because I was interested and they finally got back to me for days after that. And when they got back to me it was just a scripted email with general information on it. I tried once more to get in contact with RPM to ask them how much it would coast to work with them and what professionals they recommend around the area to renovate the property? I decided to not even use them because it trying to communicate with RMP is this hard that is not even worth my time to be in business with them. read more

I was an owner (customer) for 8 years. Over that time they did a mediocre job finding qualified renters, maintaining the property and communicating with me. I put up with this service because I live in a different state and didn't have many options. Most recently, I negotiated a 2.5 year lease via their agent. 1.5 years into the lease the tenant decided to break the lease. RPM sent me multiple emails confirming that according to the lease the tenants broke the lease, and thus I was entitled to the security deposit. Several weeks later, for the very first time, RPM produced a new lease with a supposed correction to the term that indicated a 1.5 years. I never agreed to that. Despite me producing several emails about the final negotiations requiring a 2.5 year term, they decide to side with the tenant. They cheated me out of money I was entitled to according to the agreement I made with RPM. An agreement that they confirmed via email 5 days after the lease was signed. Please, choose another option to manage your property! This was a case of deception at worst or severe incompetence at best. The lack of accountability and lack of professionalism is the worst I have ever experienced. read more

At first this company was ok, but after a couple of years their service declined significantly. They have many hidden fees, charged for inspections and in the end I could no longer trust them to manage my property. The last time the house was up for leasing they only presented 2 possible renters and they both had very low credit scores. The one we went with on advice of rpm broke the lease and of course all the rpm fees kick in again, inspections, lock changes (they charged $175 to apparently change one lock), they wanted to paint the same walls they just painted 9 months earlier, etc. In the end I continually lost money with rpm as the property manager, but the same couldn't be said of rpm. I'm sure rpm made plenty of money... mostly at my expense. read more

I was a tenant in one of their homes for the past 4 years. I should have known they were not professional from the start. They did not do a walk through of the home or have the home cleaned when I moved in. There was no running water when I moved in and my family and I spent HOURS cleaning up this home (it was filthy). I had to request maintenance several times before anyone would respond. Often times my requests were deleted without any response. I recently moved out and kept the house in very good condition. The owner even tried to make a deal with me to stay because I took such good care of the home. I get a statement from this company with all kinds of bogus charges. $800 to repaint one bedroom and fix 2 small drywall jobs (I have pics), $59 for a broken toilet seat (which is not broken, I have pics from when I moved out), $50 to remove stickers that were ALREADY in the home when I moved and $199 for a final water bill which I showed them proof of payment. The Owner, Shawn Becker, claims to have paid it even though I showed the rental company PROOF using my bank statement and the online water bill statement that I had paid it. This company tries to get over on people by charging them for false damages. I'm glad I took pictures of the home when I moved out so I can use them in court! I would not recommend this company when looking for property to rent or even rent out. F- read more

I have been with RPM since July 2010.When my house was not selling I decided to rent it out. I searched a lot of management companies online. I asked a lot of questions and everything I did in regard to the answers I got back made me check out Real Property Management, which I was pleased with. They do background checks on all people wanting to rent a property. These are based on a lot of different things, such. as properties they have rented, credit checks, criminal checks etc. They are very thorough checks. . They do a few checks during the year to make sure they are taking care of the property and not tearing it up. I have been very pleased with the service I have received and would recommend RPM to people looking to rent out their properties. Everyone I have talked to at RPM are very business like and helpful and they do get back to you very quickly. My first tenant was there for two years and my second tenant just signed a lease for a second year. Great company. read more
