Not worth it!!! Let me just start out by saying when we first moved in here we really loved it. I mean sure it's overpriced but we were willing to overlook it for what we thought we were getting which was a pretty peaceful and quiet apartment right in the middle of town. And then the neighbors from hell moved in above us. That in and of itself is not the fault of management. What is the fault of management, is that we complained about this for months on end only for them to tell us time and time again that they were giving them "warnings "and "final warnings" and then to come into our apartment and talk a big game of how they were going to make them be at least somewhat courteous and contentions or THEY would have to move to a different unit. How they were going to get us recording equipment with the capabilities of picking up the noise (since it's above us and regular phones don't catch it accurately since they are so far away from the ceiling) to record the issues overnight. And lo and behold after what was months and months of bluster they came back and told us that actually, We would have to move apartment units. So they are telling us that we pay $1300 a month to live somewhere that we can't even get a night's sleep because often we will fall asleep and then what sounds like someone dropping bowling balls on the ceiling starts (or in many cases continues) to happen. It is truly mind-boggling how they could make so much noise, it's like they're moving furniture every night that they are home. We have had to call the Little Rock police for noise complaints numerous times on top of having to call the on-site security numerous times. Now management won't even answer us even when we send them emails about how someone is apparently trying to break into our car and we have proof. And when she sees us she just turns her head and walks away. So very professional. I do need to point out that the maintenance staff is awesome and they have always done a great job and been very friendly and very nice but the management here is an absolute joke. For what you pay it is absolutely not worth what you get. Do yourself a favor and go across the street to the nicer apartments where I can only assume (and hope) management actually gives a crap about its tenets. Otherwise, you better get really familiar with having to call in noise complaints in the middle of the night and being lied too and flat out ignored by management! read more

I don't know what David D. is talking about either. He said he had lived here two years when the complex had only been built a year at the time he posted! I've been here 6 months and couldn't be happier (and I'm very hard to please). It is quiet and any maintenance issues I've had have been dealt with promptly and pleasantly. The office staff goes above and beyond and is always friendly and helpful. I love the location and these are the best neighbors I've ever had! But what seals the deal for me is how peaceful and quiet it is. read more

I lived here for two years and I have nothing but bad things to say about this place. I should have known it would be a bad experience from the time I signed my lease. Right away they seemed threatening when they explained the rules and regulations of the lease. They already deducted $75 off the deposit for carpet cleaning, which was not unreasonable beside for the fact I know they tore out my carpet to remodel after I had left. The management nickel and dimes you for everything at the time your lease is up. I was charged $5 for ice cube trays, which I know I left in my fridge, not to mention I bought them myself because the ones they gave me were unsanitary. Throughout my time there it was always noisy at night and I constantly heard arguing and fighting. I was told to stay in my apartment one day because there was a man that took a hostage and he eventually committed suicide. Later that year I was awoken by the noise of the police wrestling with a naked man right out my front window. Cars were constantly broken into and vandalized. I was given a letter of complaint by management saying I was noisy and fighting in my apartment with someone, even though I lived alone and I was working at the time they said I was. They did not want to hear my side of the story, even though there was nothing to say. The people in the office were rude and I hated every minute I lived there. This place is the domestic violence capital of the west side and the staff thinks its so f'n great. Don't waste your money!!!!!!! read more

I don't know what cactus Guy A.P. is talking about. This place has only been open since April of 2010. I am one of the first residents that moved in this place and I believe a.p. has the wrong place. There was a pretty bad place that was at this location many years ago, but it burned down a while back. The people here have been very helpful, and always go the extra to help out with anything that comes up. read more

Management is poor, they will nickle and dime you on everything. Don't expect a deposit back, even if you spend a week cleaning...like me. You live next to a railroad track, and will hear trains at least 2-3 times a week loading and making a lot of noise. They say its a friendly community but you will NEVER see or meet any of your neighbors. They hold social gatherings once every four months but the only people who show up are the people who work there. Smallest pool you will ever see in your life, workout room is also very small and unless all you like to do is run on a treadmill or elliptical you will not use it. Security cameras are everywhere so I suppose the place is pretty safe. Never had anyone break in or steal things from my apartment. Walls are fairly thin, there is a woman who lived above me but sounded like an elephant walking around all day up there. When I moved in my quest bathroom shower would leak into the hallway when used, and when a maintenance man came to fix it he said "oh yeah this shower does this all the time"..that was great to hear. Kitchens are nice, granite counter tops. Although my dishwasher leaked. Simply put: just don't live there. read more

This place has been a nightmare. Working with these people is exhausting. First they put us in the wrong apartment so we had to move twice on our own dime in one month. The apartment they moved us to was less than superb for the 1350 we were paint in rent. Frayed carpet, broken lights... which was never fixed. We had 1215 tied up in the apartment and guess how much it cost for "repairs" when we moved out? We didn't get a DIME back. It has been a complete scam. read more

This apartment complex deserves no stars. The water burst when we lived there, which caused the fire alarm to go off routinely for long periods of time. When the weather is icy, the pavement and parking lots are not treated. The office personal are rarely available due to "giving tours." Service requests are answered whenever they get around to it and the technicians do not live on site so weekend and holiday emergencies don't receive attention until regular business hours. The carpet was horrible and about 6 months into our lease period nails began poking up through the carpet, which was repaired after several requests. Then, when we moved out our move out inspection went fine. Seven months later we received a notice from a collections agency that Residences replaced the carpet in our apartment due to "damage." We never received any notice of work being done, an invoice, or any information that our carpet needed replacing. Further, we were sent to collections without any attempt by Residences to inform us of any work, and they have no proof that the carpet was replaced or that it was damaged. Further still, the manager and assistant admit that they have no personal knowledge of the condition of the carpet, of any work being completed, or of why we were never contacted. Very unhappy previous tenant upon move out. Seven months post move out, even more unhappy with this company and their business practices. read more

This place is way overpriced for what you get and management is unresponsive to issues with your apartment. If you know what's good for you, you will not move in here. I lived here for two years. To start, when I signed my lease I was told I would have a covered parking spot (for which I paid extra) right in front of the entrance to my wing of the building. The number of this spot was actually on my lease. However, I was later told the spot was already taken and I had to take a spot on way over on the back of the building, even though my apartment was at the front of the building by the street. I was never offered an apology for this major inconvenience, much less a discount on cost of the spot. Eventually, almost a year into living there, I was able to get a spot close to my apartment. The worst part, though, was the issue with the cabinet fronts in my kitchen and bathroom. Almost a year into living there, I received a notice that they would be replacing some of the cabinet fronts that had been improperly installed in the kitchen and bathroom. I didn't notice anything wrong with the cabinets but I didn't really care if they replaced them as long as it wasn't a major inconvenience to me. A couple of months later, they replaced the some of the doors and drawer fronts. Problem was, they new doors and drawers didn't match the old ones, nor did they match the cabinets themselves. So I had a kitchen and bathrooms where some of my cabinet fronts were noticeably darker than others and generally looked awful. I immediately reported the issue to management and they said they would get the cabinet fronts replaced so that they matched the original cabinets. After a month or so, nothing happened, so I went to management again and they told me they were working with the company that did the work to get the issue fixed. Still, nothing was done. After another couple months, I went and discussed the issue with the new and current manager, named Eric. He said he had been made aware of the problem but that he hadn't been able to fix the cabinet fronts because they had lost the spread sheet showing which apartments had the mismatched fronts (apparently there were about seven or eight apartments with the same issue). I told him that he now knew about mine and asked him to please fix them. He said he would look into it. A couple of months went by and still nothing was done. I kept going back to complain and Eric kept telling me that their hands were tied because they couldn't get the company that did the work back out to correct the problem. So essentially they just shifted the burden of their poor bargain onto me and even though they were in breach of our lease agreement, which said they would maintain the fixtures, they never offered me a break on rent and they never fixed the cabinet fronts. So for nearly a year I lived with cabinet doors and drawers that didn't match and looked awful, all while paying over $1300 a month in rent. But here's the real kicker. After two years there, I was ready to move out. So I gave notice and began looking for a new place. Shortly before my lease ran out, I still hadn't found a new place. I figured that since my cabinet fronts were mismatched, they wouldn't be able to rent the place anyway, so I went to Eric to ask about staying over one more month. He said okay. I paid my rent on time, which I always did and stayed the extra month. After they'd cashed my rent check, indicating to me that there wasn't an issue, they sent me a bill for an extra $150, which they said was the month-to-month charge.So after nearly a year of them being in breach of my lease and not offering me a thing in return, they wanted me to pay more. I never paid it. In addition, after I moved out, they charged me even more, primarily for an issue with the dryer vent, which never worked properly and constantly spit out lint all over the place, which I was forced to clean up. Eric told me I should have reported the issue to them and that it had resulted in some damage to the apartment. Frankly, given how unresponsive they'd been in fixing my cabinets, I didn't think it would do any good reporting the dryer issue. Nevertheless, even though they installed the dryer and hooked up the vent, they decided I was responsible for the damage and charged me for it. In all, they claim I owe them $450 and have reported me to a credit agency. I always paid my rent on time, I am not responsible for the faulty dryer vent installation, they were in breach of my lease at least twice -- with the parking space issue and the cabinet fronts -- and yet they want me to pay them more money. There were many other issues with the apartments that I won't even get into, like foundation shifting that left huge cracks in the wall. Bottom line: I'm a person who pays my debts but I told Eric wouldn't pay him another penny because I didn't owe him anything. And I don't. And I won't. The lesson you should take from this is do not rent from this place. read more

Unlike the previous reviewer I LOVE this place! The management is very attentive to any service needs. The apartment complex is 4 years old and doesn't show wear. I have a two bedroom apartment and it was freshly painted with new carpet throughout. I'm happy with the floor plan, the appliances (great to have a washer/dryer in the unit). The fitness room is small with just a few cardio machines but adequate. The location is terrific - right on the Riverwalk and close to downtown, the hospitals (where I work), Murray Park, etc. I especially like the security features...you have an access code to enter the building and no exterior doors. Each unit has an outdoor patio. Highly recommend it! read more
