I believed this would be a wonderful beginning to a better life for me and my two children as I had heard wonderful things about this rental property but boy was a strong facade painted which created disillusionment in my mind. I signed my lease in february of 2024 with a move in date of april 16th. I also am a section 8 resident... for one I never received a tour of the facility or a full layout of rules and notices but lucky for me I'm a nerd and I love to read. I also overheard maintenance specifically say since I was section 8 that it didn't matter if the apartment was up to par with how it should be and that I would't care...booooy were they wrong. I am a single mother of 2 children, both whom have health issues.. upon my move in date that was the first time I had seen the place and with my first inspection there were so many things wrong specifically the paint jobs, the carpets needing replaced and also floor boards with nails protruding not even properly and safely attached to the walls. I have a 15 year old who is autistic with scoliosis and a newly 1 year old with major health issues and the dirty carpets have yet to be replaced therefore not allowing me to fully move in and her breathing has gotten worse since being here. and they come in with spray paint to fix the paint jobs and fixed nothing. then wiped out all my maintenance requests as if they were completed. in the lease it states that a notice would be put on cars before tow, first I have 2 cars registered and on my lease and without any notice they towed my vehicle causing me to have to use the only money I had for grocery's In order to get it out. And with me being on section 8 I don't pay full rent and its been adjusted to no rent and yet they continuously charge me close to 2000 dollars each month while section 8 is paying them. I have called and have been ignored, told someone would be by with no avail and still nothing done. I am unemployed doing my best to take care of my kids and provide them as my family is deceased and i've been treated crappy because i'm recieving help from the government. its wrong. I feel isolated and alone. and i'm at my wits in because I don't have money to deal with this. and instead of cutting me a check they credit my account which I never asked them to do and I don't have to pay rent for the entire duration of my lease as section 8 is covering everything. i've called corporate with no return calls. and the manager just does not care and is condescending and has her favorites, there are cars here that have expired tags, broke down, not in visitor parking which I was never shown or told I had to park in and yet their cars are STILL there even now. It is not almost June and still nothing is changing and my daughter has surgery next month followed soon by my son. I start school in July and I'm not understanding why I have been treated so poorly and without any human decency because I receive help from the housing authority. I just want answers, the refunds I'm owed and an apology. also rent is due on the first, but they started taking payments out my account on the 24th of May when section 8 is paying full rent starting the 1st. something must be done so any advice on who I can contact would help tons. if I call section 8 they will cease payments until everything is fixed and i'm trying to give this place the chance it deserves but so far i'm severely disappointed and have no faith. i've waited 15 years for this opportunity and how will I ever get ahead when i'm being castrated without any reasoning.

Get complaints sent to my door because my one year old is walking around and doing things a one year old does IN THE MIDDLE OF THE DAY, I called they said it wasn't a night complaint , just day only?? My daughter can only stay calm for so long she is ONE. But when the downstairs neighbor is banging on the ceiling with his broom nothing gets said to him. Because "he is a very nice gentleman" he has came up to my apartment a few times , and it is scary because I am a woman here alone with a one year old girl. Top shelf to my fridge has been gone since I moved in, and they "ordered" it still haven't got it so I can only fit half as much as I would like in my fridge for a $1200 apartment?! Oh and to mention someone literally got shot right at the entrance I can't wait to move out and do not recommended

The manager even had the audacity to call and say " we don't have you under that address, I don't know where you got that from but you don't live there" are you fucking kidding me? We transferred units MONTHS ago. Signed a new lease MONTHS ago. How dare she tell me I don't live here? Besides the closet bullshit, this has overall been THE WORST renting experience I will probably ever have in my life. Like how rent for June wasn't take to the bank until June 20th. So for 2/3 of June, every rent check remained in an envelope on the managers desk, and in the bank accounts of people who expected it to come out weeks beforehand. Even at move in, we had everything set up, and I was to be out of my previous apartment on the exact day we were to move in. A week goes by and suddenly that apartment won't be ready for another two weeks, and they didn't have any others! Luckily after a day or so they " found " a unit for us. The pool has been closed for all of July so far, and the gym hasn't been open for months. Lmao besides all that, if you want a shitty apartment where things break at the slightest touch, and an incompetent office staff who don't understand what work orders are, don't cash rent checks, and are never open, this is the place for you!     I currently live at River Oaks. I do not recommend moving here at all. Our experience has been…read morehorrible. I've tried to put together a list, but this is probably not all inclusive. The staff here has been awful through the entire process. - Did not honor original move-in date, had to wait an extra day after planning for July 25th for months. Glad we followed up and tried to confirm. - Carly said she would send us our lease on July 17th to review. Never sent us our lease. - On the 26th, she tried to have us sign our lease ahead of viewing the apartment. - When we viewed the apartment, we made note of several items that were wrong with the apartment (mainly cleanliness items) to Carly and she seemed to brush them off as the norm. She did not give us a chance to write on the itemized list until we got back to the leasing office. - When we got back to the leasing office, Carly hurried us through the signing of the lease (we didn't have a choice at this point anyway). - That night, we moved some of our things into the apartment and noticed the following items that needed worked on. We sent an email right away to Carly with these listed out as such. It took about a week to get ANY of this fixed, including the dryer. Overall cleaning - Cobwebs - Dust on door frames - Marks on doors and walls - Dust and wood chips in kitchen drawers - Dryer Vent is off - Master bath fan is falling off - Kitchen outlet cover off - Bees nest and bird poop on balcony as well as overall cleanliness of balcony - Light bulb out in master bath - Windows are dirty - After moving our things in, we realized the keys that Carly had given us did not work for the lock. So we had to call maintenance on the emergency line to install a new lock on the door before leaving. - The master bath drain plug wasn't even repaired before move in, and now its broken again through half ass repair. - We pay 45 bucks for trash (per month) but the trash near our apartment hasn't been taken in weeks. - River Oaks calls themselves a gated community, but the gate hasn't worked since we moved (end of July) for more than a day. It's constantly open. - The balcony was never truly cleaned, after weeks of trying to get it taken care of. Bird poop covers the corners of the roof. - Called parent company and never heard back from them (Connor Group) - Only received one mailbox key. - Leasing office is horrible about responding to emails. Never gave us a copy of our lease until we went in to get it. - Carly never gave us explicit explanation about how the Rent and Utilities would work through First Billing. Completely leaving out the $45 charge per month for garbage pickup. Lastly, this place is about $400 per month more expensive than the last apartment we lived in for the last four years. We should be getting better service.

    As a former resident, I can assure you that the "positive reviews" featured on this, and many other…read moresites, were because of a lease incentive that was offered to the residents. (A month's free rent was offered to anyone giving a positive review). This was in an attempt to improve the reputation of the community and of the property management team who took over last September. Management made all sorts of promises when they took over to improve the community and do better than the previous team. I saw no improvement. Conveniently, it also obscured the double homicide that took place *on the property. (They will insist that it was the neighboring property, which it technically is. However, for where I lived it was nearly next door.) Rather than address their tenants' security concerns, they came out with the lease-incentive contest the same day. The community is plagued not only by crime but also people who are not respectful of community rules or property. While living there, my dog was attacked by a neighbor's dog who was let out unsupervised. The owner's were not only negligent in supervising their pet, but also in cleaning up after him. They're not the only ones. The common areas are overrun by people who don't pick up after their pets and by a dumpster that is nearly always overflowing. Be careful driving through the neighborhood as everyone disregards the posted speed signs and good luck finding parking in front of your own unit. Though property management sends periodic emails reminding residents of the rules, good luck getting them to enforce any. Also, good luck getting out of your lease! Prior to closing on my new home, I informed the property team that I would be moving out and gave my 60-days notice. Because my (1-year) lease expired approximately 45-days into my 60-day notice, they insisted that I pay for a full month over the expiration of my lease, and then increased my rent for that month, even though I no longer even lived there. (I had, in-fact, already moved into my new home). In addition to charging me the rent, utility companies that I had shut off service for are now contacting me because the property insists I was still responsible for the utilities, despite the fact that I had moved out. Though they are relatively new units, they are not well-made and I had frequent maintenance issues. In hindsight, I wish I had kept looking and seen the property for what it is.
