    "Destroyed carpets" -Patricia May

    I see many reviews happy with moving in and initial response. Reliance property management, specifically Patricia May will leave you hanging once you've signed a lease. Take video of EVERYTHING upon move in and even if you do, as I did, they expect tenants won't take legal action. Terrible management for tenants & landlords.

    If you're a property owner, don't pick this company. They are unresponsive, and will grossly overcharge you while leaving your tenants begging for basic habitability. For not 8 days, 8 weeks, but an average of 9 months. If they tell you they hired a maintenance company, it's likely one they own. You should look into that. And if it seems like a unit has been vacant for longer than it should be, it's probably because they're collecting rent and not telling you. If you are a tenant, keep looking. Most property managers are dirty, but this is one of the worst. They will lie and bully you, change the accounting software figures, or blame it on an employee that no longer works there, (even though they knew what was going on). Your personal information is not safe here either as both another company and myself were sent 2 other tenants private info when asking for my own. Fyi: Property Managers have to get a real estate license to broker properties you might want to look into those laws and rules also. I have never experienced such careless, negligent and ruthless greed. More people need to speak up because if you're not the solution you're the problem. In reading others reviews I noticed Alan Boyers name, who is a dishonest snake. But the business has been sold to Tim Gray who will blame all problems on Alan. Beware Tim is just as slimy. And fyi, to be Ps The vagueness is only because I'm still a tenant.

    We lived with Reliance for 2.5 years. They did a good enough job responding to issues as they came up, so I'll give them two stars to be fair. BUT when we moved out, all hell broke loose. Our security deposit was $1,400. After the one month after we vacated, we received a check for $79 back. The charges? The claimed the apartment had mold. Repeatedly we had made requests regarding the aggressive mold, most notably when we discovered a crack in our shower that was leaking water into the subflooring. They at first reacted quickly to this, making plans to temporarily move us out and install a new shower since extra moisture in Portland is a no-no. When the contractor couldn't work in the time frame, Reliance never followed up...leaving the water to drip, drip, drip. Also on the charge list was $252 for repairs...which according to them was to detangle blinds, which at $50/ hour for repair crew (Reliance's number) that means it took them...5 hours to detangle blinds? Huh. Yeah, Reliance looks nice, but they will screw you over once you move out. They represent what Portland has become: Neo-liberals who are massive capitalists but try to seem like anything but. Don't use! Here are some pictures...does this merit $1,300+ in charges?

A few examples include excessive maintenance delays exacerbating damage; zero or poor quality vendor selection, expensive work tasks poorly organized and charged in duplicate, and weeks or months delay in responsiveness to tenants leading them to handle things on their own again exacerbating my expense and everyone's frustrations. The most recent example of negligence was this week: the tenants submitted a work request 10 AUG and received no response, they then sent NSP a reminder of the issue on 01 OCT, I was forwarded a work order request and learned of the issue 06 OCT, and still had to coordinate to address the issue myself and I live in another state currently which is why I need a good competent property manager. I've read the other reviews including responses from the business; the customer complaints are familiar and responses from NSP are unfortunate. Opportunities to take accountability are glossed over and those implying that the property owner was confused or something was lost in translation is both insulting and bizarre as NSP's only job is to manage tenants and their homes. My experience has resulted in the loss of tens of thousands of dollars; I'm looking for another property manager before I lose my home due to mismanagement. This week was the final straw

I feel very fortunate to have had the opportunity to rent a home from him. 1. He will actually return your calls and talk with you! 2. He will answer all of your questions. 3. He will respond to your emails. We walked through the home together at the time to sign the lease and he told me where the flaws were and to write them down. When I had an issue with the rental, he did not ignore it and worked with me to resolve the issue. He cares about the condition of the properties and wants to keep them maintained. Basically, just having the opportunity to talk and establish a relationship with the person you are renting your home from feels very nice - like the old days. Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

As it states on their website If you pay a cleaning fee in the beginning you will not be charged again for the cleaning fee at the end of move out (APPARENTLY THATS A LIE) which tbh i fully expected them to try and pull some shady crap so I went ahead and paid a professional company $650 for a move out clean. Everything in that house was spotless and they're still trying to charge me $750 for "excessive dirt" which is funny because that place was literally spotless I have the receipts, pictures, and even video proof. They cannot and will not provide me with pictures of this supposed "excessive dirt" theyalso stated that after a 3 year lease mind you that there was apparently excessive "paint dammage" which i know for a fact is not true because again, pictures, videos that I took before leaving the keys on the counter as I walked out for the last time. They also can't provide picture evidence of this apparent "excessive paint dammage" they then tried to call me and tell methey were willing to give me $700 of my $3200 dollar deposit back instead of the $200 and something they originally stated was the case. Our attorney is putting the case together now and they will be dealing with him shortly. But to save yourself from the extreme headache and stress that they will cause you. Just run the other way. Rent from anyone else. They're hands down theworst managment company I've ever rented from. Im glad to have finally bought a home so I no longer have to deal with places like this. They're just here to rob you. So RUN. Tmg is great though! I had nothing but great experiences with tmg.
