As a homeowner and working the my HOA manager, I have to give an A+ and 10/10. However, as a renter and person looking for property for my 78 year old mother where I will still be Primary person taking care of the financial piece and caretaker 75% of the time, 2/10... D-. Completed the application, paid the fees, but then I have to call and email to find out what was going on with my application. Didn't receive and update and when I did reach out about renting and the application, the comment was we don't have anything for them to realize that I have two separate accounts that I mentioned in the beginning. The process to rent shouldn't be this difficult for anyone looking for a home or place to move into. There's a way to be more efficient and effective in how things are being done. Figure it out soon. Do NOT use them to 'take care' of your property. They are terrible. As a concerned neighbor of one of their properties, we called to tell them the 18" high grass in the front yard needs to be handled, they shunned my husband, telling him 'We have a lot to do with this property!' and it wasn't a big concern of for them. So, we called the City of Clovis and they issued a citation. If they were kind and let us know they were working on it then good, but don't give us an attitude when we are trying to help. Regency has been my property manager since 2005, but the last 3 years or so they have gone downhill tremendously. Not sure if they got new owners or management or what but something BAD is happening over there. Very poor communication with owners. My property is in a good location, never had issues renting it. Went vacant April 2025, no proactive communication. I always had to manage them. No listing on their website. After complaining to them, they claim it is now rented and the tenant is moving in 12/19, but cannot provide me with the lease because no lease has been signed. This is the level of incompetence. read more

Do not rent with this company. Me and my family we live here for over 3 years. We constantly have to remind to come fix something cause they wouldn't come at all. The heater and ac don't even work ! My family have to buy our own heater during the winter and our own AC during the summer to keep us cool and warm! The kitchen wood was moly ! Like really moly and they wouldn't fix it until we send the state inspection to come check it out and it wasn't save so they finally fix it with cheap paint on top of it to cover the mold after 3 years . We constantly have to take picture and videos of what day we turn in our checks for rent to have proof that we turn it in on time cause they will purposely charge us late fee every time for no reason when we turn it in on time ! When they do send people out to fix stuff , they people are rude and do a shitty job ! They didn't come to fix anything but break it even more. The picture of the sink is when they come cover the mold around the sink but end up breaking the sink wall so they glue it back on. They fix the shower head and water was leaking out of it , spraying it to the wall instead which you can clearly see in the picture so my dad fix it himself . When we first move in we check out the back of the garage and there was LOTS of dog poop that wasn't clean up from whoever live there before us which was disgusting! Everything about the house was in bad condition. It wasn't safe to live in. We got inspection to come in and they found out we have lead poisoning in the house, mold in a lots of places , and weird stuff in the water we shower. The papers were sent to Regency's to fix it and when they did fix it was cheap work and evacuated us out cause apparently " we were asking for too much" . They were just lazy and cheap! I'm extremely uppset The ladies it the front office are very demeaning and made me feel like I was nothing. They weren't friendly or welcoming. I placed mine and my sons applications with Anna whom i believed would be processing my application. But when i would call about it she would transfer me to a different person and nobody would answer . I left several messages and got no response. So i finally paid to see my own experion credit information to make sure there werent any negative collections or anything due. And i found i did in fact have an unpaid medical bill. So i went ahead and called the collectors and paid it . I called to tell them that i was unaware and had taken care of it and they then told me i had been denied due to that one collection debt. So i asked that they reconsider because i was unaware and was now in good standing with the collectors. And they said they would transfer me to the lady who processed it moddy. Well she never amswered. The next time i called they told me the processing agent was iaida​ and transfered me again with no answer. I then asked if i could possibly speak to brad whom my sister has known and befriended for some time now. And they scoffed and said let me see he's never really hear. Then came back after 5 mins to tell me they would transfer me to his assistant. And once again she did not pick up either. And still nobody called me back. Today when I called instead of picking up and transferring me the phone rang and rang someone would pick up and put it back to the automotive answering saying someone would pick up soon. And then someone picked up didn't say anything and transfered me through to a random desk where I was supposed to leave a message but the vm was full. Figures! They did however answer when I called from my husband's number only to tell me they would take down my info and let someone know. Ughhh I'm so frustrated and sad I feel like giving up. read more

do not rent from regency, we use live on the property 3411 E Harvard Ave, regency does not care about your health & well-being. we've lived in that property for 3 years continuously having to remind regency to send people to come fix our house problems for mold that does not go away, for termites, for ant infestation, & plumbing issues. if you look at their recent rental pictures for 3411 E Harvard you'll see that the kitchen is covered with a "brown countertop" it's not lol it's cheap paint that is painted over a red, dirty & moldy countertop, they've only decided to do that after we threatened to take legal actions mind you 3 years later, the two lumps under that countertop by the sink is a piece of wood that is completely infested with mold. the mold was so bad that my little brother got pneumonia, RSV, & mold inside of his chest that is still being treated to this day. not only that, they'll charge you "late fee" for absolutely no reason because their workers can't do their job correctly & will later say that they found your check after confronting them. we've also had code enforcement did an inspection for that property & found out the house has lead poison, black toxic mold, & many other things that makes that property unsafe to live in, code enforcement did forward those information to regency hence why they came by and did that cheap work on the countertop & also everything in the house, after we threatened to sue them for the damage they've done to our health & well-being they "evicted" us because they said "we ask for too much" & it was the "landlord" that wanted us to move out, we all know it's because they're too lazy to fix their home. most of these reviews are fake & we've talked to multiple property agencies & they all know about regency dirty work. save your money & take it elsewhere. read more

These people are vile, horrible human beings. For all the people who posted before me and will post after me, especially if your living in subsidized housing, you all need to file a complaint with HUD, and with the fresno County housing authority. They are receiving between 950 - and 1150 dollars per tenant on subsidized housing. I believe that is over and above what the tenant pays each month. They are supposed to insure you have safe livable housing, it should have running water, flushing toilets and be roach and rodent free. It would probably help if all the tenants file at once. They get paid enough to keep up on repairs and pest control. If you feel they are discriminating against you, file a complaint with central California fair housing. read more

This property management company is a horrible it is not the place to go through I have nothing but problems with them they kick you out just based on what the manager says and don't even try to work with you or put you in another address. They talk to you like you are beneath them I would not recommend this property management to anyone. I sure wouldn't suggest the apartments called vista del Loma apartments the manger is racist and is on drugs and she will make u feel unwelcome and complaining about every glass that breaks or smoke detector goes off. I believe I have a case of discrimination and regency and vista del loma. I wanted to add that the owner of regency property management company helped me and my family. I reached out to him and he returned my call a few hours later. Helped me stay in my unite and I couldn't be more grateful for him helping my family. She is communicative gets what I need and keeps it going smoothly. She found me tenants in what was a tough time and market. I plan on using Debi and Regency for any other properties I will acquire. I can't even believe this company felt comfortable collecting our deposit for the unit they gave us. Absolutely disgusting. We were told we couldn't view the unit before hand because it was being cleaned. Once we opened the door we were greeted by a floor full of cockroaches and dead bed bugs, not to mention the baby cockroaches still crawling on the walls. To think that any body would consider this a livable situation, more so a company who's job is to find you a livable home, is mind blowing. These are smart people, they don't make needed repairs leaving people without safe housing, they charge you for any work they don't do, you will be out of a deposit due to their own negligence. They contract with area real estate lawyers so individuals can't get help outside of legal aide. Legal aide is so impacted and they can't help in a timely manner. The code violations they are responsible for are well known to the city inspectors. Get a real estate lawyer outside of Fresno county. Protect yourself. Know your rights. read more

If I could give 0 stars... I have lived across the alley from apartments managed currently by Regency for about 6 years. We are friendly and cordial to all the neighbors. There is a serious parking problem in this neighborhood because there isn't sufficient parking for the apartments and host of multi-complex houses on this street. On any given night there may be from 5-10 cars parked in the alley and maybe 3 or 4 of those are from the apartments. The rest of us live in the multi complex units on the other side. Regency has hypocritically harassed me and my wife about our cars when their own tenants are doing the same and worse. The parking is an issue that we all understand and we all work with each other. The multi complex units have back fences across the alley from the apartments and if we park along our fence we can do so without blocking the alley even though this is considered a no parking area. But the apartment tenants are some of the worst. Double parking behind parked cars. Parking blocking the dumpsters or blocking the alley in such a way that you can't drive through. And while I have never complained or called Regency or the police, they routinely leave threatening notes on my car, and have called the police. I have called them twice and left voicemails regarding this situation. I have also called times Ive seen busted sprinkler lines which were gushing water. Just trying to be a good neighbor and save them some money. They have never returned my calls. I've smiled this off and rolled with it as much as I can and today I've decided it's time to put my experience out there for the public to know about. Update: 10/23/2018 Brad, has contacted me from the property manager, and offered apologies and was very receptive to my input. He has also spoken with his staff. I have received no more notices on my vehicles for probably 6 months. (I have also noticed now that their tenants are no longer double parking, and blocking dumpsters and fire lanes as before.) I appreciate these changes and I have agreed to update my review. My recent experiences now reflect a different rating and I want to be honest and share that as well. To be clear, I've never been a tenant of theirs. Simply a neighbor to a property they manage. Thank you Brad for reaching out several times and showing a sincere interest in reconciliation. I just purchased a home in the European gated community on Teague and Minnewawa in September 2019. The house is now up for sale and I never moved in because it was infested with RATS! Gina and Allison @ Regency Property Management both knew that the neighborhood is also infested but told me they did not have to disclose that information because their is no law in California that states they do. They also informed me that their exterminator has put out traps. They don't feel it's that big of an issue that RATS infest this property. read more

Terrible company,began trying to set us up because they didn't like that after living there for many years we had managed to hold on to the same rent price, suddenly they refused our rent one month just so they could try and sue us saying we were refusing to pay rent instead, and once we got to court they claimed they had already served us an eviction notice when they really hadnt and forged the documents, but then the house suddenly caught on fire because it was full of faulty wiring and had no insulation in the walls, they then attempted to sue us for not paying the rent again even though the house had burned down and was now uninhabitable as they were somehow unaware that their property had even burned in the first place even though their building was 2 blocks down the road from the property itself. They then tried to claim that the fire was cause by someone cooking meth in the back yard even though the inspection showed 0 drugs on the property all because a random homeless guy that was near by during the fire started telling the officers/firemen on scene that they were a meth cook, then after that was proven wrong they tried to claim it started in our tree house from an overloaded extension cord shorting out even though it only ever had a small lamp plugged in and that extension cord wasn't even in use at the time since the only person who used that treehouse wasn't home at the time and everyone else was asleep inside the house, then after that they proceeded to ignore the fact that the insurance company's inspection confirmed that it was actually their faulty wiring on the back porch that caused the fire but they continued to try and push the blame on us, this company has no problem threatening elderly people and their already struggling family with blatant lies to try and strong arm them into paying incredible amounts of money that they don't have, and they have no issues falsifying documents to suit their needs and in the end they don't even actually seem to care for the properties they do have given the faulty wiring all throughout which ended up causing the fire that killed our family pets and almost killed me and my grandmother, no insulation in the walls which caused it to be freezing in the winter time and allowed roaches to infest it from inside and somehow they didn't even know that their property had even burned down and was now uninhabitable untill a month after it happened. They will threaten the elderly and disabled for trying to defend against their lies or try to call them out for forging legal documents they will then start to threaten you with increasingly intimidating lies in hope that you don't know the laws and will just fold, . They are crooks that seems to save every penny they can by cutting corners on their properties even if it means nearly killing a whole family in the process all over the fact that we had kept our lower rent and they felt it was time to get rid of us by any means just to make a few more dollars a month even if it meant ruining a family's entire lives in the process. I'll never get over how they trapped my grandma in their office alone and refused to let her attorney or family in with her during negotiations so they could try to force her into giving up on countersuing by threatening her saying that they would send sherrifs to meet her at our house to evict us and arrest her right then if she refused. They had no problem taking advantage of an elderly disabled lady by confusing, scaring and isolating her from anyone that could point out their obvious lies with false threats of prison and homelessness just to save themselves from getting caught up in their own lies. In the end their greed and lack of installing quality wiring cause them to lose even more money when it burned down. Be warned they will try to set you up then sue you and will falsely threaten you with prison and eviction if they think your rent is too low, they will try to ruin your life and will do anything just for money with no regard for how it will effect you or your family.
