North hills. It comes under Modern Property Management. This property is not getting taken care of properly. Management either can't help or don't wanna help. Because you don't get any help from them anyway. First, you can't reach them until they call you themselves. They're Slow to response or solve problems. Owner of this building may be doesn't wanna spend money, so most of the things he comes and fix himself at your door. Crazy right ? It's los angeles california, temperature is 100F, our Air conditioning stopped working. Blowing warm air. i requested maintenance on a portal of Modern Property Management. Till 3 days, no actions were taken. On 4th day i called owner and then he said 'ok i'll call the guy and let you know'. what ? we were surviving in those 3 days, my wife was pregnant. the weather was unbearable. But no one was bothered till day 4. I was shocked. And the cherry on cake was, owner said "it's weekend so you will have to wait till monday". and later when i asked managment about this then they reply was 'our job is to forward your request to the owner'. amazing !

This was, without question, the worst experience I've ever had with a commercial real estate broker. Ironically, Greg was the one who reached back out to me after we had decided not to move forward with a property because the landlord's asking price was too high. He contacted me and said the landlord was willing to lower the rent, encouraged me to reconsider the space, and convinced me to move forward with the transaction. Unfortunately, that was the beginning of months of frustration. From that point on, communication was terrible. I constantly had to chase Greg for updates. It was common for days, and sometimes longer, to go by without hearing anything. If I didn't follow up, communication often stopped altogether. Looking back through our text messages and emails, it's obvious that I was repeatedly asking for updates because he consistently failed to communicate or keep the deal moving. Throughout the transaction, I was repeatedly misled about the status of the deal. I have emails, text messages, and voicemails documenting numerous occasions where I was told one thing, only to later discover something entirely different. There was never any transparency, and there was never any accountability. Whenever there was a delay, there was always another excuse. It was the landlord. Then ownership. Then he was out of town. Then he was dealing with personal matters. Then he was out of the office. There was always someone or something else to blame, but never any ownership of the repeated delays or lack of communication. Everything was always someone else's fault. At one point Greg even claimed there had been a lot of "start and stop" throughout the deal. That simply wasn't true from my perspective. We spent months negotiating lease revisions, and the overwhelming majority of the delays occurred because I was waiting on him. I had already provided everything that had been requested and repeatedly found myself following up just to make sure things were actually moving forward. You can have a look at some of the photos I provided. Greg was also extremely unaccommodating when it came to scheduling. Rather than making an effort to accommodate his client's schedule, I was constantly expected to accommodate his. For someone who is supposed to represent his clients and facilitate transactions, I found this incredibly unprofessional. What makes this experience even worse is that after nearly five months, the deal ultimately fell apart. Afterward, Greg apologized and offered to help me find another location. He told me he would send me new listings and continue helping me. That was over a week ago, and just like so many other promises throughout this process, nothing was ever sent. Even after everything that had happened, he still couldn't follow through on something he volunteered to do. I own six retail businesses and have completed numerous commercial lease transactions over the years. I have never worked with an agent who required this much follow up, responded this slowly, communicated this poorly, or handled a transaction this unprofessionally. The amount of time that was wasted was unbelievable. If you're looking for a real estate broker who communicates, follows through on commitments, takes accountability, and genuinely advocates for his clients, my experience with Greg Offsay and illi Commercial Real Estate was the complete opposite. I cannot recommend Greg Offsay or illi Commercial Real Estate under any circumstances. There are far better real estate brokers in Los Angeles. Save yourself months of frustration, poor communication, broken promises, excuses, and wasted time by taking your business elsewhere. This guy is a joke. Updated (July 30th, 2026) In response to Todd: Todd, I find it somewhat comical that you're responding on Greg's behalf when you had absolutely no involvement in this transaction. You weren't part of the emails, text messages, phone calls, or the countless follow ups over the past five months. So I'm not sure how you can confidently tell the public what did or didn't happen. You claim I "edited" the screenshots. Of course I did. They were screenshots, not a complete archive of five months of communication. Their purpose was to show the repeated pattern of me having to chase Greg for updates because communication consistently stalled. No one expects a broker to control a landlord's decisions. My complaint was Greg's lack of communication, the repeated excuses, the misleading information, the failure to follow through on commitments, and the amount of time I spent chasing for updates. If you had actually been involved, you would know that. Instead you've chosen to publicly defend an employee despite having no firsthand knowledge of what actually occurred.

We saw our first 20 homes or so with an agent who was perfectly lovely but didn't ever quite understand the perfect home for us. We took a break from looking, and decided to go in a different direction the second time around. Enter Amanda and team. We found them here on Yelp, the day we decided to give it another go I put my feelers out for a new agent to try to better understand our vision for our future. Immediately I received a response. Amanda was quick to respond and when it came to our first conversation she was present with a plan. I recognized her professionalism and confidence right away. At the beginning of our second run into real estate I knew enough not to trust a decision this big to just anyone, and Amanda passed with flying colors. As first time home buyers, we may be professionals in our own industries, but our industries are not real estate. As a couple we were looking for someone who espoused the same values & work ethic that we try to bring to the table in our own professions. Amanda brought exactly this- in spades. We immediately felt that she was working towards understanding what *we* wanted and the home that contained *our* future. Going from place to place with someone who was calmly trying to understand what we wanted our future to look like made the entire process much easier this time around. In the end, when we closed escrow on the house we worked with Amanda to find, we reflected on the fact that the deal we made, brokered by her and her awesome team, was one that had our identity stamped on it. Not only did they find us a house in an insane market, they found us our house, they found us our future. Our wholehearted endorsement behind this team. If you were at all on the fence, consider Amanda and co., a group worthy of your business, time, and visions of the rest of your lives.
