    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

I've unfortunately had to deal with this business for the past 20 years because my condo association had been using Dovan, for reasons unknown to me. I'm still cleaning up the financial mess she left us with. I am posting this now that we no longer have to deal with her because she is EXTREMELY retaliatory. Donna is an overly combative and arrogant person to deal with. I have yet to meet ANYONE who has ever had an interaction with Dovan that would disagree with that statement ... in the past 20 years. She (and subsequently her company) is unscrupulous and lacks any integrity whatsoever. Donna and ethics have yet to be introduced. If you value your property, find another person to deal with. People currently serving time in prison for fraud are more likely to be trustworthy and ethical than this ... "woman".

While our doorman (Danny) was great and one former employee (Joe) and current employee (Sharon) do their best, the owner, Donna, is very combative. Unfortunately when you need assistance they make you feel like they are doing you a favor. I always felt that Dovan just wanted to pocket your $500+ per month and do as little as possible. Donna rarely makes an appearance at the property and she asks the doorman to do crazy things that are way outside of his job description. Funny thing, I am no longer a resident and I am still having an issue with Dovan. It is over 5 weeks since I moved out and they still have not returned my security deposit. They claim they sent it to the wrong address. It's always something with Dovan. If you are in the market for a property management company, you can do much better than Dovan. Find a management company that cares and believes in delivering value.

    I'd strongly recommend thinking twice before working with MBM Management and Frank Marrero…read more I'm sharing this so others know what they might be getting into. We bought a condo in a building that was already being "proudly managed" by MBM about five years ago, and it became obvious very quickly that they were good at one thing only: collecting monthly fees. Beyond that, the management was consistently poor. Communication was a constant issue. It was incredibly hard to get a response, and emails would often go unanswered for days or even weeks. When we did hear back, it was usually vague or dismissive, with little follow-up. Meanwhile, residents were left dealing with serious problems on their own, including leaks and storm-related damage, with no real communication, urgency, or plan in place. Over time, the situation only got worse. Unpaid bills that Frank allegedly forgot to handle on behalf of the building turned out to be just the beginning, and we are still uncovering issues (the amount involved has reached tens of thousands of dollars!!!). On top of that, there were broader concerns around property mismanagement and mishandling of funds. Our building ultimately decided to move on and hire a new management company. Unfortunately, that still was not the end of it. It has now been months since MBM's contract ended, and we are still trying to get our HOA money transferred back. Frank continues to come up with excuses for why he has not returned funds that belong to the building. And from what I've seen online, our building is far from the only one with this experience. A quick search shows plenty of similar complaints from others. At this point, it is genuinely hard to understand how this company is still operating.

We bought in an MBM…read moremanaged building and from day 1 until the time we moved to a new managment company, Frank was nothing but petty and unhelpful. We've requested our building financials for over a year, and Frank always promised but never delivered them. We also learned that MBM failed to pay ANY sewage bills over the past 3 years, resulting in $4k in overdue bills and $800 in fines for our building. I've since learned MBM has done this with MULTIPLE other properties.
