I asked them if that request was a joke- they responded that their underwriter is very picky- When I called their office the lady said they will probably need to push closing until Monday- keep in mind most lenders can turn a package in 30 min- 1 hr if minor last minute conditions exist. In this case they said they are not sure if they will make closing that is 24 hrs away I close over 20-30homes a month and this experience has truly been a nightmare. I am sure my client got a decent rate but I don't think the stress and last minute issues were worth it.

I submitted a request through their website, and within an hour, the owner himself e-mail me back to let me know their latest rates and information on how to start the application process. With such a low rate I was half expecting something to fall through, but I was very pleasantly surprised -- not only was the spectacular rate for real, the process was much smoother and easier than the times I've used a big bank for a mortgage.
