I am absolutely appalled with the manor on which this branch of real property management does business. I'll be sure note terrible reviews with ALL of our networks including real estate agents and renters. ZERO of the items noted on move in were repaired, barely temporary bandages performed by the handyman, and we had to live with them for a full year. The property was NOT PROFESSIONALLY CLEANED UPON MOVE IN, grease caked on all of the cabinets and above the appliances. You note missing door stopper (which were barely hanging on when we took possession) and charge $150.00??????? That's a 2000% markup EASILY. Who is making these prices up? Bottom line, you expect a tenant to do YOUR JOB as the management company, essentially renovate the house move in ready for the next tenant, and pay for professional services that are incredibly inflated. I'm all for companies making a profit, and we appreciate big companies taking on the risk of ownership so that we can keep our expenses low and rent from them, but we expect people to do what is RIGHT. This situation is far from right, and you'd be just as disgusted as I am if it were to happen to your son, friend, or even distant acquaintance. I hope you guys improve on your business practices, or real property (perhaps just this franchise) will soon be just another failed company because they weren't humble enough to follow the golden rule.

Obtaining the services of a real estate agent is much more than "finding someone to sell your…read morehome". This is especially true if you are selling an inherited property as I was earlier this year. A good real estate agent will know the area, know the laws and rules and will help assess your home and get it listed and sold for a "good price". A great real estate agent is a counselor, a partner in your effort, someone who "has your back" throughout the process in addition to doing all of the real estate work. Philippa Main is an *outstanding* real estate agent and an even better person. My father passed away leaving a home in Woodbridge, Virginia - the home in which I grew up and which contained almost 50 years of possessions. I contacted Philippa in March of 2026 to discuss its potential sale even as the house was in significant disarray while I engaged in the slow process of cleaning it out and sorting through the many things my parents had accumulated over the years. When she visited the home, I looked around and threw up my hands. Philippa looked around and said, "we can make this happen." I sought her out specifically because she mentioned having expertise in sales of homes that are inherited - a particular niche that involves a delicate dance of handling family dynamics, wills, probate laws and determining what, if any, money should be put into renovations or improvements that will get a reasonable return on the investment. From our first conversation over the phone - which she took time to do in the middle of a busy weekend - Philippa was incredibly personable, easy to talk to and anticipated many of my questions and many of my concerns as we talked. By the end of our conversation, I felt like I was chatting with a friend who had expertise I needed. Over the following three months, she was a (rapidly-responded-to) text or phone call away as I navigated getting the house ready for sale. She helped outline a schedule and a plan to list the home. She connected me with a large network of trusted service providers from junk removers to contractors to painters to flooring experts from whom I obtained estimates and some of whom I contracted to help clear out the house and prepare it for sale. While she always reiterated that she would back any decision I made regarding the house, I always sought her counsel when making major decisions such as whether or not to spend money on renovations and, if so, which ones were most important. Of course, there were obstacles - some amusing, some less-so - but Philippa helped me handle each one with a confidence borne of having "seen it before". That is an incredibly valuable thing when dealing with a stressful situation. In the end, the home was listed in June and had nearly seventy showings in three days. The house sold for well over its asking price and after all of it I know some things: The home could have been sold by another agent. But few, if any, others could have been a partner in the process the way Philippa was for me. She was a trusted resource, a confidant, a person who knew when to inject humor into a situation and when helping me vent was what was needed - she understands people and the process of selling an inherited home in addition to being a brilliant real estate agent who knows the area and who knows how to get the job done. I couldn't recommend her more for ANY real estate work but, especially, if you face the task of preparing and selling an inherited property.

However, when Shannon provided the description of our home for the listing it was not even accurate. It was clearly not even written for our home. I ended up providing Shannan the description to use in our listing because she said she couldn't remember the features of our home after walking the home with me during the listing appointment. We hired Shannon to list our home because she said she lived in our neighborhood and could easily be available for showings. We agreed to not even put a lockbox on our home because Shannon would be here each time. However, Shannon went out of town the first weekend that our home was on the market and did not even tell us. We had showings scheduled and without Shannon or a lockbox, I was left to do showings myself. I found other WSR agents online and called each until finally someone answered and told me that Shannon was out of town at a soccer tournament. Shannon didn't even arrange for another agent to fill in while she was gone. When we confronted Shannon she denied ever agreeing to be onsite for showings, refused to apologize, told us that we expected too much and quit. We offered the listing to Chris but he declined and told us to find someone else. WSR immediately took down the listing and contacted agents scheduled for showings causing us to miss valuable opportunities to sell our home. She wanted 5% commission for posting the description that I wrote on MLS and having me do showings. The new realtor that we hired contacted Shannon for permission to use the photos on the listing and was told that WSR did not own the photos even though Shannon had told us that the photos were taken by an inhouse photographer. Chris then contacted the agent and stated that they would no longer respond to her and that she was not to contact them again. They refused to provide the contact information for the photographer. After the photos were altered and used, the photographer sent my new agent an email threatening her if she did not remove them. So much petty drama, false promises that no one needs when selling their home. This is not an agent/broker that you can trust. Too many options out there to deal with these people.

I will be recommending Washington Street Realty to all my friends and family!!!! We couldn't be happier!!!
