Don't move in. The up keep up the property is horrible. Just walk around the complex and you can see it is falling apart. The water shuts off 3 to 4 times a year. Old appliances that they will not update. Pot holes that can sink a ship. Speed bumps that destroy your cars shocks and alinement . High rent prices for current tenants while new people get a $2400 discount and a corporate management team that does not listen to or care about the property or tenants. read more

I would leave no stars if I could. Absolutely horrible place to live. I have lived in 3 other apartments in the last 6 years and never have I had a worst experience than this complex. I only lived here a year and there were multiple water mane breaks (one within my first week of living there) I had multiple packages stolen, along with an entire car and the staff didn't seem to care. Even when contacting them about the theft, the least I expected them to do was to send out an email warning other tenants to stay vigilant. But nope. Just a "sorry that happened to you." There are no cameras on this property. The walls seem to be paper thin as I could hear my upstairs neighbor's teen clearly stomping around and screaming profanities at his video games (he also flooded his bathroom causing water to leak through the ceiling of mine) He and his friend would also play football around the cars in the lot and laugh when they hit the building or the cars themselves. They recently put in several new speedbumps that i swear were so tall I would go over them at 2mph and still feel like there was damage being done to my car. When it finally came time for the move out we left it spotless but the office staff claimed it "smelled of pet" and ripped up the carpet, claiming the stains were cat urine and it was "unfixable damage" that the whole carpet needed replacing (my cats have never in their 16 years of life peed on the floor, it was literally just vomit, but god knows they're not gonna test because they'd rather get that extra money to unnecessarily replace the carpet) You're telling me that my elderly cats, who have been through 4 moves now and have never left a "pet smell" behind suddenly starting pissing "all over the apartment" as if we wouldn't have smelled it? Also, when moving in, Kristen made and INCREDIBLY RUDE comment after hearing how old our cats were stating "You won't be getting money back from the pet rent if one of them passes" And apparently the pet rent isn't even there to cover any pet related damages. You're literally just paying extra money to own your pet and have it in the building. So don't expect your deposit back because they WILL find a way to keep it out of greed. And if you have pets... Good luck because they'll play dirty tricks to make you pay for damages that weren't there in the first place. read more

I have never had so many issues with an apartment. When I first picked up my keys, Krystin took a look at how old my cats were and had the audacity to use that as an excuse to mention that if they died we'd still be responsible for pet rent. I shouldve known right from that comment that this place was bad. The stove breaker wasnt working as soon as I moved in, clearly they didnt do proper inspection of the apartment otherwise that wouldnt have happened. Water outages happen all of the time. The office even had the audacity to call me several times to ask that I give the complex a good review as the first one happened. My car was stolen from in front of my apartment and after reporting it to the office they barely offered an apology, with all of the car theft issues (evident from many google reviews), you'd think they would install cameras. Dont expect to live peacefully. They only do loud yard work early in the morning.There are kids playing in the streets all of the time, constantly unsupervised, throwing balls back and forth right next to all of the parked cars, even hitting a few. There too many obnoxiously high speed bumps that ruin the bottom of your car if you are going above 5 miles an hour. Its $2 per wash and $2 per dry for laundry, which is incredibly steep considering how old and small the machines are. The dryer also constantly leaves clothes damp. The office is not put together. When it came time renew my lease, there was a lot of miscommunication about what I needed to do to get an extension on the renewal until the end of the month. Karen had no idea how to process that when I spoke with her. She told me I had to deliver a notice in writing, and I made sure to double check with her that it couldnt be an email. When I went to drop it off Krystin told me the information was wrong and I couldve just emailed it. Don't expect to get your Security Deposit back in any way. We left our apartment spotless, with video evidence of no stains. The next day Krystin went in and claimed there was a strong pet odor in the apartment, which definitely wasnt true because there was no smell at all when we left. She used it as an excuse to rip up the carpet to check for pet urine. Ive had the same cats through 4 separate apartments and they have NEVER peed on the floor and I have never had any issues with carpets needing to be replaced. They pulled up the carpet to find vomit stains and called it urine. They had the audacity to say the "urine" was everywhere as if I wouldnt have smelled it while I lived there. They then used it as an excuse to charge my full security deposit AND AN ADDITIONAL $547. They just want to suck all of the money from people leaving their terribly old complex. Worse place for people who work night shifts. People slam doors at 6am, no where to park, no side walks, uneven grounds, very trashy, smokers throwing their cigarettes all over the ground even though they have a place to throw their cigarettes out. read more

I have lived here almost three years now. Initially, it was fine, although we were NOT allowed to see the apartment prior to moving in, which is regrettable. With that said, so many issues have come into play, ones that management could not take care of. The issues that have transpired within the apartment include: taking a shower is always a problem because the hot or cold water cuts out, no matter what time it is. This means one of us gets burned or temporarily freezes. There is only one tank for eight apartments so I know why this happens. When we first moved in, we asked if something could be done about the floorboards: the creaking is so bad that it has woken both of us up at night. The wIndows are old so cold air comes in in winter, and bugs in summer. The kitchen cupboards smell so I cannot keep anything in them which is very annoying. There is no counter space to speak of, which again is a handicap to cook. There is no storage area, and only one small washer/dryer for the eight apartments. Now, for the other issues: a few months ago, new tenants moved in, that smoke and sell weed at all hours. They would ring my buzzer, which woke us up, and set my dog barking. I notified management of this, and of course, they could do nothing. I was watching my grandchildren here daily, but because the week permeated our apartment, I no longer can do that. Now, with bad knees, I have to drive to her five days per week. I will say, the buzzer has been disconnected at my request, and there has been peace. The thing is, if they had taken care of this, and I don't mean writing a notice, which they did, I would have been spared much aggravation. The snow removal, which was great the first year, went downhill. I had to repeatedly ask them to have the men plow in a different direction as there was NO place to park. There is garbage all over the front, including rocks and cig butts, which gets cleaned up when they show an apartment. This should be done regularly regardless. There are about twenty teens that sit on our front steps waiting for the bus, which has caused multiple problems. I almost fell one day because they would not move. They also strew papers in the foyer because they wait there when it is cold. Again, management could do nothing. I have to wait for them to leave before I leave to watch my grandchildren which is inexcusable. Recently, in broad daylight, a car window was smashed, and a purse stolen, and of course, no one saw anything. I do not feel safe here anymore, and I believe more is to come. Of course, the purse should not have been left in the vehicle, but that does not mean she should have been robbed. Because of Covid, we have not been able to move, but my hope is, something will open up sooner than later. I dread September because of the bus situation. I have lived in a number of complexes, and have never been so dissatisfied as with this one. I don't wish to complain as I am not that type of person, but it has been one of the worst experiences of my life living here. Someone from corporate has reached out to me, but at this point, what does it matter? The only recourse is to move. read more

We are happy with our ranch townhouse; 2 BR, full basement with our own washer and dryer, central air, spacious, free internet and cable a plus. The office staff and maintenance crew are friendly and efficient. Ridgedale Manor is laid out well, plenty of parking. The complex offers a variety of different types of housing. There is free access to a nice pool, exercise room also. The location off W. Ridge Road is busy but also very convenient to stores, many within walking distance. Enjoy the outdoor space; nice trees, lawns, landscaping, all well maintained. read more

This was originally much longer, but my laptop died and I lost it all... but here goes everything you need to know. We had a 1BR, wanted a gaming room so we moved into a 2BR both within Ridgedale Manor. The office staff is wonderful, Maintenance is great! ANY issue, and it takes ONE CALL!!! All areas are kept clean, Laundry, halls, rec areas, streets, garbage areas. You name it, they clean it. . Internet/WIFI is good enough for 2 avid gamers/streamers in one house. Snow removal is great. Hot water really is HOT, water pressure is on point. Heat is great. AC unit PUMPS! Windows are good so air isn't coming through. WALLS ARE THICK!!!!! You cant hear your neighbor unless they are in the hallway. Ceilings creek with upstairs neighbor walking, but that's normal. Mail carrier is on her game and has been since we've been here. (silly but serious) Door buzzers that ACTUALLY WORK!!! No bugs, Like I've seen a moth or an ant here and there... but seriously... I don't, but if you have kids, the bus stop is in the back of the neighborhood, so the kiddo's aren't near the busy streets. They keep a tight ship and I'm happy to do business with them! I'm sure there's more I'm missing, but I would recommend this place to ANYONE!!! read more

Went in for a tour that was scheduled several days in advance. When I got there I was told there would be 2 different floor plans I could choose from, but I was only shown basically half of one apartment. For some reason they scheduled my tour when the carpets were freshly shampoo'd and still soaking wet so I could not go and see the bathroom/bedroom. And then I was not even shown the other apartment. I live in ridgedale manor and have lived here for almost a year. IM TELLING YOU RIGHT NOW THIS PLACE IS TERRIBLE. I signed a 6 month lease and renewed for a year before this all happened so I'm stuck for another 8 months. I referred a friend who signed a 1 year lease and I got a $250 referral check. Same day they hung a sign out that said $350 for referrals but it started tomorrow. Then I find out my friend is paying $50 less per month!!! I was upset that I was paying so much more for a place the same size in the same building so i paid my rent late. They gave me a letter saying it was a $75 late fee and it was due by the 10th or they would start the eviction process. I have paid my rent 1 week early EVERY MONTH since I moved in. I walked in with a check that had an additional $75 for the late fee and they told me they could not accept it. The late fee was now $225!!! I said ok ill just wait until Monday and speak to the manager. The woman in the office says "you dont wanna do that, I would pay it by tomorrow" I said why???? She said "then they will charge you another $150 and your late fee goes to $375!!!!! LUCKILY I had another couple hundred in my account or I would have been buried like everyone else that happens to. My $690 dollar rent payment 4 days after the grace period of 5 days was $915 and if i didnt pay it in full they would have kept charging me late fees. I GO IN ON THE 5th the very next month it was a Friday, got out of work at 6pm and got paid that same day. The office is open until 7pm I got there at 6:30 with a check and they couldnt accept it because its due by 5pm! THE MAINTENANCE DEPT IS VERY LOUD. I work at 9am and they always wake me up around 730. Their home base is in the basement and they have morning meetings and let the heavy door slam Ive asked numerous times to stop. They have nickel and dimed myself and others for years and it's not right. I CANNOT WAIT TO MOVE OUT AND I WOULD NEVER ADVISE ANYONE TO LIVE HERE. IF YOUR THINKING ABOUT IT YOU CAN THANK ME I promise you there are better places for cheaper. read more
