Not sure why/how they reference this park for 'over 55' as there are NO accommodations for people over 55. It's very hard to reach anyone in the office by phone and if you have a problem/concern it's useless to try to get it resolved. We were told over 2 months ago that the sidewalk in front of our home would be repaired. We are still waiting for this to happen. Being seniors it's a potential hazard to have a sidewalk in front of our home that is not safe. The attitude here is so unreasonable - even though we only pay rent - we don't OWN the property - they seem to think they are not responsible for any upkeep. read more

We lived in Rincon Country MHP for two years. On the plus side we had wonderful neighbors and the gated security made the place feel safe, even though it's located on the busy east side of Tucson. So why did we leave? In a word, management, or rather the total lack of competent on-site management. The owner(s) of the park have apparently decided that they no longer care about the upkeep of the roads, facilities, and amenities, and they just want to collect the rent checks. Almost no maintenance work is being done except for emergency repairs like water leaks, and the community swimming pool has been closed for repairs since the fall of 2024. Everywhere you look, things are unkempt and shabby, and it was getting worse by the month. Thankfully we had the resources to leave, and I feel sad for the many good people who are trapped in this deteriorating park for reasons of finances or age. read more

Don't let your loved ones on SSI move into this horribly managed property. 1. Your rent will increase every time they find out your SSI benefits increase. 2. Poorly managed security, ranging from aggressive to plain negligent. 3. Incompetent management with unprofessional and demanding communication tactics. It is customary for Rincon Country Mobile Home Park to increase the rent amount every year. In January 2020, the Park sent out a notice to the residents that another rent increase would be instituted in May of 2020. In March of 2020 the Covid-19 virus became a pandemic, and this is when restaurants, movie houses, and other businesses were closing. Employed people were getting their hours cut, or losing their jobs completely. Even in the park, residents were subject to having their hours cut, or being terminated from their position. Rincon Country, knowing full well of the employment problems that were created from Covid-19, decided to raise the rent in May anyway. read more

I have lived in this park for several years, the website claims it was once rated a 5 star park and that might have been true, but it must have been a long time ago. The streets are in bad shape, and many homes are in bad repair. I can see now that they are trying to upgrade the park and they have remodeled the club house a bit and added lots of plants and landscaping which looks nice, but the big problem here is the office. It's not even current management so much as every manager we have had since I've lived here. They start out friendly but after a month or two they will no longer talk to residents at the office unless you are considered important enough, and merely being a resident doesn't make you important enough. I believe this stems from the fact that management is placed with no training and then left with no oversight. There are many cliques and the office seems to cater to them. If you want an email answered from the office you have to BEG them in order to get a reply, and many questions will never get addressed. They will make many promises to sell you a home here, but once a resident they no longer seem to care about you. And if you do buy a home and move in before they do any promised work, make sure you get everything in writing and then be prepared to fight to get anything done. Our neighbors bought a new home and almost a year later are still waiting for some of the promised work to be completed, and the rest they had to really push for. Not only is the office very unfriendly (they wont even wave or make eye contact if you see them in the street) but you also have no expectation of any privacy from the office. Office help is constantly talking to the guard shack after hours and some guards have shared private information with us and literally said, "don't tell anyone but...". Most of the guards live in the park and are involved in all the functions, so naturally have people they like and dislike and any hope of professionalism would be misplaced. When we moved in there was a pet policy in place that stated no dogs over 40 lbs, but since then there seems to be no pet policy at all, and if you buy one of their homes you can have as many large or dangerous dogs as you want. There is a rule about pets but there is a clause that exceptions can be made at "managment's discretion" which means they can over ride any rule to sell a home here. They have let in many large breed dogs that are considered dangerous, and unfortunately the dog owners have barely any control over their dogs. When I walk my small dog I have to change my route at times to avoid these dogs as they have shown aggression to my dog. This is not a good park if you have small dogs or are afraid of large breed dogs. If you have a lot of dogs, and don't want to live in a place where rules are fairly applied then this would probably be a good park for you. read more
