    This is a fairly new resort and is very well maintained lots of great walking trails and biking trails and close to a lot of amenities always something going on every day. You can participate in the activities or there's always something going on in the clubhouse

    Nice resort! The coolest and most different thing that the Resort at Canopy Oaks offers from any other~ is they have a huge outdoor tiki bar, surrounded by a lake! We all enjoyed this resort!

    Spent 2 nights @ Resort at Canopy Oaks (site #368) that just opened. RV park has great potential, but seems to be lacking good management. Staff seems to want to be helpful, but it seemed they weren't provided proper info so they could be helpful. Coffee shop had no coffee, store and deli had very little provisions, someone clearly forgot to order supplies for opening weekend. Simple things like had marshmallow and sticks, but no graham crackers?? Seemed like if they want to pull off a successful opening weekend they could have easily sent someone to Sam's Club to buy coffee and graham crackers if their orders didn't arrive in time. More concerning poop in shower both days we were there, so restrooms weren't being properly maintained. No communication when the entire campground lost power for half the day, finally an email went out when water wasn't working because of loss of power. Internet wasn't working well that staff had a challenge checking guests in. When asking staff questions they didn't know the answers; i.e. what are the store hours or ice cream shop hours tomorrow (Friday)? Staff at both locations stated that hadn't been told yet what the hours would be - this was at the end of the day Thursday! Asked when was the band going to play New Years eve or what time were the fireworks, no one knew for sure .... Although we did get an email the day after on Jan 1st stating the fireworks for New Years Eve would be at 10pm - actually they were at midnight. Turns out Giant Recreation World was holding a Customer Appreciation Rally at the same time and it was really there New Years Eve party, which seemed to take over most of the park and other guests were felt like we were "third wheel" uninvited guests. Bottomline if Giant Recreation World wasn't there holding their rally it would have been a complete fiasco!! Maybe the Giant Recreation World VIP Guests felt it was a great opening because they were well communicated with by the staff from Giant Recreation - in fact the only way to find out what was going on was finding Giant Recreation World Facebook page were they kept their campers well informed. https://www.facebook.com/GiantRecreationWorld/ This was obviously their party for their VIP members, not other guests. But the icing on the cake was trying to celebrate our New Years eve went back to our campsite waiting for when the fireworks might go off - and the water sprinklers turn on and are aimed at our fire rings, putting out the fires and getting everyones camping chairs soaking wet on multiple campsites. They have everyone put their trash out by the road at 9am and don't pick it up until mid afternoon so trash was blowing around the park and into the ponds. Doesn't seem like management has any experience running an RV Park. Happy New Year!! Reduced from 2 stars to 1 star because they are deleting any negative comments from guests on their Facebook page. Not authentic or transparent, very misleading operation.

    For an RV park, this one sets a nee standard In greatness. All the staff were friendly and helpful. The amenities far exceed that of any park we have visited. The sites are smartly planned and thought out for big rigs. We will definitely be back. I hope they create an owners section, because I would invest in this location.

    We are currently at Canopy Oaks for the next five months. We reserved for the Winter, sight unseen. I have to say that the place meets and exceeds all my expectations and is truly a luxury RV Resort.

    We love this place! We wish that they did not allow power washing of RVs on-site. We tried to enjoy a peaceful Sunday afternoon, but had to listen to a mobile RV detailing service power wash an RV all day! We came to Canopy Oaks for some relaxation. Today was louder than a truck stop!

    Stayed March 26-28. We rented a cabin and were there with 20 people for my birthday. Here is the review I provided in my customer survey after my stay. Check in was very easy but I got an email stating that if I paid my balance early I would not need to go through the check in process and could proceed right to my cabin. Wrong. The email stated I would receive an email with all my check in info by 1:00pm the day of my arrival. I called at 1:15pm because I had not received my email. The staff told me I still had to stop and check in. The only time saver was signing the park visitors agreement and making the payment. Strike #1. Cabin - loved it. However...floor was dirty [very dirty], fridge door swung the wrong way making getting things in and out for food prep very frustrating, the fan or globe was missing from the living room ceiling [that looked cheezy], no mixing bowls, no regular drinking glasses [only stemmed goblets?], no grill cover for the fire pit so there's no way to grill, and no sheets and blankets for the pull out sofa. No sheets and blankets for the pull out are a no-no and the staff should have asked at check in. There's no place to store them in the cabin. Amenities: The amenities are not big enough or do not have enough capacity to support the number of guests when the park is less than 50%. Can't imagine 100% capacity. Strike #2. The pool is too small, the deli and pizza shop are under sized and the market is not what it needs to be for a camp ground in the middle of no where. The pizza place only has 2 ovens. The day we inquired we were told a 4 hour wait for a pizza because 1 oven was broken. We went to the deli where it took 30 min to get a so-so sandwich. Remember - the park is not at capacity. Tiki: Staff were slow to respond and make drinks. But when the right staff was on shift the bar moved smoothly. Again, we were not there when the park was at capacity. Music and DJ were GREAT! We danced and sang until 10:00 every night. One night we brought our own music and hung out until the bar staff had the place locked up and lights off. Themed nights are for the kids. As adults we participated in the glow and pirate party. But we were the only ones dressed that way. "Parties" should be advertised as kids-parties. We just went with it. Food trucks - when they are there they are a great way to get snacks and food. There is a military discount so be sure to ask. We would go back just because we can get 10-12 couples together and have a good time. But we would be more prepared given the items listed above. 6 out of 10 based on value and experience.

    A nice and pleasant Campground. Doing laundry was a challenge and it's pretty remote but nonetheless would come back.

Saw a bald eagle and a swallow-tail kite. I'd like to tell you about that, but that's not the review. Here's the review: if you book here, you will be checking into a bizarre combination of tropical paradise, tailgate party, spring break, and a middle school playground. On St. Patrick's Day, we had been doing some sightseeing. We came back to our site, and the folks who had arrived behind us fired up their music. I don't have a problem with music or other noise prior to "quiet time," so long as it's not over the top. This was way over the top. Kim was on the phone with the nursing home about her 91-year old mother and she couldn't hear the other end of the call. We called Security and asked for help, they came around and talked to the offenders. Whereupon the offenders started yelling around "who complained about our music?" And, they sent their preteen daughters on their bicycles going around and asking "did you complain?" Let's just say it was downhill from there. They jacked the volume even more, and started taunting us. Kim lost her temper and started yelling at them to quiet down. They responded by threatening her. She told me to call security, but since they hadn't helped, and the on-duty rent-a-cop had no interest in helping, I called 911 (which the campground rules said to do in an emergency). Apparently, that was a mistake. The rent-a-cop was pissed off that we called 911 when he was supposed to already be on top of it (which he wasn't). So there was a conclave of police cars, and the night manager, and the three large guys from the offending site, etc. Bottom line: management demanded that WE leave, in half an hour, or be arrested. It's 10:30 pm, and I told the rent-a-cop that I was in no shape to drive. "Figure it out," he said, and walked away. So two 70-year olds had 30 minutes to get everything packed up and drive to some alternative place. While we were striking the site, the kids at the offending site were chanting "we won, we won." And they started playing "Hit the Road You Jack" quite loud. And the adults were yelling "we're Republicans. We can do whatever we want." They noted our Maine license plates and told us to "go back to Canada where you belong." We ended up in a wicked expensive hotel in the next town over, paying spring break prices ($340 a night!!). And we lost the cost of two nights at the campground. So if you're a party animal, this may be your kind of place. Just don't complain about anything, or you will be asked to leave. It's interesting to note which rules are enforced and which aren't. For instance, there's a poolside bar, and lots of signs between the bar and the pool saying "no food or drink beyond this point." Not only was there lots of food and drink around the pool, there were wait staff taking orders and delivering it. In retrospect, the fact that they have a rent-a-cop cruising the premises every night should have been red flag. I've never seen that before, but apparently they expect rowdiness. They just don't want to deal with the negative repercussions.

Idk if this was inaccurate or if it was the humidity - but it was sticky hot in there I cannot recommend you stay there if you are temperature sensitive. Also - the lock and door didn't fit properly, so, if you weren't pulling the door shut it wouldn't lock. I was able to pull the door open without unlocking it upon check in.

The park is mostly mobile homes, but let me tell you, never ever have we seen a mobile home park as prestige as this! Most of the trailers are very old, but they are very, very nice and collectible and taken care of Amazing! Truly this RV park should be in a magazine! Instead of a car show they should have an antique mobile home show! Everyone of the people that live there take pride in their homes! Everyone's so nice, lots of dog walking and friendly waves! We will not hesitate to book here again when visiting Sebring! The park is located on Lake Josephine, and if you like to fish our go boating everything you need is here including a fish cleaning space. You can also invest in a dock if ones available, or store your boat for a reasonable rate. The sunsets over the lake can be part of your daily routine and some nights they are spectacular. The residents here are always friendly, and smiling, and enjoying getting together for the many activities that are offered. Tennis, pickleball, bocce, horseshoes, putt putt, shuffleboard,various crafts and games. Tai chi, Walk walk, Line dancing classes, water aerobics, and many more. Lunch is served in season at the Cafe on the lake. Excellent choices at a reasonable price, and with the gentle breezes off the lake, and wild life in full view a delightful place relax or socialize. The office staff is friendly and accommodating especially, Brittney. She is very knowledgeable and experienced. The manager is easy to talk to and available if you need information regarding the park. This park is a hidden treasure in central south Florida.

You ain't never experienced old Florida charm until you been here, the land of airboats and alligators, a place where the mosquitoes swarm at dusk and the screeching wildlife will wake you before dawn. Ahhh this is the life I love, a place where the internet struggles to connect you with the real world, the only agenda here is rest and relaxation, a place where chores are something you'll look forward to, most consist of filling the yeti with ice and can beer and visiting your neighbors on your golf cart or 4 x 4 ranger. There are no strangers here it seems everybody shares the same mindset. I spent five days here and I didn't want to leave when it came time to break camp. This place is known for its fishing and believe me they are plentiful, it's a simple recipe - catch / clean / fry. I like beer but I'm not a beer drinker I prefer vodka so I stocked up before arriving, finding beer is easy if you like the hard stuff it's a trip to town I'm guessing it at least thirty miles round trip and leaving the camp will break the vibe and there's no reason to do that if you prepare. There are no typical days here every is different but everyday is the same in the sense that you own one hundred percent of your time while you're here, it's a place you can turn your phone off and disconnect for awhile and forget anything else exist - I know I don't do that enough but I do know this is the kind of life we should be addicted too. Okay okay I'll review the place instead of the lifestyle that seems to be the norm here. Things to do: cross the street and you're in a beautiful State Park, find a shady spot down at the boat ramp and watch one of the best shows on earth there seems to be an endless number of unique water crafts being launch or being pulled from the water (airboats, bass boats, skiffs, pontoon boats, jon-boats, etc) I say with the utmost respect this place is like the redneck yacht club where everyone seems to have a buzz e.g people ride in the boats while it's still on the trailer going down the road - yes they are creeping along but it's still fricking awesome. I recommend you leave any pretentious behavior at home and pay attention to the dress code it's very easy to look out of place here - acceptable clothing includes - anything camouflage, women should have a few pairs of short shorts and a ragged pair of cowboy boots and any kind of top you can tie in the front, men shirts are optional but a stained tank top and a pair of Tevas gets you status. After the sunsets fire pit sitting beer drinking attire rules can I get a little yeehaw repeat day two and day three and so on and so on. Other highlights include a visit to the outpost store lots of beer and snacks, a indoor fish cleaning area and a bait shop, a outdoor projection screen, community fire pit, you can rent bicycles and pontoon boats or take a swamp tour on an airboat. They occasionally have live music which I hear is pretty amazing with an outdoor food court and beer for sale. The campsites are large and plentiful with full hookups with concrete or paver pads, they offer up to 50 amps, water and sewer all included unless you're planning on staying awhile then you pay for utilities. There are a few bars and restaurants, maybe restaurants is a stretch but you can buy food on property. There's a lodge onsite if you don't have a camper and still want to experience this unique venue. Theres lots more I don't think it's possible to take it all in at least not in the five days I spent here - I believe having a good cup of hot coffee at sunrise sitting in your favorite chair is nirvana, having a cocktail at sunset in the same chair by the fire pit will rejuvenate you, there's nothing wrong with freeing your soul once in awhile...
