RUN!! Unscrupulous business practices...they try to scam you into paying a "non-refundable" deposit before even sending you a lease to review. That is not legal in PA. They refused to change any of the egregious terms in the lease to match standard lease agreements. They insist on charging tenants for broken appliances and closet/shower door tracts. These are standard landlord repairs. They even have a $75 maintenance fee each time they set out a service repair. They say they submeter tenants for water usage but under no set fee amount. If its by use then what water use rate? They insist tenants replace HVAC filters every 3 months? Landlords do that and don't know any that say every 3 months. Fees upon fees upon fees... read more

I was promised a long term lease, told them I have 2 kids 5 and 3 year old, and I was told that not a problem, after one year of leasing, I was not given a reason why but Rentwell would not renew my lease, instead was told the owner decided not to renew my lease. I had to research and find the owners phone number and question why " she said because my kids make lots of noise". Also because I called to complain about there is mice in the house before we moved in, there was traps under the sink when we moved in, also under the stove. With the 1st months we found mice droppings in the drawers of the kitchen. Also in between the dishwasher. Also under the stove. When I mentioned this to Michelle the manager she said " we do not move any appliances to check for that. This condo was supposed to be our home for at least 5 years until we can purchase a house, this put me a my family in a bad situation, felt discriminated, harassed, mentally distort, stressed, pressured all the above, words cannot explain what we went thru because of this situation also financially ( no move in check list was provided to me prior to moving in, until i called for and issue then i was told you could referred to your move in check list, then it was sent me) read more

I've worked with both Dean & Carl in the time that Rentwell was managing our portfolio and I can say with confidence they have been the worst PM I've ever worked with (I've worked with nearly 10 PM across multiple states) At this very moment, we are owed nearly $9,000 from Rentwell to be deposited and I am unable to get ahold of Dean or anyone in the company for the life of me. It's beyond unprofessional. This is just the tip of the iceberg in working with them, we were continually lied to being told things were done, or rents were paid when in fact they were not. The most basic job of collecting rent was not done for several of our houses and we would have to bring it to their attention of rent not being in our account before they were even aware of it. I cannot grasp that given it is their job. Rentwell will also aim to nickel and dime you for everything they possibly can and their accounts & reporting are a nightmare as well which makes it difficult to track everything that you're getting charged for. It is to the point where we will be filing a formal complaint with the state. It is the only PM I've ever worked with that we've needed to do such a thing. Our fridge broke after half a year or so of living there. When we requested it to be fixed, the leasing office Informed us they "don't do appliances" and "it was in the lease" even tho they said it was "new" and they just installed it in the last year or two. They advised us that because of this, we would have to pay out of pocket to fix their fridge that broke if we wanted a working one? The claim that "you have no record of that" isn't surprising. You won't take the two seconds to look up my account, because you just don't actually care! You already got your money; you're not going to go out of your way for a previous client who is surely never going to rent from you again. Calling Rentwell is not useful. This management company intimidates it's tenants when they report unsafe conditions by accusing them of "pulling moves to sue." I fell on a property that they manage due to an accumulation of leaves on top of a step, leading into the front yard. I reported the issue right away and was accused of trying to pull a fast one because I refused to sign a legal document that wanted me to confirm information I did not have. The gentleman TJ then proceeded to say that after 12 years of working in this industry, he's jaded by all the (I guess) untrustworthy people he's worked with. He never even asked how I was doing as pregnant as I am... They only asked once they replied to my review on Google lol. So unprofessional and insensitive. I would never do business with this organization after this experience. Oh and the leaves are still blocking the walkway so my unborn child, my 1 year old and I, as well as others are still at risk for getting hurt. I truly wish I could give this company a negative rating. The entire time we rented from them was a nightmare. Upon move-in, the apartment had NOT been painted or cleaned and the things that we requested to be cleaned (ie. old furniture removal from previous tenants, a broken drawer, a DEAD BIRD IN THE BATHTUB) were not completed. When they finally sent somebody out to perform maintenance on the apartment, they sent out somebody who had a clear lack of knowledge and experience. He only ever half-fixed anything, including when painting the apartment. He painted every wall, but only from the floor to approximately 5' high, leaving the upper half of each wall unpainted. He almost never brought his own tools and was lucky to find that I had my own tool kit that he could use. The communication from property managers is awful. They are nothing but condescending, rude, and disrespectful. We were treated like sub-human beings and all issues were brushed off. It was impossible for us to work with this company and they only made our problems worse. There have been nothing but problems and miscommunications due to the constant changing of property managers and people in other positions. DO NOT RENT THROUGH THIS COMPANY. read more

I have been working from home since April due to COVID19 and been requesting the smoking in the 8 unit building stop. When Rentwell took over approximately 1.5 years ago, the added a lease addendum that stated the building was non-smoking. I requested they enforce the rules as my 9 year old child and I were experiencing consistent second hand smoke throughout our 24/7 quarantine. The property manager sent out an email but is was ignored. The property manager sent out a letter but it was ignored. They clearly don't screen tenants for character. As it is now June, and after I gave weeks of warning, I purchased an air purifier to help protect the health of myself and my child. I gave hem time I rectify the situation but was met with excuses that the property manager could not determine the unit it was coming from but they never came out to inspect. Rentwell wanted me to determine where the smoke was coming from! There are only 8 units including my unit. Now they won't deduct the cost of the purifier from my rent but they also won't handle the health situation in the building. I attached a photo of the email received yesterday. I will now be filing in court when Philadelphia Courts reopen. Last I checked, there is an implied warranty of habitability and they are supposed to enforce the terms of their leases. This is not the first issue with Rentwell. They billed me for missing a maintenance appointment and listed it on the rent bill by the date. When I showed them he maintenance man left a door tag with the date stating he was in my unit that date (I work, I am not home to ever let people in and that's what spare keys are for), the former property manager changed her story and stated it was from a prior date 6 months before the date on the invoice. I have refused to pay the $75 every month and they will not remove it from my balance. I guess I will have to argue that in a court also. read more

Rentwell took over our lease last year. Since February, I have been emailing and calling about our front door being broken. The frame is completely fractured, the frame and door need to be replaced. The door does not latch or lock. Its being held closed with a chair. This is a safety and security issue. Yet, here I am with no response as of April 27. read more

The maintenance response from this company is unacceptable. I called Thursday night with a plumbing issue and 48 hours later still no one has contacted me. I have no working bathroom in my apartment and no one has even called to give me an ETA of when they will even be here to correct the issue. I have explained I have a medical condition and still there has been no response. Every time I have had a maintenance issue it is days before anyone contacts you and it's impossible to get any help. read more

This property manager has been nothing but trouble. Place was NOT move-in ready on our move-in date, it still needed to be painted and there was a dead bird in the bathtub. Clearly, no one from Rentwell even looked at our apartment before renting it to us. Tons of the hardware STILL needs to be fixed though we have been living here over a month now. The handyman is incapable of fixing anything. There are security concerns with possible squatters and the management is rarely communicative and unconcerned. I have tried to be patient and give them the opportunity to do a good job, but they repeatedly fail and I just really hope people will avoid renting from them. read more

3/12/14 UPDATE: Officially mold AND asbestos was found on property. Is there an option for no stars?!? The representatives are unprofessional. When you request work to be done in the property either they do not come, come in without permission or give you such short notice (15 mins) that they will be there in hopes that you wont be there so that they can invite themselves in. Types of mold found Aspergillus/Penicillium and Stachybotrys UPDATE: 2/26/14 By law I am, the tenant, is obligated to rent a residence that meets basic health standards and by law the landlord / property manager should uphold those basic health standards. By no means am I expecting to live in a problem free house, that does not exist, but failure to rectify a major issue that which is now causing prominent health concerns is unacceptable. This issue is beyond repair of a normal DIY person. Professionals in hazmat suits need to be deployed promptly. And since I do not own the residence I, as a tenant, can not employ such professionals. The owner and/or property manager must approve of any and all work of professional even if you assume financial responsibility of the work So, if you have come across this review because you are considering doing business with Your Local Leasing Company, PLEASE, please inform yourself on the potential issues that could arise. PLEASE if you do decide to do business with them, when you fill out the "Statement of Present Condition" form be EXTREMELY DETAILED. Take pictures (lots of pictures. From all angles.) of every thing that is wrong with the property. Keep a copy of that statement and all pictures you've submitted with it. PLEASE keep a copy of ALL conversations that you will have with EVERY YLLCO representative. And when they promise to fix something (they are very good at giving empty promises) make sure you GET IT IN WRITING the day, date, time and who is/will do the repairs. And make sure you hold them to it. If the maintenance issue is bad enough (ex: hot water heater blown or vermin infestation) and they do not uphold their end of rectifying the issue, you may be able to legally get out of your lease. But any way, just really inform yourself before you sign any papers. UPDATE: Mice issue has been solved but now mold has been discovered (3/4/14). Great. At least I know why I now have breathing issues. ORIGINAL: 10/28/13 YLLCO has ok listings and if you have a low credit score and you need a place to live it is a great company to go through. But once you get in, if you have matience issues they are no help. I've been dealing with this company for a little over a month now and when we moved in the carpets were not cleaned (I requested them to be before we moved in) and there is a horrible mouse invasion. Mice come through 1 of the many holes that are around this house, which is cleverly hidden by a drop ceiling and carpet. I have been calling YLLCO to get someone out here for the mouse invasion after 2 weeks they sent someone out who acknowledged and showed me some of the mice entry points but didn't do anything to seal them. Instead he left some poison for the mice and left. 1 week later, I still have a mouse invasion. And it is beyond a nuisance. If it is quiet enough mice will come out durring the day and walk around like it is their house and at night they run laps through the walls and drop ceiling, some nights I barely get sleep from the scattering. If you do go through this company, inspect the property extremely well and ask alot of questions because once you are in you are on your own. read more

Moved in last month. Like others have said it's pretty cheap. But also, we've had mice problems, leaks in pipes and mold. When I say leaks, I mean whenever we take a shower, the basement floods, which leads to all the mold.We have placed over 3 maintenance requests, all of which have been ignored. I have called their offices everyday for the past two weeks and I always get the same "Our lines are busy right now, please hold or place request online." This is not only for maintenance requests, but for ALL their lines. In the 14 times I have called, not a single person has answered their phone. The property manager doesn't even answer his own personal number he gave us. He picked up once and essentially blew me off. I'm sure if you don't have other options, go for it. Otherwise Rentwell is pretty shady and I would not recommend dealing with them at all. EDIT: Things got worse after this. Our heater broke around late November, early December. We contacted Rentwell multiple times to get this fixed but we spent most of December without heat. In response, we got hired our own repair people to come out. Upon hearing this, Rentwell informed us it was their job to choose who they hire to do repairs and to cancel the job. After another week or so of no heat, it was eventually fixed. They offered us to end our lease 4 months early because they were planning on selling the property. Due to a roomates money situation, we were not able to leave. From January-August we were able to get into contact with them directly maybe 4 times. We are currently waiting to get our security deposit back (its been over a month since we moved out) but Sean Watson, and his entire office were unreachable. final edit: we did eventually get the security deposit. Approx. 2 years ago,my family and i moved into one of Rent well's 3 bedroom twin homes in Drexel Hill PA. After settling in,we noted 2 issues,reported them to the local Rent well office in Bromall PA.,and they were never corrected. My wife and i decided to let it go and continue to rent the property. But in September of 2017, the commode fractured during "normal use" making my wife and i NOT responsible to pay for the replacement\ repair.It was reported and fixed,due to its emergency status and we thought that the matter was closed. Months later, in December 2017, notices were taped to our front door stating that my wife and i would be required to pay those expenses WITH EXTRA CHARGES.Also, those charges were also added to our monthly rent total on Rent well's web site. My initial experience with Rentwell was not as smooth as it could have been for a renter. My apartment was not finished and I had work being continuously done for a month after my move in date. In addition to that, I encountered a break-in to which the property owner did not respond with implementing bars on the windows or adding any additional safety measures. However, despite this Rentwell's response to handling my concerns was very prompt. The contractor that was at my place doing work after move in was very professional and transparent with everything he was doing. More so, after the burglary, Rentwell came and changed all the locks and kept in contact with any issues I had. Specifically, Albiana Casey from Rentwell provided me with excellent customer service. She was very prompt with contacting me when I reached out. She diligently worked with me to ensure owner negotiations with lease changes went smoothly. She was a big advocator for me as a renter. If it was not for her support and dedication to ensuring my comfortability, I would have probably broken my lease after the burglary. read more

I am very disappointed in rentwell property I been dealing with rentwell since the last part of September 2020 all the way up until today In October 2020 They are very unprofessional I have set up 4 different appointments at four different locations I went to every last one Either I was constantly not sent the code to the house lock so that I may go in to view the house During the appointment the place were put on off market if not off market after being at my appointments all of a sudden I get a text saying the appointment was canceled with no further explanation. I have repeatedly called this property management rent well company Either no one was available to answer my call No one would call back after I left message A lady did answer the phone and she knew absolutely nothing and she quickly switch me to other people voice mail . UPDATE: I would like to update this review to reflect that the owner of the property eventually listed the house on CL and was dealing with perspective tenants herself due to the fact that she found YLLC to be hard to work with and unsuccessful. So i'm not sure how accurate YLLC's response is. After calling and emailing a listing for an apartment on Craigslist in Rittenhouse and never hearing back, I continued my search online looking through other sites such as realtor.com and hotpads.com. I found Your Local Listing Company through google and saw that the same exact apartment had been listed on their site. Upon contacting YLLC I spoke with Eric, one of their leasing agents. I told him I had some questions about the property that I had seen on Craigslist. He seemed confused but started to ask me a lot of questions about my credit, finances, etc. I told him I wasn't comfortable telling him those things until my questions had been answered and I was certain that I wanted to view the apartment. He didn't seem to understand this still and continued on with his list of requirements. One if which is a criminal background check? I don't know if this is standard here in Philadelphia but it's never been asked of me in California. I have a no criminal background but I still felt like that was a bit of an extreme. I'm sure he meant well but it ended up coming off way too offensive when all I wanted was to view the apartment. I tried contacting Rentwell for days about a listed property. After not hearing back from ( Amber or Patrice) after leaving them multiple voice mails I went directly to the home owner and explained I was trying to rent one of their properties, but the property management company they hired wasn't returning any of my phone calls. The home owner made a phone call and I received a phone call within 10 minutes from John V. He told me they had 1 showing for all for houses at the same time which I couldn't attend. John was going to send me geocache locations for lock boxes for keys to the properties that I could look at. He also told me I would be considered first for the homes since I was trying to see them for the past 10 days and that the rental process took a week or two so I could still be considered first. Well I never heard from John after leaving more messages. I received a voicemail from Eric who " left a message yesterday, I don't know what happened to it" Eric informed me John pushed me off on him and all three houses are rented less than a week after the showing. The only two people I ever physically spoke to on the phone conducted themselves poorly over the phone. They sounded like nervous young salesmen with little knowledge about their business and poor rhetoric. Since all phone calls are recorded, I hope their training managers review them and help guide the Philadelphia team to represent Rentwell in a more professional manner. read more

Was looking for an apartment over the summer and scheduled a visit with Priscilla to look at the apartment . When i arrived for my appointment she was about 20 minutes late. Viewed the apartment everything was fine no problems. She faves me info on next steps to complete so that move in. Once next steps were completed I tried contacting her and very hard to get in touch with her. I called the office MULTIPLE TIMES and the lady who answered said she was in a meeting took a message and Priscilla NEVER GOT BACK TO ME. I continued to check the website to see if the apartment i applied for was taken...and someone had moved in. By this time it's been 3 weeks . Still no contact from Priscilla. So i waited to see if there would be another apt available . So I checked the website again one day randomly and an apartment was vacant . Scheduled another appointment. Met with Priscilla AGAIN and we discussed next steps and I let her know that the last time It was hard to get in touch with her and she assured me that it wouldn't happen again . I let her know during this appointment that I was definitely going to move forward and she let me know that she was going to be in the office late and that she would look at my info that night and to just email her and let her know when everything was Completed. I DID JUST THAT SHE NEVER EVER GOT BACK TO ME!!! I called multiple times to the office sent her emails left her vm's and with no success until this day I have not heard from her . Very very unprofessional !!! I honestly hope she sees this because I am very disappointed at the poor service and lack of communication that I received. read more

However, after waiting for about half an hour, I called their Blue Bell, PA office and the receptionist had NO CLUE where the representative, Shawn Watson, was-or if he even had left their office to come to the showing!!!!! All that being said, he never did show up-AND he did not even have the consideration to call us and let us know he would be late or maybe needed to reschedule. AWFUL PROFESSIONALISM!!!!!! read more

My mom and I had an appointment to see a mixed-use space at the end of March and about 10 minutes after the viewing was scheduled, the realtor called and said that the listing was incorrect and that the space was solely an office instead of an office/residence like it stated online. I found that to be extremely unprofessional. She could've called earlier in the day or the night before or a few days before but decided not to make the call until after we were already there. I applied for an advertised unit online that was unavailable. They never answer the phone or return calls. They have the worse customer service EVER! I don't know who the hell is listing their properties with these losers. I had to literally call, send emails and text messages daily and after a week or so I received a response that the unit was unavailable DUH I guess so after two weeks. I have good credit and income which they never checked because the advertised units are unavailable anyway. Company has not returned any of my phone calls. They have sent out an HVAC company to work on another home which disrupted power to our AC unit. I had to pay out of pocket to have the issue fixed of which Rentwell would not correct the matter. I am appalled at the lack of communication. I myself work for a property management company, and understand the difficulties involved. As my company grew and we purchased more buildings, we realized we needed help. We turned to Your Local Leasing Company for assistance for our largest apartment building in Broomall. They made many incredibly helpful improvements in the building-from both a maintenance perspective as well as a management and leasing perspective. We had a successful relationship with them, and the only reason they are no longer managing the building is because we refinanced and a stipulation of the loan was that we used a management company on their "approved" list. They do still manage one of our other buildings in Ambler, and they have kept it not only fully occupied for over a year, but with qualified tenants as well. When other real estate agents call me for recommendations, I send them to YLLC. read more

STAY AWAY. Wish I could give zero stars to this sham of a company. I have had the unfortunate experience of touring and applying for two different properties owned by RentWell. All of their tours are self-guided and BOTH times I went to view the property, their system for getting the passcode to unlock the lockbox would not work. I had to call a handful of different numbers I found through emails and online just to speak to a representative for assistance. The company has a motto of, "first come-first serve", when it comes to their rentals, so basically if you aren't the first to apply, you're out of luck. I applied for a seemingly gorgeous apartment two hours before viewing it because I didn't want to miss the opportunity and it was described on their website as, "move-in ready". After struggling to even get in the door because of the lockbox situation, I walked into an absolutely trashed apartment. There were holes in the walls, paint stains, blood stains, the front door didn't properly lock, and it was FILTHY inside. I have video evidence of this, by the way. I immediately called RentWell and told them to cancel my application because this apartment is not at all what they advertised online. They said that I was already approved (within 2 hours? I highly doubt it) and so they will not be refunding me the $50 fee. I pushed back saying that they failed to provide truth in their advertisement, and I was told that the General Manager would be calling me that day to talk to me about the situation. That was 6 days ago, I have yet to receive a call. This company is an embarrassment to property management and real estate ethics. Reading the other reviews just provides more evidence that I am not the only one to get screwed and scammed by RentWell. Save yourself the time, energy, and money and stay far far away from these people. read more
