I am writing to share my experience as a former tenant of a property managed by Renters Place in Tulsa, Oklahoma. My tenancy lasted from May 19, 2023 to December 31, 2024. While the property had no major issues itself and the experience we had with the owner was nice, my experience with the management company was largely negative due to a series of issues. Move-in Issues: Upon the initial viewing, the property was not clean, notably with a significant anthill problem in the master bathroom bathtub. We emailed Renters Place on April 18, 2024, requesting that this be addressed and were told that it was "already in the works". A bi-annual inspection was conducted on May 17, 2023, just two days before our move-in date of May 19, 2023, and the anthill was still not addressed. Upon moving in, the anthill was still present, and we had to clean it ourselves. We also received an incorrect access code to the property on our move-in day. Maintenance and Communication: In August 2023, a storm caused a tree to fall and our fence to collapse. I submitted a maintenance request on August 14, 2023, to have the fence repaired/removed. While someone was sent to assess the tree, the property owner was unaware of the damaged fence, delaying its repair. Renters Place was often difficult to reach, with slow responses to messages. Resident Benefits Package: Renters Place mandates a $35 monthly "Resident Benefits Package," supposedly covering air filter changes. However, the December 2023 inspection didn't include a filter change, and I was instead told to come to their office in Jenks (40 minutes away from my home) to pick up a filter that I should have received with the RBP. On June 6, 2024, a broken air filter was installed. They performed the bi-annual inspection 3 times and an air filter was not installed on 2 of those occasions; on the 3rd, a broken filter was installed. Move-Out and Deposit Issues: We thoroughly cleaned the property prior to our move-out on December 31, 2024. Our lease required professional carpet cleaning, which we had done. I submitted the receipt to Renters Place on January 2 and 9, 2024, and they confirmed receipt. A month after moving out, we received our security deposit back with $950 withheld. Deductions included $450 for carpet cleaning, despite providing the receipt, and $300 for "general cleaning" without specific details. Renters Place acknowledged the carpet cleaning error and agreed to refund $450. They also withheld $84, claiming we hadn't paid the final water bill. I contacted the water district and confirmed that the bill that was being withheld from my deposit covered the period after our move-out date. Renters Place eventually refunded the $84 and an additional $75, totaling $159. I requested a waiver of the cleaning fee, citing the condition of the property upon move-in and our prior email request regarding the anthill, which was not addressed. Renters Place denied this request, stating that we should have pursued the issue more vigorously at the time of move-in. Overall: My overall experience with Renters Place was incredibly negative. I encountered issues with move-in cleanliness, the Resident Benefits Package, communication, maintenance, and the handling of my security deposit. I would strongly advise potential renters to thoroughly research and consider alternative property management companies in the Tulsa area. read more

Scammers. Rent from anywhere else but this company. They put me in a house that was infested with mice, the water was cut multiple times (due to their error) and the heater broke during the winter. Brittney Snoddey consistently talked to me in a demeaning and condescending manner. Kim Wayne put in writing that i wouldn't be responsible for some previous damage and she tried to charge me for it. If you unfortunately end up having to rent from them, dot your I's and cross your T's. Take pictures, videos and screenshots. They sent me a bill in the mail stating I owed my security deposit + an additional couple hundred of dollars. I disputed it and ended up getting some of the deposit back. Although they lied about sending the check and told me the amount of the check would be higher (in writing) then what they sent.. they eventually sent the check (of the lesser amount) over 130 days later and after I emailed their 2 bosses. read more

Absolutely terrible. Do not use them. They will take money out of your pocket constantly by sending their own handyman to fix things and charge astronomical rates. Their handyman caused a major problem with the brand new AC unit that I installed and they reduces to take any responsibility. They have no concern for their owners. They took MONTHS to get the property leased and had to ultimately reduce the rates to do so. When I switched to a new property manager the same unit was rented in 2 weeks at the full asking rate. read more

Worst renting place we have ever had. They cancel our service requests and just pass them off to the builder claiming it's a warranty issue, but have no follow through on if the issue was fixed. My husband is the one usually fixing any issues. The latest 10/29/23 - called to complain the heat would not kick on and even though it is supposed to get below freezing and we have a toddler their answer again was its a "warranty issue." We were also mislead when choosing this place to live in the first place. It was not yet fully built and they sent us mock photos of the finished product before we moved in. However, once we moved in there were no vanity lights or ceiling fans, even though both those items were provided in the pictures we received. They informed us they would not be installing them, and thus my husband had to also do that. We would leave before our year lease if we could. read more

ABSOLUTELY ZERO CONSIDERATION OR RESPECT FOR YOUR TIME. This place barely answers the phone when you call, you have to dance through their automated system for 5 mins. They have a system to view potential homes, you make an appointment online and they give you a code to view on your own instead of any face to face meetings--I should've known this was going to be an issue with a company that won't send out an agent or make any calls to touch base with you--anyway, I drive 30 mins to the location at the time I was given. When I arrive I'm greeted by a text message that tells me "your viewing has been cancelled." Excuse me what? So I call their office, dance through this inept automated system to talk to the most gruff office person. I let her know I'm at the property for my schedule appointment and I just received a text message to say it's cancelled. She tells me "calm down"...now when has they ever had the effect of calming someone down? Never. Poor phone manners and lack of customer service training. "Karen" let me know it's their automated system so she can't help, the home must've been rented. No apology, no attempt to find another property within the same parameters, nothing. She was useless and a poor excuse for office help. Save your time, look elsewhere for a rental bc if this is how they treat you as a prospective client, how do you think they will treat you under a signed lease. read more

The worst customer service I've ever dealt with from a Realtor !! If you fill out a maintenance request, plan on having to make several phone calls to get it done and it will take a minimum of a month before anyone fixes anything. also during the pandemic I was laid off for 6 months with no unemployment assistance. I was late on the rent three of those months. when I got back to work, all the rent was caught up, and although they said they would work with me on the late payments for those months, it was all lies. Renters Place will rent out property that is not are should I say has issues that they know about but fail to fix and should not be rentable..from rain water filling up the ducts in the floor were you hear the water splashing when the air conditioner and/or heater is on. Also the townhouse I rented had bats in the attic and my granddaughter was forced to get rabies shots due to one being in here room as she slept. The owner nor Renters Place took ownership of the problem and told me well you can move..performing maintenance issues was slow due to if the manager felt you wanted something fixed for cosmetic reasons. I will never rent anyplace this company manages..oh yes was without a sink in bathroom for months due to tile falling off the wall moving the sink were it was no longer connected to drain.. read more

I would not recommend Renters Place at all. First, I had a clogged sink. A guy came and fixed it in 30 minutes with no repairs or parts replaced. They charged me over $200. I could've had a professional plumber charge me less. Next, the house sustained significant roof damage. There were no repairs even though I let them know about it. Then came heavy rains and what do you know, the ceiling in my living room and bathroom were leaking. I had pots and bowls all over the floor. Only when I sent them pictures did someone come to put a tarp over it. Lastly, they sent me a lease renewal offer 30 days before the expiration. Conveniently I'm required to give a 30 day move out notice. So I have 24 hours? Cool. Now instead of having a prorated month, I have to pay the full month. When I called about this, Brittany literally tells me "it may not be fair but it's what we're able to do." For these reasons I'm not renewing my lease and I would highly recommend you not find a property they manage either. read more

Have had or hvac go out several times since moving in and absolutely no communication from them, we're almost completely ignored. Right now all they need to do is put in a work order and Hendricks will send someone out right away and they are just not doing it. For the most part Renter's Place is a great property management company. I have rented from them for more than a year. Anytime I had a service issue, they would fix it in a timely manner. However, they are the least flexible or understanding company I have ever rented from. They will try to nickel and dime you on fees. If you are two days late on rent because you forgot, they post an eviction notice on your door (obviously something I learned from experience). They also will not work with you on the terms of the lease. Essentially it is "their way or the highway." I have rented from other property management companies who would accommodate their tenants within reason. Not Renter's Place. I wouldn't say not to rent from them, but I would say beware. Sign a lease with them knowing that you are at their mercy, and do not expect any cordiality. Update: I recently submitted a service ticket for the dishwasher in the house I rent. It has been two weeks since I submitted it with no action on the part of Renter's Place. However, they have listed it as complete. I submitted a new ticket, and I will update this post if anything changes. Update 2: I have submitted several requests to fix the dishwasher. All of them have been ignored. Now, Renter's Place is ignoring my calls. I believe this is in direct response to this review I have written. Renter's Place is the least professional property management company I have ever worked with. In contrast to what I have originally written, I would recommend not renting from them. Furthermore, I was told at the beginning of my lease that roommates were allowed. Now they have told me that I am in violation of my agreement. I wish I could give the level of customer service I received from renters place... specifically Kim Wayne zero stars. I use there portal to pay rent and to make repair request. I have written in the comment section of the same online portal that is used to pay rent for 6 straight months. So for 6 months they have no issues cashing my checks but never thought to review the comments from their customers. In fact I was told by another rep for them that I should not expect them to read the comments, that they ask for by the way... I digress but for 6 months straight, I wrote renters place, that I will not be renewing and Kim is trying to keep my deposit or force me to renew. I've never dealt with this level of disrespect. Two years of timely payments and payment increases on a property they never came to physically inspect. I wonder how some of you would react if you were being treated this way? read more

We started out thinking Renters Place was great!... The viewing homes was super easy, didn't have to make an appointment with anyone to see the homes just selected a time online and they give you a code to get in. The application and approval was also very easy, everything was digital, didn't even have to go in to the office other than to drop off our deposit, and all other payments are made online. The house we live in is on a quiet cul-de-sac, except for one neighbor. When we realized our neighbors house was a drug house (selling and using) and have found multiple needles that have been tossed in to our yard, we asked if they could help us out by finding a different property because we have a young son that plays in the yard, this was (word for word from MARCI WATTS) "not a valid reason to break a lease". I'm not sure where you come from Marci, but when my child is in danger of stepping on and possibly getting stuck by a drug needle, that is a little cause for concern. We've even filed a police tip and report against these neighbors but still 'not a cause for concern'. They won't even set up a face to face meeting with us so we can express our concerns. I understand needing to keep a paper trail of communications, but to not even hear us out when all we wanted was to see about moving to a different property? We didn't even ask for it to be at no charge, we just wanted to talk about the option and they weren't having any part of it. read more

I am sure that it was our fault for not reading the lease thoroughly, so lesson learned. Be sure to read your lease contract completely. Make sure that dollar amounts are in your contract. your lease will state that the home will be professionally cleaned and carpets will be professionally cleaned but you will not know how much it will cost because you will be told that it will depend on how you leave the house or you can provide a receipt for professional cleaning. We had $175 taken out of our deposit for cleaning and $185 for carpet cleaning (for stains) We did have a dog and paid a deposit for him but I am quite confused for what since we had to pay more for the carpet to be cleaned again. Also, ask for a walk through to write up all unfixed damages before you move in, we didn't and holes were never repaired and we paid close to $300 to patch and paint. we are not very happy with our experience renting with Renters Place. read more

Given a false eviction notice because their rent system is FUBAR. Afterwards, the rent system would only allow one account to pay. Waited over two months to get security deposit back. Then they only paid half the deposit, including a $500 carpet cleaning fee for a 12x12 carpet. Don't think about doing business with them. read more

This is the Far worst place to rent from. I would not spend any more money for these people. Take your money else where to a management that will really care for you. Lets begin I would request a walk threw with them before moving in because the date you move in they have a key ready for you and not do a walk threw. Take all the photo you need for prove of it I will recommend to used your personnel email because there login port they delete all the prove of what work order you put in and lied about they didn't receive it. Keep track of all your info because once that work order put in they will not do there job of fixing things and they will break the law and not come after 15 days by law and make it seem like there was never a work order and will threaten to evict if you want to with hold your rent money. if it comes to conclusion then I would say call the health department and get an inspection out on them and take them to court. the guy Carlos in the front is no help me laugh about things like it funny and he takes like he the property manager. He is very disrespectful. Come down to it the property manager Kim is the worst to she will not see or talk with you on the phone. She would want you to email her only and does not give a damn about anything. She would bring up some stupid causes so she can keep the money when they are at fault. Would not allow us to get her supervisor number to report them. I would tell all the tenant now if you have any issue and the 15 days you give them and they are not fixing the item call HEALTH DEPARTMENT and ask for the state inspection on them. read more
