If I could give them a negative star I would. This is the biggest scam I have ever seen. Hidden fees, auto renewal that you're not even aware of even once you tell them that you want to cancel. $700 restoration fee when you didn't put a single hole in the wall or anything. There is a hidden fee for everything. They will send you an email on the first of the month and charge you a late fee in the same month and try to backdate it and tell you that it was due on the 30th of last month. They are completely based out of the UK there's nobody here to talk to you. There's no 1- 800 number to call. The people that work there don't even have anyone to call. They supposedly can't call and talk to anyone above them. They say everything is automated emails subscriptions whatever so there's nobody to argue with there's nobody to fight with. After being with this company for over 6 years, new management has taken over and increased rent over 30% in 2021 after they left us with only 1 person at the front desk during covid. But at the same time, please know that they upgraded their entire facility with brand new carpet and paintings on the walls and also painted the walls. They increased rent but took away the printer behind the front desk, the ability for the staff up front to purchase even sticky notes! Besides that they took the call answering service which was very helpful to our business, and gave it to another company and I lost so much business because of dropped calls, missed calls, missing emails, and just lousy excuses. The service did not work the same and was not consistent. I am stuck in this God Forsaken contract for one more year even though they have double charged us 3 months this year and then they have given us late fees at least twice this year even though the payment is AUTOMATIC! But when we put in a customer service inquiry. They don't care, and they are not responsive. They only close your ticket and send you a survey which is expired when you open it. DO NOT RENT SPACE HERE. I have friends who also have space here and their rent increased in 2021 just like ours did. It used to increase just 6% per year but this was ridiculous and they did it right after I upgraded to a new office after being there 6 years. They changed their policies about what we had agreed RIGHT AFTER we signed the 2 year contract last year and now they are just pleased to tell me we are stuck in the contract. This company is Nasty and DIrty and treats small businesses horribly. They take advantage and their customer service is DESPICABLE to say the very least. They don't keep you updated. They don't care. Do not lease space unless you, your coworkers and your clientele are white. Aside from the over-billing issues mentioned in other reviews, there is a reason why they have an "F" rating and over 600 complaints with the BBB. The staff at the Colonnade in Memphis insulted families we had done business with for two decades. The blatant racist remarks were designed to make us leave, which we did. But they "auto renewed" our lease for another year at twice the rate and are harassing us to pay. We will probably have to go to court to settle this, which is time and money. But not fighting is the same as condoning this behavior. Read the fine print. There are numerous traps and additional fees. Some they bill automatically unless you stop them (I.e., coffee fees). They WILL access your space, even showing it to other prospective renters. If you have confidential documents, there is no guarantee those papers are secure. read more

The space in Memphis is nice and the receptionists and leasing folks are nice, however the billing is aweful. Monthly billing is usually wrong, and very unforgiving on top of that. The worst part, and the main reason for my low score, is their policy on deposits. I moved out around Nov 23rd and today, Feb 9th, I'm still waiting on the return of my deposit. They even made me pay an "Exit Fee" of about $250. I left the place in great shape so it's not like they have any reason to hold my funds. It's all explained as standard operating procedure. Everything they do financially seems to benefit them. You have to watch your bills closely with them and "keep them honest." read more
