I reserved an apartment nearly a month in advance for a family member who was arriving from overseas. Throughout the process, I stayed in contact with the assistant property manager, Maria, to confirm the move-in date and to ensure the apartment would be ready. She repeatedly assured me that everything would be prepared. Following her instructions, I paid the application fee and the required upfront charges. The online portal did not provide an option to pay the security deposit, so I was instructed to pay the prorated rent instead, with the assurance that it would be adjusted toward the security deposit upon move-in. When I arrived to pick up the keys, Maria handed them to me and asked me to inspect the apartment on my own instead of accompanying me. I was shocked by what I found. The hallway outside the apartment was dirty and covered with stains. The apartment door itself was heavily stained, with more than half of the surface appearing dirty. Inside, the apartment was clearly not move-in ready. The bathroom shower nozzle was rusty, the walls had not been freshly painted, and there were numerous patchy stains and visible signs of prior repairs. When I brought these concerns to Maria's attention, her response was, *"That's the maintenance team's responsibility. They didn't do their job, and I can't babysit them."* She said she had contacted maintenance and that they would paint the apartment. I was disappointed by the lack of accountability and ownership in addressing a situation that should have been resolved before move-in. Given the condition of the apartment, I requested a refund of the money I had already paid. My request was denied, and I later received a statement indicating that I had decided not to proceed simply because I had "changed my mind." That was inaccurate. I explained that I chose not to move forward because the apartment was not in the condition that had been promised and was not ready for occupancy. I paid approximately $700, which was never refunded. To make matters worse, I continue to receive emails requesting an additional $350 security deposit, even though I had already paid more than that amount in the form of prorated rent, with no adjustment or refund. I have called multiple times and sent follow-up emails, but my concerns have gone unanswered. Based on my experience, I cannot recommend this property. While the advertised rental rates may seem attractive, there are many other well-managed communities that provide a much better experience. Unfortunately, because I was arranging housing from out of state, I missed the opportunity to pursue those alternatives.

If you live under anyone you will hear every footstep and everything in between and if they have littles you'll hear constant running. I'm glad to be leaving majors Place and just want to put this out there for anyone looking to move, check out different options in town. I have spoke to many neighbors and all have said the same thing, the noise is ridiculous. Also, The whole time I have lived here the gates never worked so if that is a motivating factor keep that in mind! So I called Thursday when she advised me she had not even processed my application. I was livid as I am supposed to move the following week and she showed little interested saying she was "too busy." I advised her that she didn't have to worry about it as I am withdrawing my application. So we paid the 6 months, then gave the notice and paid for the 7th month. I gave a 30 day notice and moved out 7 days early on the 7th month. I was told by management Rhonda Carpenter that everything was good. Then I get a bill that said I moved out on the 3rd of the 8th month but I had moved out the 23rd of the 7th month, and the following bills were added. ------------------------------------------------- $1.49 Building and Facilities Fee $50.00 late charge + Collection Fee .50 Pest control $117.30 Rent $9.40 Utility --------------------- $117.89 Total ------------------------------------------------ Balance at move out which wasn't even the true date which was and extra $178.89 for 11/3 move out date they stated. But I moved out 10/23 and paid for through 10/31. I had just paid an extra month at 1,133.85 to give the notice and I could have moved out in Sept at the end of the lease since we had moved my father a week before the end of that month. But I had not given the notice and the extra time to move was helpful. So they stated it was 11/3 (8th mth) and decide to add even more than the $117.30 for extra rent. -------------------------------------- $100 Cleaning charges $997.05 Reletting Fee-stating we gave no notice. -$300 Deposit For a total of $975 owed. ------------------------------------- So the bottom line is that they made up the false move out date and reletting fee to keep the deposit is the bottom line. Just a complete unethical ownership and management. Then I went in the office and she said would talk it over with her boss who made up the false invoice and would call me back. When I showed the bill the manager onsite said well my boss like 60 days and we restarted your lease since we don't do month to month. I never got a call back and I then called in several times and never got a call back. They never said anything about 60 days when I started the process the request to move and was never told in writing either. But they never called back, and they made up the move out date by 11 days after we had moved out and handed the keys back and the onsite management said everything is ok. I also attached the lease that shows the 30 day notice and I was told 30 days when I moved in even if I broke the lease which I didn't. I attached a copy of the lease, the notice and the fake bill so you can see. Bottom line is you can kiss your deposit bye and expect a fraudulent bill out of no where. The fraudulent move out date and bill is just over the top. If I would have been a bad renter or caused problems or been a bad tenant I might see they would try to send that bill, but for me to do everything by the book and then try to con my elderly father out of more money is just over the top and criminal.
