I rented a home from them, turns out 1908 Cherrybark Drive in Greenwood was infested with Brown Reclue spiders. A bug infestation was reported by the previous tennant, I know because he was my neighbor, and he showed me the communication and response from Real Property Management. RUN FROM THIS COMPANY and get legal advice before renting in Arkansas. There are no legal rights and this company knows it. They do NOT do what is righ, according to their webpage. Management is two sided and will treat you like trash! RUN, do not walk from this company. I had to break my lease becuase they would not fix the problem with the spiders. Had no issue collecting $130 dollars from my wife & I, getting all of our personal information, then delisting the house the same day because, "an approved applicant reserved the property." If you go to their website & press on reviews, they only show the 5* reviews that people leave. Go to any review website, like here on yelp, or the BBB & you'll see people truly feel about them. My parents have had nothing but problems with this hateful company!! Very slow to fix things, argumentative, and careless. They currently are without air-conditioning in a heat wave ( Day 2 now ) and they are elderly. It is during the week and they still have not sent someone out. They refuse to help with a hotel and say it's not their problem. I think we need to either get a lawyer or fair housing involved. If you refuse to send somebody out in a heat wave to fix an air conditioner, you need to be held liable. Constant ongoing issues with the house, and less than desirable neighbors that they rent to as well. Somebody stole my packages and the property management did nothing about it. I rented a storage unit from this company. I disputed a charge with them but paid it anyway. I asked for them to change my gate code and they refused so I asked what my gate code is and then they sent me a non renewal notice. I always paid my rent on time and was never in breach of my lease agreement. I asked for their reasoning for the non renewal and they refused to give me an answer and said they didn't have to disclose that. HORRIBLE experience with them!!! I even gave them the opportunity to make it right and they still continued with the non-renewal. read more

We never had issues while we were renting until we decided to move out. It doesn't matter if you pay your rent on time and take care of your place they will still find a way to screw ya. Never had an issue with stuff, I understood when I was told that parts were ordered and on backordered and these things were never fixed. Then get a call today telling me I owe them money from my move out. No indication from management that I would owe money in the end I walked through the apartment with them. Now today (first time I heard anything from them regarding this) I have to pay them or risked being turned over to collections. This is a horrible way to treat "good" tenants. read more

Honestly this is by far the worst company to rent from. We rented a house from them and it by far the biggest nightmare I've ever had! We moved in after a final "inspection" done by the company. The fridge was a complete fire hazard! Thankfully I called to have an expert come out. He unplugged because it seemed minutes from combusting! We never was re me burst for the fridge and freezer full of food. The dishwasher was filled with still water as if it was ran. And the house over all sucked. No matter how many maintenance requests was put in, our problems never got fixed. Even over the winter when our pipes burst, it took them Dayssss to get someone out to look at the damage. I truly do not recommend this company to anyone. read more

I am highly upset at this terrible company. While in this until we submitted 5 maintenance request, and there was only once when they came out. Everything else was overlooked. I asked that they fix the AC unit as it wouldn't go below 80° in the unit on 90°+ weather. Arkansas is way to hot to have to endure with the AC not producing cold air. It made for the hottest summer I have ever had. Which was shocking cause the unit is brand new. When I advised the manager I was told that it won't cool below 20° of what it is outside. Ridiculous. what tops it off. The deposit. I had not anticipated paying anything to the company when I moved out. Below are pictures of how the until was left. They are trying to charge me 578.00 for repairs. Can anyone tell me where I owe that based on the following pictures? I am not happy and I plan on making it well known that I am one mad woman!!!!!!!! This is by far the worst experience I have ever had with a property. In our lease, it says we were going to receive garage keys. We go to the management office, they have no garage keys. We ask where to park. They tell us anywhere on the property. We get to the house and twice neighbors tell us where our assigned parking is. Has the management ever been to the property? They lied to us and said that our 2 bed 2 bath in Bella Vista would be move-in ready. It was not. The water was off. Then the property manager told us that the Bella Vista Water employees are liars. Had to threaten legal action before they actually got a maintenance guy out who had to pick the lock on our water closet (management company didn't have keys, which means they definitely didn't care to check if water was on). Maintenance guy took maybe a minute to just turn the meter on. Then, the second toilet wasn't even connected to the main valve! So the toilet didn't even flush! Toilet still doesn't flush properly, even after maintenance worked on it. We go to set up our wifi and it will not connect. I get a technician out here and he shows me where someone had cut the cables. He told us "whoever was here last really did not like this place." So now I wonder if the previous tenants are trying to send us a message that this place is really not a good place to stay. With all the problems, it seems likely. Two bulbs were just missing from the globes on move-in day (frustrating). They left a random light globe (with no bulbs) sitting in our kitchen cabinet for us to look at when we get bored I guess. I know it doesn't belong in our house because our place was clearly built in the 70s and nothing has been updated. Then, I sign my renewal lease yesterday in the app and complete it. I get a notification at 8 PM that the lease has been canceled. I ask my partner if they canceled it but they didn't. I ask the management. Here is the answer I received: "Your lease agreement was canceled yesterday because we received correspondence from the owner that they will be taking back their property so they asked us to cancel the lease agreement." What? After I had already signed my part of the lease, they just get to cancel on me? So incredibly unprofessional. I have a month and a half to get into a new place. Awful management that does not want to admit fault for any problems until faced with real consequences. Seems like they have NEVER visited the property. The way they treated me and my partner has wondering if this is a blessing in disguise. Will be looking for somewhere that isn't under this poor management company. read more

I've hardly ever had any trouble with RPM as compared to the numerous other places I have stayed. The management is friendly, the maintenance is quick and prompt, and the range of properties all have great value. RPM even makes it easier for you to adjust to your new surroundings by giving you a care package on your moving day! I wouldn't choose to stay anywhere else and live under any other property management team. The only downside to anything is I wish there were more properties throughout NWA. read more

The owner of the company is great, he made things right when we moved in last year. However if his daughter and other staff had not tried to cheat and lie to us in the first place there wouldn't have been anything to have to "make right ". Watch out for this place. July 1st was my last day at Stonecreek Apartments (2851 Xavier Street). My lease was up and I was not about to renew with the new owners Real Property Management (RPM). I had called Stonecreek my home for two years under the management of Foster Files Harris but when the apartments were sold to RPM a few months prior to my lease agreement ending I noticed an immediate lack of care and attention to the property and to customer service. After I moved everything out from the apartment I cleaned for two days making sure we didn't leave RPM with a reason to steal our deposit. The walk-through was a success! We were told that the apartment looked like it had "never been lived in" and that there were "much worse apartments" that got the full deposit back. Yay! Well, no, I was handed a check for 1/3 of my deposit. I handed the check back and explained what was communicated during the walk though to no avail. I left the check as I was promised an itemized list of the "repairs" that cost $200 dollars (nail holes, paint chip, one cracked piece of molding). A week (and two phone calls) later I never received the list but was handed the same check and told "This is your deposit return." I thanked her and left. I didn't want to deal with it anymore. I spoke with two other tenets before I moved out and one of them had lawyered up in an effort to get her deposit back. I never would have written this if it was only me who had a problem. It was never about the money for me but about respect. Respect and honesty is what I look for in people and I didn't find it with Real Property Management. I am saddened and dismayed with this organization. I do realize that they work for the owner of the properties that they represent. I submitted an application only to find out (after submitting) that my wife also needs to submit a separate application. Both need to have a background check. Immediately after submitting my application I started communicating with them to find out why. They said company policy. I then requested my to withdraw my application and asked for a refund. They responded back that they already submitted the application and will not refund. Now know this that this all happened within 1 hour. It's not like I submitted the application yesterday. I am the renter so I lose my 35 dollars! If you are going to rent don't go through an agency and if the place you want to rent goes through an agency then my suggestion is look somewhere else. It is a sad day that both husband and wife need to submit separate applications to rent the same place, I am ashamed to call myself an American as this is very low, very very low and disgusting! read more

From a property owner perspective, RPM took very good care of my property and was able to find top quality renters for the house. They sent me monthly zero balanced budgets every month that was easy to read and always accurate. When I was ready to sell the house, they stuck their neck out for me to find a buyer for the house. My experience with Real Property River Valley and in particular with Luke Benson is one that I will never forget! For 10 years, I had a duplex in Alma being managed by a different Management Co. Then I decided to sell the duplex and gave the listing to the same Mgmt Co. but did not get one offer.The following year, I listed the duplex again, this time with a Real Estate Co. that represented only buyers and sellers. My management Co. dropped me on the spot like a hot potato, which meant that my renters were left completely unattended. Living in California, I was in a panic. I contacted Luke Benson from River Valley who understood the urgency of my position, took over right away and managed the property in a very professional way until it sold and closed escrow. He was extremely courteous, ethical and helpful, and even though I was in a vulnerable position, never did Luke took advantage of the circumstances as another Co. This couldn't have been a worse experience. They were 30-45 mins late, just showing the property. It was very dirty inside. But I was in a bind and had to rent it. Paying the rent is horrible. You have to wait on them, at least 10 mins before anyone even comes to "greet" you, and by "greet" I mean, give you attitude because you interrupted their texting and/or conversation. I've lived at Stadium Apartments for close to a year now, and it has been a good experience thus far. The office staff is always nice, and maintenance gets things done super quick. Everything in my apartment is fully functional, new, and nice. It's really close to campus and is on the bus route. The only thing I would wish was different about the complex would be to have a pool. read more

Real Property Management took over the Timbers apartment complex back in, I believe, February. My boyfriend and I are currently tenants but not for long, thank goodness our 1 year lease is coming to an end next month. Our experience with the previous owners was a horrible experience also. We thought since someone else was taking over maybe changes would be made. Our first interaction with RPM, was when the upstairs neighbors allowed their dog to defecate itself by the mailboxes, which is about 5 feet from my front door. We called and called and never heard anything back. Finally my boyfriend left a rude voicemail and Chelsey Allen, who is currently manager called back and said, "Well, why don't you just move out?" How about you do your job? She and my boyfriend set up a meeting for the next day or so. She and her manager came by our apartment to see how things were. We were very hopeful, it seemed like things would get resolved. They had also said that when they purchased the property that the previous owners didn't leave anything behind, so our previous complaints were unknown. So we wait while the neighbors grow louder and louder everyday, play their drums, play LOUD bassy music, stomps around, and treats their balcony like its a 3rd bedroom. The balcony is also where the dog likes to relieve itself, do you know where it goes? That's right onto my patio area, so now when you walk by my apartment it reeks of urine and feces, which is also in my patio area. After multiple complaints and dropping off letters to the office, we ended up calling the police on the neighbors. By the 5th time of calling the cops, 1 police officer told us this was not a police matter. Mind you, we were told to call the cops for any complaints because they weren't allowed to evict tenants without reports. I guess they didn't realize we both have jobs and don't have time to call and wait around. The last time the police were called the assistant manager was present and she had mentioned that they were thinking about moving one of us to a different apartment to resolve some issues. We are now in April and nothing has been done still. However, the upstairs neighbors aren't the only problem. We are still without a screen on the sliding glass door, which was removed a week after moving in because it had a giant rip in it, 10 months later still nothing. The dishwasher was completely molded upon moving in, we have ran it maybe once or twice with bleach and it has never been used again. The outlets won't hold anything in, if you're trying to charge your phone the plug won't stay in, we had to buy adapters for every outlet. There's plenty more problems, which has all been reported to Chelsey and NOTHING has still been done. I've not had any good decent sleep in the past 10 months of living there, the neighbors are up until 3am or past with many visitors that come and go. I don't feel safe, even to walk my dog to the field so she can do her business. No one there picks up their dog feces, so even on sidewalks and the parking lot you have to watch your step because sometimes its everywhere. The only good thing I have to say is, we had a nonworking fan in the master bedroom and RPM did replace that for us. But honestly without a working fan for the past 8 months, I don't care for it. I would love to get a full nights rest and be comfortable and safe in my own apt where we pay rent on time every month. read more

My daughter lived in Stonecreek Apartment (2851 Xavier Street) Aug 13 -May 14 , 2014. At move in, there were several things not quite ready such as carpet was still wet from shampooing , alarm system was not initialized etc. Nothing major that could not be fixed in the upcoming week or two. The 10 month lease went realitive smooth with no major mishaps. However upon move out, we were promised our deposit back. We were told there would be a shampooing carpet fee which was understandable. the check out went great and the apartment was left spotless. After many phone calls and many excuses as to why we have not recieved our deposit, we were told today July 16th, that we would not be getting our deposit back that there were holes in the wall and the apartment had to be repainted. Now this was not what we were initally told and I feel that the entire check out/departure was handled terribly. I also feel like the entire Real Property Management River Valley Team take advantage of college students by luring them in and then keeping deposits. Very tasteless in my opinion. Bad business and hopefully they will not stay in the area long. Thank goodness we will not be dealing with them again. read more
