We stayed at Canopy Oaks over Labor Day weekend, and it was an amazing experience! The resort was fantastic, and we had such a great time. There was so much for the kids to do that they were never bored. They loved everything from the waterslide and foam party to the arts and crafts, but their absolute favorite was the scavenger hunts. The pool was perfect for the Florida heat, and the refreshing drinks available poolside were a great bonus. One employee was walking around kindly reminding guests to keep their drinks on the edge of the pool instead of in the water. He was always polite and friendly, which we really appreciated. Booked about a week ahead, at that time tgere were 147 sites available. It shows you what is available to pick from. I picked one in the low 400's...I think it was 405, because one on each side was empty. Fast forward to the day before I get an email about virtual check in. However it states I am in the mid 100's....so I call and inquire. At the time of the call there were 109 sites vacant. The girl proceeds to tell me if you dont pay a $50 lock fee. They can move me at their discretion. So I got moved....additionally, got here an hour early and had to pay $25 early check in. 109 empty spots and the pool is like a carnival cruise pool....SLAMMED! Only 2 small comfort stations. No shade to be found. We are here now, and this may well get updated for a vetter rating...or worse, who knows. But it seems like a resort that will nickel and dime you to death. And moving someone who booked, and paid in full is some shady crap....they are all about the money grab! read more

Husband and I went for 2 beers a piece bought a round of 15 shots for a group celebrating a birthday. Establishment keeps your credit card until leaving. We were charged $265 with the bartender helping herself to $65. When I called to talk to management they said I was under charged. We would frequent this place. Never again!! read more

This is a fairly new resort and is very well maintained lots of great walking trails and biking trails and close to a lot of amenities always something going on every day. You can participate in the activities or there's always something going on in the clubhouse read more

Great sites, wide and long cement pads. Nice spacing between sites. Bath house very clean and modern looking. Didn't use any other amenities, bike trails, pool, Tiki Bar, but they looked inviting. Not much in the immediate area to do, but definitely see Bok Tower, about 20 miles away. Walmart was about 15 miles away. Would definitely stay here again if in the area. read more

We LOVED our stay at the Resorts at Canopy Oaks! 12/10 recommend you go! We hosted the Nomad Families Rally here with 11 families and had the absolute best time together. The Resorts schedule they have activities to do daily and so much for everyone of all ages to enjoy. Our kids favorite thing they did was play glow in the dark scavenger hunt! We also ordered groceries from the nearby grocery store and they delivered right to our site!!! Live music at the Tiki Bar on the weekends and some days they even had food trucks available! We have never been to an rv resort that had such big concrete slabs to park on and they were completely LEVEL! Very nice picnic tables were at each site and a fire pit. I can't wait for the next Rally because we will definitely be returning! read more

We spent 3 months here this winter and have enjoyed it. It is quiet and relaxing. Very friendly staff and the staff keeps everything so clean. There are many activities that you can partake in or not. Pool is lovely on a hot day. They do need more washers and dryers but if you just wait your turn patiently you eventually get your turn. We are planning on coming here again next winter. read more

Spent 2 nights @ Resort at Canopy Oaks (site #368) that just opened. RV park has great potential, but seems to be lacking good management. Staff seems to want to be helpful, but it seemed they weren't provided proper info so they could be helpful. Coffee shop had no coffee, store and deli had very little provisions, someone clearly forgot to order supplies for opening weekend. Simple things like had marshmallow and sticks, but no graham crackers?? Seemed like if they want to pull off a successful opening weekend they could have easily sent someone to Sam's Club to buy coffee and graham crackers if their orders didn't arrive in time. More concerning poop in shower both days we were there, so restrooms weren't being properly maintained. No communication when the entire campground lost power for half the day, finally an email went out when water wasn't working because of loss of power. Internet wasn't working well that staff had a challenge checking guests in. When asking staff questions they didn't know the answers; i.e. what are the store hours or ice cream shop hours tomorrow (Friday)? Staff at both locations stated that hadn't been told yet what the hours would be - this was at the end of the day Thursday! Asked when was the band going to play New Years eve or what time were the fireworks, no one knew for sure .... Although we did get an email the day after on Jan 1st stating the fireworks for New Years Eve would be at 10pm - actually they were at midnight. Turns out Giant Recreation World was holding a Customer Appreciation Rally at the same time and it was really there New Years Eve party, which seemed to take over most of the park and other guests were felt like we were "third wheel" uninvited guests. Bottomline if Giant Recreation World wasn't there holding their rally it would have been a complete fiasco!! Maybe the Giant Recreation World VIP Guests felt it was a great opening because they were well communicated with by the staff from Giant Recreation - in fact the only way to find out what was going on was finding Giant Recreation World Facebook page were they kept their campers well informed. https://www.facebook.com/GiantRecreationWorld/ This was obviously their party for their VIP members, not other guests. But the icing on the cake was trying to celebrate our New Years eve went back to our campsite waiting for when the fireworks might go off - and the water sprinklers turn on and are aimed at our fire rings, putting out the fires and getting everyones camping chairs soaking wet on multiple campsites. They have everyone put their trash out by the road at 9am and don't pick it up until mid afternoon so trash was blowing around the park and into the ponds. Doesn't seem like management has any experience running an RV Park. Happy New Year!! Reduced from 2 stars to 1 star because they are deleting any negative comments from guests on their Facebook page. Not authentic or transparent, very misleading operation. read more

For an RV park, this one sets a nee standard In greatness. All the staff were friendly and helpful. The amenities far exceed that of any park we have visited. The sites are smartly planned and thought out for big rigs. We will definitely be back. I hope they create an owners section, because I would invest in this location. read more

We have been here twice, we love it!! I give it 4.5 stars! Positives- Camp sites are very spacious, they are spread out from other sites. The staff is very friendly, amenities are very nice, and I feel the prices are reasonable. Negative - The pool has black pavers and they get very hot and unbearable that you can't walk on them. Recommendations- change the pool pavers to white. Build a doggy water splash zone, there is a ton of land to do something like that. read more

Stayed March 26-28. We rented a cabin and were there with 20 people for my birthday. Here is the review I provided in my customer survey after my stay. Check in was very easy but I got an email stating that if I paid my balance early I would not need to go through the check in process and could proceed right to my cabin. Wrong. The email stated I would receive an email with all my check in info by 1:00pm the day of my arrival. I called at 1:15pm because I had not received my email. The staff told me I still had to stop and check in. The only time saver was signing the park visitors agreement and making the payment. Strike #1. Cabin - loved it. However...floor was dirty [very dirty], fridge door swung the wrong way making getting things in and out for food prep very frustrating, the fan or globe was missing from the living room ceiling [that looked cheezy], no mixing bowls, no regular drinking glasses [only stemmed goblets?], no grill cover for the fire pit so there's no way to grill, and no sheets and blankets for the pull out sofa. No sheets and blankets for the pull out are a no-no and the staff should have asked at check in. There's no place to store them in the cabin. Amenities: The amenities are not big enough or do not have enough capacity to support the number of guests when the park is less than 50%. Can't imagine 100% capacity. Strike #2. The pool is too small, the deli and pizza shop are under sized and the market is not what it needs to be for a camp ground in the middle of no where. The pizza place only has 2 ovens. The day we inquired we were told a 4 hour wait for a pizza because 1 oven was broken. We went to the deli where it took 30 min to get a so-so sandwich. Remember - the park is not at capacity. Tiki: Staff were slow to respond and make drinks. But when the right staff was on shift the bar moved smoothly. Again, we were not there when the park was at capacity. Music and DJ were GREAT! We danced and sang until 10:00 every night. One night we brought our own music and hung out until the bar staff had the place locked up and lights off. Themed nights are for the kids. As adults we participated in the glow and pirate party. But we were the only ones dressed that way. "Parties" should be advertised as kids-parties. We just went with it. Food trucks - when they are there they are a great way to get snacks and food. There is a military discount so be sure to ask. We would go back just because we can get 10-12 couples together and have a good time. But we would be more prepared given the items listed above. 6 out of 10 based on value and experience. read more

A couple with 2 Pomeranians stated they were the general manager called the cops because they said they shouldn't be out without their parents. Rules show under the age of 14 need to be with parents. Started following the kids on their golf cart. They started taking pictures of them in the club house. Creepy and bazaar. Stayed here last year for 10 days. Returned this year for 32 days and just reserved our spot for 3 months for next winter. This is a great resort with friendly staff. The pool area is great. Always food trucks around and a nice tiki bar for a few drink. Activities are offered every day. Nice gym to get a workout in from time to time. WiFi is excellent. I usually never write reviews but after 2 weeks I am still upset about how my friends and I were treated when we went to canopy oaks. I jave been going with a group of friend to canopy oaks for the last 4 years once a year and I promise we will not be back. When we got there to check in there was a older lady who seemed to be yelling at the staff member and than when she saw us watching her she stopped and walked out of the office we even told that staff member( I did not get her name but we have seen her before) is she ok because it seemed uncalled for. We got to our site everything was good we went to look at all the food trucks out there and everything just seemed very unorganized and the vibe from the staff just did not seem upbeat like it used to. Even going to the tiki Bar on a holiday weekend it seemed to be so slow and no vibe what so ever but the bartender did make a great drink!!! We went to the pool the next day and had asked if there were any towels and we were met but the same lady from the office who said she would be right back and she never showed back up. The only way I will ever return here again I'd if thing seriously change its like such negative feeling from this last trip and I honestly feel sorry for the people that work out there! read more

Heads up , this is not a luxury RV resort.. it's practically a KOA with paved roads and cement pads. Don't let them fool you. It's very nice and maintained , but it's only a year old. Coffee shop isn't there, sub shop has no provisions, pizza place is all you get for food, tiki bar rarely opens .. and if they do open, they don't stay open later than 9pm, and good luck getting a drink , it's about a 20 minute wait for a drink because the bartenders are just employees who don't know how to mix anything. If you're used to upscale class A luxury this is not it. Cargo trailers parked on lots, clapped out 23' Jayco next to a 400k$ bus isn't luxury. The pool is great, but that's about it. The location is in the middle of nowhere. It's 30 mins to the nearest grocery store. If they separated the fifth wheel white trash from the high end class a rigs it might've been better. No street lights , so trying to walk or ride bikes at dusk is like playing frogger dodging all the jacked up hillbilly golf carts. I'm as big of a redneck as the next guy here but this place just isn't what I expected for 2 weeks. We actually left 3 days early and went elsewhere. read more

Stayed here from 1/1 - 1/21. Pros: Very affordable for a full service campground. They are working hard here. They laid the foundation for an amazing park. Really impressed by the landscaping investment. They carved out larger than normal sites and provided the perfect screening for them. The sites are gorgeous. Fire pits at all of them. They are utilizing Facebook to address issues, and from what I can tell, they are listening and responding. Wifi? We didn't have a great connection, but very improved as the weeks went on. The difference here is they put you in touch with IT people. I've never been to a park where they try to help you. They trouble shoot each issue personally. Often identifying it is the users outdated equipment and they help with that too. They don't shame you for streaming. The pool is beautiful. The club house, exercise room, meeting places are very nice. There seems to be a party every night at the Tiki Bar. There is live music. They have a little deli for sandwiches and pizza. A business center, a salon. They are bringing in food trucks. As far as services go, this is a well thought out park. Cons; When this place is full, it's a zoo. Unsupervised children everywhere. The main drag is a long straight shot with no stop signs. Kids driving golf carts. It's a drag strip. We never felt safe here. There is no security. The bar and amenities mentioned above are open to the pubic. The surrounding area is extremely sketchy. There was violent activity at the park up the road while we were there. The front entrance has a giant iron security gate that is always open. Mask wearing is about 50/50. I find that shocking. My rating is low based on the security issues. read more

I was supposed to meet friends at this new RV park this week but when we started out we got a flat tire and another tire was in jeopardy of failing. We decided not to go and contacted the park. Austin answered and offered us a full refund. Most parks would have penalized us. I thought this was amazing customer service and will definitely stay there in the future. read more
