I am a disabled, retired veteran of 22 years who signed a contract with Reda Home Builders to build a home for my husband and I. This company built a beautiful home but it is not what we wanted nor what we asked for. I gave 2 stars based on this beautiful house! But I cannot ignore the numerous unnecessary headaches, issues, and stressors we experienced; everything from a poor contract to flipping the floor plan to lack of experience to several extensions. Here is my advice to anyone who elects to have this company build their home. A. Do not assume that anything agree upon verbally, by both parties, will be in the contract. B. Have a time limit written into your contract so that the company's situations do not mean waiting while other homes (started well after yours) are completed before yours, like we did (extensions of four months). C. Hire an attorney and buyer's representative to go over the contract with you BEFORE you sign. Do NOT be rushed. I can make recommendations if you contact me. D. If you need a specialized home for disabilities, find a builder with certifications and experience. E. If you want a custom house, find a custom builder. We plan to use this negative experience to build our 'forever home' (we asked for last September) with a custom builder who will (1) truly build us a custom home, (2) meet with us periodically, keeping us up to date, and (3) inform us right away of changes or issues concerning the house. read more

Reda ROBBED US of our forever HOME!!! My daughter and I entered into a contract for a new home build in Feb 2021 with a promise build date by October 2021. We had to do 3 extensions for a total of almost 3 months! (But... read on....) Then on Closing Day (Dec 15, 2021) Reda refused to sign a 2-Day extension (needed due to a federal law) so my lender could accomplish the paperwork since Reda DIDN'T provide the documents on time. Reda Homes sold us a Dream then Stole it from us! BUYER BEWARE PLEASE THINK TWICE BEFORE PURCHASING A HOME FROM THIS BUILDER!! We signed our contract with Rick Reda on March 22, 2021, moved from Florida to Clarksville on May 1,2021 and waited for them to start building the home. Communication was little to none with this Builder, as previously stated by other clients. After several delays in closing, we got as far as our blue tape inspection and paid for our own independent inspection, which happened on the same day. We got a final closing date of April 22,2022. That day began with an email from the listing agent stating that they received the certificate of occupancy and we were cleared to close and asked what time could we close. Our Lender asked for a 1 Day extension so our appraisal could go through Underwriting, since we had a VA loan. Reda's response was that we could sign a waiver and close. Our a Lender tried, but because we received the appraisal on the afternoon of April 21st, there was just not enough time to push it through. Our Lender begged and pleaded for the extension and the listing agent said, Absolutely No extension, closing Today or Not all All! We got desperate and asked our Realtor to send Rick Reda an amendment to offer appraisal price of the house, $388,000, offered to pay our closing costs and to extend the closing. Friday afternoon, no response. Saturday, Sunday and Monday, nothing. Then Tuesday evening at 8:15pm, we received an email from the Listing Agent stating that Rick Reda Declines our offer and asked for us to sign the attached document and he would refund us our earnest deposit as well as the money we spent in upgrades. The NDA states we would get the earnest deposit back, but never mentioned the upgrades. Also, it stated that if we had any posts on social media, we would have to remove it within 24hrs of signing it, as well as both parties not holding the other liable. WE REFUSED TO SIGN IT!!!!! We had to rush and find another home that we could close within 30days, which Singletary Homes came to our rescue (I will be posting my review on that experience). We lost our interest rate of 3.75%, we paid closing costs, we had to move out of our apartment into an extended stay and place our belongings into an additional storage unit until we could close in the new home. To date, Rick Reda still has our money and refuses to sign the official documents we sent to amend our contract, release us from our contract and refund our money. Reda was fantastic! I had to purchase a new home and close with in one month of time. After being in my home now for over month, I'm very pleased and would like to acknowledge the team and note my experience. After a professional home inspection and walk through, a working punch list was created. The itemize were very min-able, primary related to cosmetics. Reda's Project Manager, Steven Ward, took me through the warranty process, and punch list. Steven provided a second walk through prior to closing and all items on the punch list were completed to my satisfaction prior to closing. I have purchased a total of 5 homes in my life of 53 years and this was by far the best experience. I give all credit to the team work and collabration between the Keller-Williams Reinstate Agent, Roy Andersen and Steven Ward. They both worked as my advocate through the purchasing process. We began our search for a contractor to build our "forever" home on family land in summer 2017. We interviewed several contractors, before seeing a home for sale we loved, and found the builder of it, Reda Home builders. We met with Rick Reda personally, and a couple of staff members late summer. We were impressed with his down-to-earth and knowledgeable demeanor. He directly answered every question or concern we had, and was quick to show us homes meeting our budget and over all "style" we had explained. We fell in love with one home immediately. We walked through a home they were building with the same layout that day. August 16th, 2017, we signed our contract with a finish date of March 15. We experienced delays due to getting a sewer permit in our city. This caused contracts extensions on two occasions. Being very pregnant, we needed to get in our home. We conveyed this information, and Reda Homes did their best to get us in the home before the baby was born. We moved in June 19 (5 days before baby came!). My only constructive criticism to offer: During the process, we would have preferred more clear and more often communication regarding our contract extension. Once requesting weekly communication, this cleared any muddied expectations. We were a little further out than their usual buildings, and it was hard to get people from the office to come out to meet with us, or to oversee the building. This resulted in quite a few things that were expressed in our contract not getting done correctly or to our customization. Once noticed by us, they re-did or fixed it to match our contract. We also had a slight mishap with the crew burning materials, burning around 3 acres of our hay field... We expressed our concerns, and were fairly redressed. Overall- we are extremely impressed with the quality and aesthetics of our home. 1.5 years later, we have experienced minimal settling (to be expected) and all covered warranty items have been addressed. I would like to share my experience with those who care to read this. It's a bit of a book so if you don't have time, skip to the bullets towards the bottom. I'll start with a little history. My credentials for writing this review come from actually buying a home built by Reda, having spent almost 10 years in the construction business, and living in a country where the client/customer has, or should have some say with how they are treated throughout the purchase of a home or any other thing. My family and I decided to build our home early 2020. We called Reda Home Builders off a cardboard sign in a housing development and were soon sitting in the realtors office looking over floor plans with all kinds of things being promised. Things like, we build your dream home, and we will work with you through the whole process and make this place exactly what you want it to be. I told the realtor I wanted to be actively involved every step of the way and he nodded his head and proclaimed that wouldn't be a problem. Two meetings later we picked our floor plan, signed a contract and the communication ceased. We barely heard from anyone for months. I kept waiting to be handed off to the actual builder by the realtor so I could have what I thought was a critical relationship with the team that was actually going to be building my home. Eventually I was told I would have no contact with the builder directly and all my "questions" would have to go through the realtor. The time came to make selections. I asked for weeks to be given the links to the available items with no response. The day we tentatively scheduled to make our selections came and we still hadn't solidified a time or a place for the meeting. We finally were able to make our selections and the event was entirely disappointing. Up until this point we were led to believe we could choose whatever colors we wanted for things but once we arrived at the office we were shown only a handful of items for each selection, more on this later. We weren't told when they broke ground or any other milestone for that matter besides the installation of the roof. We were only told about this because I wrote a sad/mad email begging to be informed as I was promised. (Side Note) I know 2020 has been a rough year for everyone. Moving on, as the walls went up and the place started looking more like a house I realized the floor plan was different from what we picked. They removed 2 closets from the home and didn't ever mention it. Throughout the process, the only thing I asked to have different was something I had no idea I should have to clarify. I bought an insulated garage door but they wouldn't insulate the walls in the garage. The garage sat bare studs for weeks as I made repeated request for the insulation to be installed. I was told it was too late and that the sheetrock guy had already hung the garage. Unfortunately I was still looking at bare studs and sent a picture over to the realtor and ask him to check again. I never heard back about it. This thing is getting long. I'm going to bullet the rest of the issues, including what I've already covered. -- Minimum to no communication throughout. -- Changed the floor plan and never told us. -- Disappointing selection process -- We had no say over the placement of the home on the lot. -- Refused to accommodate even the simplest request. -- The wrong stone was installed, refused to make right. -- The wrong gutters were installed, refused to make right. -- The wrong trim color was used, refused to make it right. -- They use an all in one heat pump for the downstairs which is an eyesore and no one informed me or asked my opinion. -- They don't connect the fireplace to a tank -- They don't offer vital information like 2x4 or 2x6 walls, or what the insulation R factor is. -- The kitchen cabinets are garbage. Press board with thin covering. -- The closets have junky wire racks There were pleasant surprises along the way too. -- The shower is very nice and has a nice glass door. -- The garage floor is polished nicely -- There are can lights in most of the living areas -- The master bedroom has a recessed ceiling. On the other hand, they were surprises. I don't know about you but I didn't want to be surprised when building a $300,000 home. In closing, take some time and do more research than I did. If you still decide to use this company to build your home know that YOU are not building a home you are simply putting yourself on the hook for a house that they were going to build with or without you. read more

I am the developer of Savannah Glen. I have over 45 years of building and developing experience, and I am perfectly able to recognize a quality home builder when I see one! Mr. Rick Reda (owner of Reda Home Builders) is one of the most successful builders in our area, and rightfully so. As to this review, if the person writing it had experience in home building, he would know and understand that good builders find a selection of home plans to build, for sale, that customers like and that are visually appealing as well. Mr. Reda built six homes in Savannah Glen and used only two plans more than once (it is hard to tell that they are duplicates because of his skillful use of different brick, roof, and colors). If you desire to live in a community that does not have any duplications of homes, you may have to locate elsewhere. Drive through some high end developments and you will see the very same duplication in house plans. read more

DO NOT BUY A HOUSE FROM REDA HOME BUILDERS! $420,000 house and cuts every possible corner to save money and if you have real issues he just ignores you until its to far to change. If you need to speak to Rick Reda you will get no answer or ignored all together. Communication from agent to builder is absolutely terrible. He preaches contract but doesn't hold up his end. I haven't spoke with anyone in Phillips estates that isn't having issues with their new build. This was the worst possible home building experience I could imagine. We signed our contract and original closing date was FEBRUARY 2019. They did not break ground until January 2020 and told us 90 days would be closing. When breaking ground we realized that they flipped our house floor plan without consulting or even informing us that they needed to do so. I will say I don't really like the way the house looks with it flipped but my wife was OK with it so we proceeded with the build, they told us its in the contract they they don't have to consult with us for things like that but you would think it would be a courtesy to the buyers. Next they start framing the house, we are getting excited but notice the closet door under the stairs that we chose in the floorplan was in the wrong location so our realtor wrote them like instructed to get the taken care of. We wrote them every week about the door to be move with no response except the builders agent said he passed it on to the builder. Month or so goes buy no response from builder until the sheetrock is up and he tells us that the door can no longer be moved! How convenient! Now the multiple times (3) closing got pushed because they cannot stick to a timeline and task organization is terrible! Next is the brick on the outside of the house. Its such a rush job that the brick layers can't even match a pattern around the windows. When the problem was found we notified builders agent after telling us that they weren't going to fix it and realizing that it looked like complete garbage they had the brick layers fix the windows. Attempting to fix the 5 windows they cut the bricks out framed some brick around the window without matching the pattern and spacing and called it good. At our final walk through rechecking the brick 2 of the 5windows were still wrong and requested it be correct. Being told that it would be fixed my wife closed on the house and now conveniently they are telling us they will not repair the brick. Now may 29th we finally close on the house 9 moths to build a house. Lastly, We have a shiplap wall that in the pictures shown went all the way up to the ceiling so we chose that thinking ours would do the same. When it came time for installation of the ship lap it only went 9ft up the wall instead of the 12foot we have in our living room. When asking the builder why its not to the ceiling he told us that is what we agreed to based on the picture. When telling them we wanted it to the ceiling they said our realtor should of know based on the picture that the door in the picture was a standard door and known that was a 9ft wall and not 12ft. I called other realtors and none of them guessed it right so he pulled a quick one on us to save some money. We requested to speak to Rick Reda multiple times and no one would let us talk to him or he was never in the office or they would just deny our phone call. read more

I purchased a home from Reda Home Builders about 4 years ago. Reda builds a gorgeous, quality house. What really stood out to me is the responsiveness of all the staff at the company and service AFTER the sale. During the warranty period small things crept up (as you would expect with new construction) and they immediately resolved the issue. It's a group of individuals and an owner who are genuinely good people that care about Clarksville and the product they sell. I have to say...I have gone through many stages of anger with our decision to build this house. I know that things go wrong. I know that S*** happens. However, the issues that we had with our home within one year should have never happened. New compressor on hvac unit, plumbing issues, missing tile? Our home is beautiful and most of my grievance is concerning the sub-contractor Dawson and Dawson for plumbing. We have had issues from the first few days with them and they continue. Much of this situation could be fixed with better communication. In addition, we were informed by a local propane company that we would not be able have a tank hooked up because the propane line was run inside the wall, seems dangerous but I am just a home owner. We ended up having an electric fireplace installed; the propane line has never been used. read more

We love our REDA home, and would not change one thing about it. I purchased our home in 2014. After looking at many new constructions I knew Reda Homes Was for me, The craftmanship, the service is above all. I really do not understand the claim about the not so appealing neighborhood from one of the previous reviews. I went to that particular neigborhood it is absolutley beautiful. Lots of mature trees, all the lots ate 1 acre plus. Just to far for me to live in. It is in the early development stages, debries will happen. There are more homes under construction. Check it out. the homes are stunning. If you have never been in a new construction, I will give you the information my Realtor gave me. New construction takes 10 years to settle, YES, 10 years. lines in the dry wall will happen, from where it meets and its taped, cold and heat cause expansion and contraction, casusing these. Absolutley normal. NOTHING to freak over. TN is all red clay, and Clarksville is on top of caves. Yes Caves. To the person that speaks so negative, I have an amazing agent that can have your home sold very quick. It is a shame that people have to bash a good hard honest, and hardworking builder. Trust me, no other builder is out there getting the lot of your home ready to build your home. He is the one to personally break ground for your home. A man with surpassed integrity, and honesty. My family and I were in a serious jam, we had less then three months to uproot our home in NC and move to TN. I was put in contact with a listing agent for Reda homes and was looking to buy an already existing home. Eventually we were talked into building our "dream home," and having Rick Reda do the work. Everything went great, I equate it to the honeymoon phase of a relationship; things are new, exciting and a lot is going on. But as we all know things change, quickly. We arrived in Tennessee the day of our expected closing; wife, three kids, mother in law, four fish, two dogs and I. The first bit of bad news be received was that our home would not be ready to close on the expected date as promised. I say again AFTER we arrived we received this news. I want to keep this review as truthful and unbiased as possible so I will caveat the fact that we were still able to stay in the house but more as "guests" then new home owners; didn't quite have the same ring. We get to the closing about two weeks later and are told that our home is now $6,000 cheaper then expected because we lost about 60 sq ft (or so) off the size of the house due to a measurement error. Our initial reaction reaction was happy that we would be able to save a few extra dollars during a last minute move, that very quickly turned to worry. Worry about what other errors or shortcuts could have been made or overlooked. Electrical? HVAC? STRUCTURAL?! There's no telling and unfortunately until something happens we are just playing the waiting game, with my family and a newborn on the way... I know it sounds like I am being overly dramatic because it was just a simple measurement error, it could happen to anyone right? Sure it could but then the rest of our issues started developing. In our build contract we had storm doors that were to be installed in the front and back of the house, they were not installed when we arrived at the house or even two weeks later when we closed, it took approximately one month from our move in to finally get what we were approved for. We also were approved for blinds throughout the house, again our bonus room blinds were not there and again it took a month to get them. But, being a reasonable person and still being excited about "our brand new dream home" it really would not have bothered me. What bothered me the most was the fact that I could never get a straight answer on when they would be by to actually do the installs. I would receive emails, phone calls, or people stopping by the house with various different times none of which would actually happen. It finally took me calling Rick Reda himself on his personal cell phone to get some straight answers on things and to actually get some work done around the house. Afterwards, we then noticed several other things like the fact that half our backyard floods and stays wet 24/7 making it unusable (especially with dogs), our property is the largest in the development and the property lines were never even clearly staked, and the door installed by Reda's handyman does not even close properly. This time I tried to take the route requested by Reda and used the email set up for warranty issues within the one year window, I included the unresolved issues in the email and sent it off. I received a timely response with several timelines listed as far as when they would be by to address the issues. First was the handy man to fix the door for the third possibly fourth time (a simple storm door), he was supposed to be here on a Monday. Again I made sure someone was available all day and he was a no show, not a single notification call, text, nothing. Out of the blue the next day he shows up to fix the door like its no big deal. Then I'm told Friday they would be out to fix the swamp in my backyard, Friday comes and goes no fix, no call, no nothing. This time I'm really upset because my wife herself stayed home all day waiting for them or notification that they would not be there and we never heard anything. So again I call Rick, leave him a lengthy voicemail on customer service and the importance of keeping your customers updated with the latest information available, I stressed the importance of HIM calling me back because it might actually show me that he does still care just a bit. Of course about an hour later I received a call from his office worker and not him, that was the final straw for me. It showed me everything I needed to know about Rick Reda and how he feels about the ongoing satisfaction of his clients. I love my house, I love it because it is a house that my wife and I bought together and it is were we are raising our family. It is about to be the first house that our newborn will be living in, it already has so much sentimental value to us that words cannot express. But do not think that for one second if I could go back in time and never be involved with Rick Reda I wouldn't. I have regretted this decision since day one and DO NOT recommend him to anyone else read more
