UPDATE: Got a call from Joe Herrera in the office. He apologized and informed me that this should have been looked at more closely. He was very helpful in working with us to resolve this. Even gave me his direct email in case I had any other issues. Thank you Joe! Wow. Just got off of the phone about a late fee on my account. NEVER been late and have been living at this property for 4 years. Again...NEVER been late. Our lease was set to end in November of this year, but we extended it to May. I didn't think about needing to update my autodraft for my rent so they charged a late fee once it didn't autodraft. I tried calling their collections group for a WEEK. Left a voicemail, texted their number that was provided in an email notification, tried to get a message through someone in their office...NO response. Called today and couldn't get them so I got someone at the general extension. He went to ask collections if they could make the exception after seeing there were no late fees in my history. When he got back, he informed me that they said they could not make an exception, HOWEVER, I didn't have to pay it all at once. That's not my concern. My concern is that I am NEVER late. Why on earth wouldn't you work with your GOOD tenants that take good care of your properties, that always pay and ON TIME? Terrible service. And this isn't the only issue I have had with them. I rented from them for 6 years. Never been late on my rent and rent always paid before the1st. Majority of the people in the office are rude. The most and best communication you will ever receive is when are renewing your lease or looking to rent. You have to contact the office every day and stay on them in order to fix anything. They think that plumbing, roofing and air are the only things they have to fix and even then, its a struggle to get it done correctly. Most times they don't even contact the owner and see if they are willing to fix anything. My front door never properly locked correctly, and they told me that wasn't a necessity. I had plumbing issues in my ONLY bathroom where we couldn't use the tub. It took nearly a month for them to fix . Two out of four of those weeks they literally had my whole kitchen wall open because that was the only way to get to the bathroom plumbing. So for a month my bathroom wasnt working, and for two weeks couldn't use my kitchen. The entire neighborhood had rodent issues with them coming out the sewers, I had to fight, threatening to break my lease etc just for them to come and properly seal up my home, they didn't even tell the homeowner who was more than willing to pay for pest control and once found out felt so bad he sent me a gift card. Due to this I was told that I will be getting new carpet because again sewer rodents were in my home, when I followed up about it, I was told that was never said. They forget to follow up on Maintenace request, but every year faithfully goes up on rent even though nothing is really getting fixed. Also if you have a disagreement with anyone in the office or they feel like you are calling too much they will screen your calls. I almost forgot 9/10 if they send someone out it will be coming out of your deposit so don't bank on getting much back. For the most part my nagging and persistence got most of the things I needed done that's the only reason they're getting 2 stars. read more

DO NOT RENT FROM PREMIER PROPERTY! They do not have YOUR best interest at heart. They will not give you back your deposit even if you are an ideal tenant who always pays on time and keeps your home in really good condition and clean it for a week before moving out. My mother and I knocked ourselves out to get back my full deposit. They are charging me for painting that is a result of "normal wear and tear." There was no damage to my walls. Any minor nail holes that were a result from my artwork were cleanly spackled and ready for them to paint. I have NEVER heard of a landlord charging the previous tenant for the normal wear and tear painting!!!! I was diligent in scheduling a final walkthrough before I left town. When they were over an hour late I called to see if they were coming. They said they had tried to call me to confirm my appointment but I never answered. Well, that's just a lie because I have a modern phone that will show me when someone has tried to call me. I have "Premiere Property" in my contacts and would have either answered or called right back. It was too late for me to reschedule because I had to move out...the truck was packed. Despicable practices. Last summer I met the owners of my house. They had never seen the house and were happy to have me show them around. The property started at $990 let's explain why it should go down from here and why you SHOULDNT rent from PREMIER PROPERTY unless it's last resort. Recently moved in a property of there's, they claimed that the property was recently vacant and properly retouched. Claiming to had clean carpets. Keep in mind I never was able to see the property entirely due to the lights being off at the moment. So I wasn't able to see things clearer. But I new each and every blind in the windows where stale with an orange and yellow tint. Master bedroom sink had distasteful cracks in the bedding of sink, the stench roaming through the house is coming from the MBR carpet! The home had a strange smell as if it were an animal in the home previous, Bedroom floor carpets had random nails in the floor, the carpet in a bedroom is slowly lifting. The walls had yellow smudge marks like dust had settled upon the walls. Webbing in EVERY single corner. So later months go by and 1 of the 2 showers happened to be acting funny, took a snake down the drain and it's LOADS OF CARPET CHUNKS in the bathroom tub. So naturally cleaning the tub with your everyday bathroom sanitation sprays ADD that to carpet cleaning solutions !! The tub started peeling like crazy . NEXT, the A/C filters that they send to you randomly ... please change yourself your floors will flood like crazy leaving a mess for you . Outside the home is load of wasp nests. The overall condition of the home was 6.9 out 10. Last thing, the doors on their homes are not secured enough. They should inspect door functionality before releasing a home. So I used to rent with Preimer Property some years back and we decided to go with another company because Premier didn't have any properties we wanted in the zip code that we wanted. So the house that we were in renting from them, we fixed the fence and some other things on the house and left it in great condition. Better than the condition was when we first rented. A few weeks went by, I stopped by the office on several occasions and I never received my $1250 deposit and $600 down payment back. Fast forward to 2021 it's saying that Preimer says I owe them $3100. This isn't right and they know it! I'm at a loss for words. She called them several times and could not get a return call back. I also placed calls and finally got a return back. I told the lady in the voice mail and over the phone with property we were trying to view. She agreed to meet us at the property at a specified time. When we arrived, we did not see her there and the home looked to be already rented. We called her and she stated she was at another home on the same street. When we met her there, she claimed that the property we wanted to see had been rented for several months and she didn't know we wanted to see that one. She claimed that sometimes the listings will show how long it has been online and that should tell us that the property was already rented. The home she did show however was awful. She claim it is on their coming soon list so it still needed work. 1. So how did you think we wanted to see this home when it's not even listed on your website yet? Where would we have gotten this listing from? 2. I gave you the address several times and you said yes it was available. Which one is it? How can the home thats on a coming soon list be available if its not even listed to rent yet? How could one that's already rented be available as well? 3. Why did you show up very unprofessionally dressed? You looked like you just got out the bed and threw clothes on to meet us. 4. Why did my coworker call you 4 times and left messages and text messages and you never replied to her? However, you replied back to me? 5. All of the reviews for your company is terrible. 6. The power bill is completely outrageous at this house! I pay almost $500 a month for power in a 3-bedroom house. The windows are plexiglass so there is always air seeping in and out. There's a large tree in my backyard that fell and busted the window and a vehicle I have parked in the driveway and when I asked about the tree being trimmed they immediately turn defensive and told me they were not paying for the window on my vehicle, even though I never even asked him to! They fought with me for over 2 months about getting the tree trimmed until I told them that I spoke with an attorney and the next thing you know they're out here cutting it no problem. But then they tell me that I have to move my vehicle out of the driveway just because I'm not driving it right now. I have two vehicles and that's absolutely ridiculous that I shouldn't be able to park it here just because the battery is dead. (I never moved it!) one I got a text from somebody and then 30 minutes later another text from somebody else they're very antagonistic and honestly just all-around smart-ass' to deal with. I paid $850 in a deposit + $250 pet deposit for this house therefore I will not be paying my last month's rent because I know that there's no way I'm going to get my money back no matter what I do. Just look at all the other reviews! I would never suggest renting from this company. I have lived here for 3 years and have constantly had problems with the sink and the washing machine not draining properly so it has to drain to the kitchen sink instead. I was told that I had to bring in a plumber and pay up to $500 of the repair. they are absolutely ridiculous! There's electrical issues (fuses blow constantly & box is outside house NOT SAFE! Sockets are janky and make popping noises.) Air conditioner is way too small for this size home and my son's room is always freezing or burning up hot. The week I moved in which was in March of 2015 I called them to let them know that his room was super hot and they said no problem that air conditioner probably just needs to be charged will send somebody out. 4 days later I get a call that says somebody has been out and there was nothing wrong with the air conditioner so they're going to charge me $175 for the service call. I told him there was no way in hell I was going to pay it whenever somebody else made it executive decision to send somebody out here on their own. I ended up having to talk to four different people and then go over their head to a supervisor in order to get them off of my back about it. not to mention that the kitchen is so small you can only use a stackable washer and I had just purchased a brand new side-by-sideI had just purchased a brand new side-by-side washer and dryer unit 4 months before moving in here and there was no way I was going to turn around and sell it so I can't even put a stove in my kitchen because there's no room. what it all boils down to who they should have told me about to stackable unit only. And about the previous MLGW bills oh, because the house had not been rented an over four years I could not get a history whenever I called because nothing was available. And I've never lived in a place where they refuse to do maintenance!! I'm disgusted now seeing the comments of how they've treated African American people as well. I happen to be Caucasian but I am in an interracial relationship and now I'm starting to get some clarity on the treatment that I received the past 3 years. I was convinced that this was a company with integrity..boy how I was wrong..this company asked for all kinds of information and all to just take your 40 dollars and ding your credit. I paid the fee and they checked my credit all to be told you have to make 3 times the rent in take home. I was floored, if I was told from the beginning that it was by net and not gross, I never would've wasted my time with this company. And then as you know I clean my house very well, they want it even more they wanted you to have your roof cleaned they wanted you to have all your leaves up out of the yard extreme but I did it in fact I paid $250 they did the back in the front of my house clean so I had a lot of bags on the other side of the sidewalk in front of the house I checked with sanitation they said that they will pick it up regardless if I move or not. So their pickup is every third or fourth week of the month. For curbside pickup, This company being such a money hungry company get their vendor to pick up my trash on the 14th even though the city was going to do it free, they charged me over 400 and some dollars, they said a regular price would have been $800 and just think even with the city would have did it in advance they only charge $150 so this greedy company charged me that amount of money for the black bags on the side of the street it cost me $250 to get the yard clean they charged me over 400 when they picked up the bags too early isn't that something crazy this the most unfair company I ever seen in my life people listen never do business with this company because with the economical crunch we are in now they don't care they going to take as much money as they can and keep for themselves so even though my house is clean and they over emphasize the need to do the roof in all the leaves after everything was done they charged me over $400 to pick the black bags up that the leaves was in isn't that the craziest thing you ever heard. In fact this company have not paid me a penny. My deposit was $1,300 they were only going to give me $800 and something back which they never did. So my viewers there is plenty of companies around here to deal with do not ever deal with a company that keeps your money it's almost like they're stealing from you I did my part and I made sure that the sanitation was going to pick up the trash but they ran ahead and buy them running ahead they charge me over $400 and some dollars for little trash. I first hand, would never recommend this company. It all began when I was searching for a home and found a cute townhouse I was ready to put the deposit down on that day. The lady supposed to be meeting me to view the house stood me up, and stopped answering my calls or texts. I should of known then not to rent through them. I instead rented a different town house in a totally different location and stayed in my property for 3 years. Maintenance was slow as can be, at one time I had a anonymous leak and my carpets were drenched in water! My walls were never fully painted correctly so you could see graffiti from when the house had been abandoned and all types of gang writing on the walls. I complained about numerous things they never wanted to come out and fix. Of course when I moved out, i was only offered 200 of my $1000 deposit back. It took a while to finally get in touch with someone to sit down and discuss why I was only getting 200 back and their reasoning behind why I was only getting that back were for normal things that take place in a home. The home was left in the same condition it was when I moved in but they complained about repainting (which remember I notified them of that the year prior) but now im being charged for it. They said I didn't clean vines off the house and that there were indentions in the carpet where furniture was and that I didn't have the rug professionally cleaned. Mind you there were no stains and that is no where in the contract but they say its usually helpful if the renter does that, yet its not recommended or mandatory. They find any way possible even if you have pictures of evidence to keep your deposit. I could go on for days but i'll just leave it at this. Steer clear and rent elsewhere or better yet just buy! I rented from this company twice. The first house had been renovated and new grass put down. Consequently, I was never told that a woman was shot and died in the home previously ( yes, I asked if someone had been shot and died in the house). Also, there was no insulation in one of the rooms so it felt like whatever the weather was at the time. At the end of the lease, they took half of my deposit! The second house was better and located in a better neighborhood. I didn't decorate this house like the previous one in fear of not getting my deposit in the end. Well, they charged for wear and tear of carpet, paint, and removal of trash! At the end of my lease I HAD THE HOUSE PROFESSIONALLY CLEAN AND THE LAWN PROFESSIONALLY DONE! Even though, during the walkthrough it was stated that the house looked magnificent... they still took half of my deposit. I fought it but they refused to give me all of it back! Illegal submission to civil court for collection. I received notification from Credit Karma that a new account has been added to my credit report. Upon my discovery, i noticed that i had a judgement from Circuit Court added to my credit report for $1,320. In going onto the Circuit Court website, I discovered that i was added as a defendant onto an address (1075 Galahad Cove, Memphis, TN 38134) that i no longer resided at this residence. I also paid the required termination fee of $1,045 including forfeiting my portion of the down deposit in order to legally be withdrawn from any further financial responsibility to this account. I paid the termination fee on 11/28/2016 and moved out of the residence on 11/30/2016 whereas my ex boyfriend remained at the residence. Apparently he went into default and became evicted (no surprise). But I am completed disappointed that this matter was overlooked as well as now it has affected my credit score and has been listed as a public record due to somebody's oversight. Now i have to spend time and effort in clearing this matter up when my name should have been removed from this lease agreement completely. Mr. Stewart is the only party who should and will be responsible for any financial default at this residence. I no longer have any further legal obligation to this address as of 11/30/2016. The sad thing is that I was actually thinking about renting or even buying from this company in the future but i will pass. I've been searching for a house to rent on apps like Trulia and Zillow and time is running out before we have to move but when I use the contact feature on those sites the company does not return call or email. When I called Premier Property Management directly they tell me the houses I'm interested in are already rented. I've had to call them several times and each house has already been rented. I asked the woman I spoke with if they could go through their postings and disable them on the apps so there is an accurate listing of available homes and she said "Look, we are very busy" and then hung up on me! If that's how they treat potential tenants then I'm not interested in finding out how they treat their actual residents. read more
