Save your time and money and don't rent from this company. For the last 10+ weeks our apartment (in one of their brand new buildings) has been damp and humid. It took 2 weeks for them to even send anyone out here to look at it after I contacted them about the problem. Almost 3 months later and Rent Cedar Valley has not fixed the dampness or humidity, which has caused mold and mildew to grow all over our personal belongings. They also refuse to compensate us for any of the damages. So now I have to buy a new box spring, mattress and bed frame, and that's not even all that was ruined. They don't care about their tenants or living conditions, they only care about getting their money. Simple as that. read more

Nice property but it takes maintenance 2-3 weeks to come and fix a maintenance request. (I had two while i was here and both were the same time frame) despite following up multiple times. Their response was "they have a lot of properties to manage" - maybe hire more maintenance people then??? Save your money and rent elsewhere! read more

We've been renting from this company for close to two years now. I don't think it's extreme to say that they are the worst company I have ever had to deal with. When we first moved in there were several cleaning and maintenance things we were promised would be taken care of. Such as tar streaks on the wall from the previous tenant, carpets needing to be vacuumed. Blinds needing to be replaced, a leak in the bathroom ceiling that was causing mold to spread. And a 4-foot hole in the driveway. The only thing they've ever taken care of with the leak. Several times in fact because no one seems to be able to fix it correctly. Over the course of a two-month period our hot water heater went out 5 times. The oven refrigerator kitchen cupboards and a bathroom we never cleaned before we moved in the way we were told they would be. I found that trying to get anyone from their office to give you a call back is a nightmare. The only one for the entire company that seems to care about the tenants at all is Ivy but when it comes right down to it her bosses don't seem to give her a whole lot of power to get anything done. We had been given verbal confirmation multiple times that maintenance was going to come and fix things and never have. Other tenants in the building have also had their air conditioners broken throughout the summer without anyone fixing them and the front door to the building itself was broken for the first year we lived here, letting anyone off the street in and out of the building. They only care about you and your apartment when it comes time to collect the money. read more

This company manages the complex I live in (Grand Crossing Apartments) in Waterloo. They are very difficult to work with, including not returning calls to me. In our "safe" building I have had a package and a bicycle stolen from me and they refuse to do anything about it. Including saying they did not have working cameras until the night it was stolen. WEIRD!! Save your money and do not rent from this company. They are awful!!! For the price I pay and thinking that this was a secure place, I would not recommend it to anyone looking for a place to live in Waterloo. read more

deserves less than one. less than -5. we've been stolen from (unannounced "cleaning" people stealing family heirlooms from our porch, confirmed by RCV) taken advantage of and lied to (always given just a short, late email when requesting maintenance saying "we're working on it!" and then nothing happens for days or weeks, maintenance men NEVER knock or give notice before walking right in and yelling for you if they ever do show up, faulty gas ovens are the norm and almost burned our house down by turning on by itself, told them our heat hasnt worked for weeks and they sent two maintenance guys over who said we actually do not have central heating when we were told we do at move in, one of them even said he rents thru them too and his house SUCKS!) treated like idiots (emailed them about the heat.... first response was "are all the thermostats turned on?" of course! and yes, our tiny 1,000 sq ft apt has 3 THERMOSTATS for some reason, so we get charged X3 for utilities with gas heat. they estimated us 30-50 dollars per person. we pay 70-80$ per person on average every month) i could say so much more. This is by far the worst experience I have ever had with a rental company. We were supposed to move in to the house we rented on June 1st and were called a few days before and told it wouldn't be ready until July. Yesterday I went to look at the house that they said was finished. The smell of cat urine is so horrible my daughter wouldn't even walk inside. I went back to the office to discuss this with them and let them know the carpet NEEDS to be replaced and was told "there is only so much we are required to do to get a house up to code". They obviously take no pride in their rental houses nor their customer service. I would recommend renting from anywhere but here. read more

I stayed at 313 Springfield Ave. I was needing a month to month lease and Rent Cedar Valley was the only company I could find on short notice. When I started to contact them, I spoke to multiple people. None of them were on the same page. I did have to cancel a viewing date but I finally got a date and time set up. I met with Jess (I think that's her name) and we did a walkthrough. I had to move in on short notice and she worked with me on that. I got into the apartment and it hadn't been cleaned yet. I bought some cleaning supplies and cleaned it myself. A few days later my door opened and 2 cleaning ladies walked in. I politely told them that their services were not needed. The apartment was in fairly good shape after I cleaned it. I stayed for 3 months and was happy with the overall facility during that time. I cleaned the apartment and left it better than when I found it. I was fully moved out on December 30th but I had forgotten a few keys in my car. I had til 6PM on December 31st to be fully out. I left work and arrived at the apartment at 4PM to find that someone had already did a walkthrough and left dirty footprints all through the apartment. I have photos to show what it looked like on the 30th. I left the keys and went on my way. A few days later a package of mine had been accidentally shipped to the apartment and emailed to see if they could retrieve it for me. I went to their office to get it from them and Jess had informed me she forgot to take the mailbox key with her. I asked if I could just get it and leave the keys on the counter like I had originally done. When I got there I took the keys into the apartment and fold the floor even dirtier than when I saw it on the 31st and someone had used the bathroom and made quite the mess in the toilet. Shortly after that I received my security deposit and they had kept $160. $60 for an additional hour of cleaning and $100 to have the carpet professionally cleaned. I contacted them quite angry and left a voicemail. I was called back by Wes. He explained that he estimated 2 hours to clean my apartment and hadn't talked to the cleaning people to be sure. I asked him what he thought needed cleaned in the apartment and his response was "he walked through 10 apartments that day and couldn't remember each one. I then asked about the carpet cleaning and he seemed to remember that the carpet was trampled and dirty. He could remember the carpet but couldn't recall the rest of the apartment. I believe he was lying to me at this point. He said he would contact the cleaning people and call me back. He did not. I called him and he said the cleaning people did in fact take 2 hours to clean my apartment. Which I'm pretty sure he lied again. When asked if he could direct me to the part in the lease that said I was responsible to have the carpets professionally cleaned or be charged $100 he could not. He said I was responsible for damages. I told him it sounds like they're running a scam, especially since they probably cater to college students. He said I could file with the county and take them to court. They know it's not worth it for $160 and financially it would be better to take my loss. I'm not taking them to court but I will post this story everywhere I can. Jess was very nice to deal with. Wes, in my opinion, is a liar trying to cover his own skin. Dealing with him has ruined what I had considered a good experience. Because of Wes and possibly the way Rent Cedar Valley does business, I cannot recommend them. read more

I would give zero stars if I could, but here it goes. My son is a UNI student who rents a 151 year-old dump of a house in Cedar Falls. Rent Cedar Valley gets $1400 a month for that shack! For almost a month, whenever he or his roommate flushed the toilet, their waste would come up the drain in the basement. When it first started they requested maintenance for the sewage problem. Unfortunately, it took 3 1/2 weeks before they sent someone out to look at it and only because I, one of the parents who pays my son's portion of the rent, had to raise hell. I asked nicely at first, then had to report the mess to the city. By the time maintenance came the basement had 4 inches of poop soup stagnating in the August heat. Have you ever smelled 3 week old urine and poop soup? Trust me, hope you never do. It was also August, hot as Hades and they couldn't run the air because it circulated the sewage gas throughout the house. When they finally did come, they had to bring in a skid loader to haul out a century of crap soaked junk that had been left in the basement by previous renters. Then they had to pump out the poop, snake the drain and spend hours cleaning a bleaching the entire basement. If they had just snaked the drain when they first called they could have fixed it for a tiny fraction of the cost....but that would have made too much sense. Fast forward to the Friday before Labor Day--my son calls and tells me the water heater died and they had no hot water. He said Rent Cedar Valley promised they would install a new water heater on Tuesday following the holiday. I knew that was BS but I tried to stay positive. No shocker that it took them 10 days to get a new water heater. Now it's colder and their furnace is dead. I will update when that gets fixed....anyone want to take bets? Quite frankly I am worried about their safety using space heaters to heat this crumbling house. If Cedar Falls has slum lords, they are one of them. read more

They don't care about your stay after you sign the lease. There's always hidden problems and they WONT fix them, they'll just try to find a new tenant to hide them from. They also always come to show the home without telling you ahead of time. read more
