Great location, park like community and a pretty good staff. I have lived here for more years then I would like to say. The year round pool is really just eye candy, recently even more added plants and outside furniture. But don't be fooled. You can't actually use it. After being closed for 6 months now, still told it will take longer. I think they built faster then that. Someone broke into it and now we are told it will take even longer to open. The community is getting punished, because of some bad apples. Just sad and getting frustrated. I hope they know how crazy it is to have that great asset and not be able to use it. I feel bad for the young families with children that have to look at it every day. But then be told nope not able to use, maybe next month. read more

They refused to repair silly things when we moved In, like the toilet paper holders that wouldn't hold the roll, and the finger pull cabinet drawer fronts that were installed upside down so it was nearly impossible to open the drawers (we just left them slightly open all the time while we lived there). The young people they hire are pleasant, but they have no power to do anything. The real reason to complain is that we thoroughly cleaned the apartment as we left and took photos...they tried to assess a cleaning fee, but we sent them the photos and they accused us of using photos from when we moved in! We re-sent the photos with date data and they are STILL not repaying our deposit. I called tonight and threatened legal action, but the poor kid working in the office will just pass our message on. Oh, be aware that there is no cooling and the insulation is not very good! read more

Update 10-17-24. There are now 5+ maintenance grounds keepers instead of mainly 1 around, i see them doing stuff to keep the grounds presentable. I have seen an increase in them urging others to pick up after themselves as residents have been lazy lol so that's nice to hear and see . They also have food trucks around sometimes which is a nice treat overall I'll keep it very honest but understandable pros outweigh the cons by a long shot you'll never find anywhere perfect that's unreasonable expectations As for the long waitlist with our broken sink and dishwasher that's out of my control but they were very timely in answering me and putting me on the waitlist. All Sprinklers have been fixed aren't shooting out water , and like i said i understand sprinkler settings can be unpredictable as the rain comes and goes and as for the sides of the complex that don't get much sun being muddy i understand that's probably something difficult to fix or rewire the sprinklers completely. read more

I lived here for 2.5 years and I've never lived somewhere so disorganized. I have lived in rental apartments my entire life and this place is bucking for lowest opinion. We've been sent bs "eviction" notices over "unsightly porch furniture", it was a garden hutch. It never became a problem nor was a problem the first year it sat there. We also got multiple other eviction threats on baseless complaints made to management by our neighbor who we had a parking dispute with. She parks in my reserved spot, I leave a note, she calls management and tells them we're throwing joints off the balcony, management does 0 investigation, takes her word, and pastes letters on our door, one labeled as a last warning. Using eviction or "in violation of lease" papers to scare people into complying is heinous behaviour. We always tried to be cleanly and polite neighbors and even went through the trouble of deep cleaning our entire apartment when we left, only to be charged $270 for cleaning fees from our deposit. Oh yeah, and since we had lived there so long, they were ripping out and replacing the closets, appliances, carpeting, etc. So they just took $270 they shouldn't have taken. Your deposit is for damage, not paying for your landlords new remodel. Not to mention the maintenance was rarely staffed by competent people and in fact rarely staffed. At one point we had ZERO maintenance staff on the property, got a whole email about it and everything... Double if not triple check your leases for accuracy as I discovered multiple errors only after I moved out. The response when I brought it up to management? "Oops ." It was a nice spot, pretty quite as long as your neighbors are chill. Can't hear much through the walls and we had a 2nd story apartment. Pretty spacious however you WILL notice the "landlords treatment" on everything. Painted over screws, old command strips, hair, entire fastenings for curtain rods/blinds. read more

Five stars for their Maintenance Rep Shawn Haynes but unfortunately could not give a full 5 star review for River Terrance Apartments since their communication and follow through has been a constant disappointment. We do understand the snow storm and the holidays have been a recent setback but this has been going on for the full year we've lived here. Shawn was called out for a clogged drain both in the dishwasher and sink, he was very respectful and completed the work in a timely manner. He went above and beyond by cleaning out the bottom of our sink cabinet where the leaking had caused a gunky mess as well as thoroughly cleaned our dishwasher and dishwasher drain that had years of build up. This man deserves a raise! read more

We have lived here for one year now. our apartment was upgraded prior to move iin and it is very nice. and comfortable. light and bright. maintainence is managed well. The best thing is the very well kept grounds. peaceful and park like. For the most part quiet and safe. Conveniently located.near Vally River and the Belt line. Lease pricing seems fair but the way the utilities are calculated is questionable and out of the individual resident's control, except electricity which is managed by EWEB and fair. our sewer, water, garbage and trash has doubled in price starting 7 months after moving in and continues. there has been no cooperation from management regarding this issue. if you need a co-signer to sign on because you cannot qualify due to having an income of 2 1/2 times the monthly rent they consider that person as an OCCUPANT. thus this pushed your utility equation higher. this is unfair but of course gives the corporation added funds. this is our one and only complaint. just keep this in mind before you commit to a lease. the positives out way this negative so we choose to stay. read more

severe price gouging. charging 1200 for one unit and then 2000 for the same unit elsewhere on the property. primarily concerned with high rents. cars get broken into, raccoons all over the property at night, old school accommodation, outdated appliances, rude office management, and poor window upkeep (paint splatter from past paint job that can't be removed). the main point is they charge a mortgage for even small apartments with old appliances and cheap carpet. read more

Most incompetent company I've ever experienced. We left the apartment spotless and they charged us hundreds of dollars to fully replace the carpet. When we tried to argue charges, they had no documentation or pictures to backup their claim. We finally digressed and agreed upon a payment plan. Upon my last payment, they didn't care to mention a 3 cents interest and sent me to collections over 3 pennies rather than send a simple email saying "hey, include 3 cents and you are paid up." Bad communication from onsite staff and upper Greystar admin. Don't move in here, they will scam you in the end and ultimately screw you over either way. Recently moved in, and so far little to no complaints at all. The maintenance team is always quick to respond and willing to accommodate for any sort of problems you may find. The management team is easy to communicate with as well as they are personable when dealing with their tenants. Rooms are very spacious and parking is hardly an issue for most of the time. Basketball court and gym facilities are a major plus in my opinion, and they are being well kept. As far as I can tell, it seems like this place is very solid and prioritizes its tenants. read more

I visited this property and initially was so excited to make it my new home. The assistant manager, Elisabeth, was so warm and lovely, I was excited to apply. After being approved, I began the process of getting my necessary documentation lined up and submitted-- renter's insurance, electricity, etc-- all BEFORE receiving a contract outline my lease. I had to pay $200 in order to "hold" the apartment, all the while having not reviewed a lease while I was feverishly preparing everything required in order for them to send me a lease to sign. Finally, after doing everything required, I was sent a contract on a Saturday-- a day I was working, and the property REQUIRED that I sign and return the lease before their end-of-day. I called and asked for time to read over the lease saying that I didn't feel comfortable signing something I hadn't had a chance to read over. And to my surprise, was told NO? It seems very strange to me that I was given not even 8-hours to review and sign my lease. To me, this is a major red flag. I lost my $200 holding deposit, but am relieved to have hopefully saved myself from what I expect would have been a headache on down the line. read more

I am supposed to be a future resident in less then a week. I have asked 3 times for a corrected lease that I was told Corporate would make an exception for and I still don't have a corrected lease 6 days to move in. I also have a disability which allows me to have a service dog. I provided all of my ADA paperwork and they are still trying to charge me a pet deposit and pet rent. They will also not give you the phone number to corporate. I was initially very excited to move into this place and now I am having the worst anxiety ever. read more

Maintenance was quick to fix things and the common property was maintained. Cons. 1. You get the impression they don't like students. 2. However, their signs on the road advertise "Newly Renovated" and "European Cabinetry".....I don't know where they get that nonsense from (I'd call that false advertising)....I personally don't consider apartments that are 10+ years old to be newly renovated....the place is nice, but the apartments themselves are mediocre at best and slightly dated. read more

We just moved to River Terrace and are so glad we chose it as our new home! The location is great, close to everything, but it feels like a resort with all the amenities and beautiful grounds. Special shoutout to Thomas, the Service Supervisor, who responds so quickly it could make your head spin. Nicest guy ever, and super knowledgeable. Everyone in the front office is wonderful too. I've lived here for about 2 months now and I am very pleased with mostly everything that River Terrace has to offer. In particular, one of the maintenance workers, Trew, was very helpful and worked quickly. He showed up in the allotted time window that I had set up and fixed the issues we were having with some things in the apartment. Thank you!! In addition, there is always parking, it is quiet, all of the neighbors are very friendly, and there are always doggie bags available in convenient places. The management team has also been helpful and even remembered my dog's name and always ask about him! My bike did get stolen (it was locked up), but other than that, I have enjoyed living here! read more

I absolutely LOVE living at River Terrace. I lived here from 8/2017-8/2018 was gone for a short period of time and then came back to River Terrace in 2019 because no other place felt like home. When I was first transferring here in 2017, I looked at a lot of apartment complexes in Eugene and, in my opinion, River Terrace by far has the best floor plans. In addition to that, the grounds are very well kept, the amenities are well maintained, they are very pet friendly, and the staff is awesome. Delta Ponds is right in our backyards! Beautiful! Not to mention, the food trucks that visit and the activities they plan for the residents are something I don't think you get at other complexes. To me, River Terrace is HOME. read more

I lived at River Terrace for 2 years & 1 month (my 2nd-year lease was 15-months). I got to know many of the onsite staff, office & maintenance, and there were certainly ups & downs while I was a resident. I have read the negative reviews here & I honestly don't get any of the 1-star ratings at all. I doubt very much that Greystar, or any of the previous owners were out to rip off tenants. I'll say this, I got more of my refund back than I thought I would. After 2 years I feel that receiving more than 2/3 of it back was very fair. They were also prompt in sending it--I haven't even been gone for a month yet. I left my apartment spotless & was graded down for blinds that needed replacing. I know my apartment had been chosen for upgrades & that many things were being replaced, including blinds.There were a few of the slats that were bent & I am not sure that they warranted replacement, but I do know that there were a few stains on the carpet & I expected something to be held back for carpet cleaning. I'm happy with the outcome. As far as apartments go, River Terrace is one of the best I've lived in. There are pros and cons to all apartment complexes. Some of the pros include physical appearance and the location in relation to the Delta Ponds. I loved taking my evening walks here. I also happened to have a prime location--end unit, top floor. I called my apartment a treehouse & I really miss that aspect of it--I was surrounded by lush trees for most of the year. Having windows on three sides of your dwelling is heavenly. I loved my balcony & being in my living room. I loved the cathedral ceiling and the size. But one thing I found kind of annoying was that they boast about the "European cabinetry" in the "Amenities" column on their website. I think this is supposed to lead you to believe that these are superior in quality, or at least somehow stylish, but it is definitely not the case. And then there are the "extraordinary bathrooms." Extraordinary means remarkable, incredible, monumental, phenomonal. Um. No. These bathrooms are not that. Definitely ordinary. Their bathroom fans sound like airplanes ready for take-off, and the one below me in the master bath used to make my bed vibrate. Pretty terrible. The appliances I had were old. I paid a high price to live there, but you do get what you pay for. The people I dealt with here were mostly very nice, helpful folks. The maintenance crew were usually prompt & efficient. I had issues with one maintenance guy who behaved inappropriately, but he ended up leaving shortly after. Everyone else was fine. Trew was super nice & seems very dedicated & on the ball. He always greeted us with a smile. Office staff were friendly & nice. I had an issue with one woman speaking to me in a very condescending tone when I went in to complain about an issue that I had to call the police about. She kept talking to me like I was a little kid but I'm about 30 years older than her. I only saw her there once. The only other complaint regarding staff would have to be that communication was not always reciprocated & there were occasional crossed wires--one person saying one thing and another telling me something else. Another complaint about River Terrace has to do with their "non-smoking" status. It certainly doesn't mean people aren't going to smoke. It also doesn't mean that people aren't going to use their grills on their patios, which means smoke is going to rise up into your apartment. If you have asthma, keep that in mind. The outside noise from neighbors was pretty constant, but that's apartment living. There was an issue with the people downstairs & their barking dog. The problem was that they never heard it because the dog only barked when they weren't there. It got to be an uncomfortable issue because they hated me for complaining about it. One huge complaint: I was not allowed my final walk through. I had an appointment for the day after move-out. I received a message saying that I didn't have to go because they'd done it without me. I was pretty upset about that but it worked out fine. read more

******* DO NOT RENT HERE ******* I lived in the town homes at River Terrace for a year and it was the worst renting experience I have ever had. I ignored the bad reviews online and decided to rent from River Terrace, because the office staff seamed nice, they had cheap move-in costs, and the amenities seemed nice (Basketball Court, Hot Tub, Weight Room ect.). A few things went wrong during just one year of renting. 1.) Our apartment flooded TWICE. Both times due to a pipe burst. The first was in our upstairs bathroom, which flooded our kitchen downstairs. We had to relocate for 3 weeks while the damages were repaired. My private insurance paid over $3,000 to put us in a hotel (I was still charged our full month of rent). The renovation team took 3 weeks to fix our apartment because there were multiple floods on the property due to bad plumbing. The second time our apartment was flooded was because a member of the construction team (hired by river terrace) put a hammer through our wall and burst a water main. Both times the apartment was left a complete mess for us to deal with and there was no form of apology ever made. 2.) 10/12 months of the year they were doing construction on the entire complex. This would have been nice to know before signing a lease. There were constantly extremely loud construction noises. Because this was a re-siding project there were hammering on the external walls. We ended up taking our cat to the vet twice for stress related hair loss, and our neighbors dog would bark all day is terror. 3.) The amenities were awful. The basketball court was closed throughout the year, and the hot tub was never available. 4.) Upon move out we were slapped with a $1600 damages bill. My guess is because of the floods, they were trying to recoup some of the losses/renovation cost. They stated damages that were clearly written on our move-in sheet, and damages created by their own construction team while attempting to fix our flooded apartment. Any attempt to settle this ridiculous bill, has been met with unprofessionalism from Greystar's behalf. Again, DO NOT RENT from this company. Any positive reviews you see for this company have come from them offering $100 off rent if you write a good review. read more

My wife and I have lived in this complex for 3 years now, and each year has been rougher than the last. Not only is the staff incredibly rude with the quickest turnover rate I have ever seen, but the property is noisy with constant work, and dirty as hell with dog poop everywhere. Also they have a "dog park" that is disgusting and has made several of my neighbors dogs very sick. They are NOT a dog friendly property. Think long an hard before you move here. read more

Hands down the best place to live in Eugene. The apartments are beautiful, they allow pets (with a pet deposit), they have a dog park, poop stations with bags throughout the complex. For us humans they have an out door basketball court, an indoor competition size indoor basketball court, there is an exercise room with ellipticals, treadmills and more, then there is my favorite of all - a hot tub. All of the neighbors are so nice and the staff are amazing. It feels like it's own little community. read more

The River Terrace is more like a community complex. I moved in, in January. So far, they have had a Belgian waffle breakfast and for Valentine's day they provided flowers to make bouquets. I know they are planning more events. The River Terrace takes pride in offering a clean, fun living. Let me mention the other fun we enjoy, a gym, indoor basketball court, pool, hot tube, dog bathing station, dog enclosed play yard and they offer free doggie pop bags to assist with the inevitable. read more

If I could leave one star I would, the level of excuses given by the office personnel is beyond imagine...they have done zero snow maintenance except for around their building and throw globs of ice melt on the 3 inches of snow that fell at the entrance to the apartments. We are three days post snow and nothing I repeat nothing but the office sidewalk has been cleared. This is an expensive complex that basically makes excuses as to why something is not done. read more

Building constriction is good but does not help with noise mitigation at all, the stairways can be noisy as many places can be. I have been very pleased at the size of my apartment and interactions with neighbors and office staff. My apartment backs up to Delta Ponds. The grounds are well kept. Whenever I have call the office with a problem, it is fixed right away. I have lived here since September 2015. I think the cost of the apartment is appropriate and the renewal cost of the lease was not excessive. There is some minor noise from other apartments but no more than other apartments I have lived in. I love it here! read more

I have lived at River Terrace for almost 6 years now, and have not had the negative experiences I've read in other reviews. (Or else I would have moved, long ago!) The few problems I have had have always been caused by other residents, rather than by the property -- noisy upstairs neighbors (who moved out, fortunately), people not picking up after their dogs (and the property does a good job of doing it, themselves -- which they shouldn't have to do!), and the occasional booming car radio. "Neighbor issues," however, are going to occur in any apartment complex. For such a large facility, I actually find it surprisingly quiet here, and I have not experienced the "thin walls" issues that others have mentioned. If I didn't have neighbors upstairs, I wouldn't even know I had neighbors! I also have not had the experience with noisy college students, but sometimes it's just the luck of the draw with regards to who moves in near you. If there is noise from neighbors, there is a 24-hour number you can call to report it. With regards to repairs, I had only one time ever when something wasn't handled promptly, and they were very quick to apologize and take care of it, once I reminded them. Every other time I've needed a repair, they were usually here sooner than I anticipated! Both the office staff and maintenance crew have always been nothing but friendly and helpful. I would agree that the sidewalks could have been shoveled during this past winter's snow storms, as walking was both difficult and treacherous (I slipped and fell, one day), but I also understand that an accumulation of snow is really not the norm in Eugene, so they may not have even had the necessary equipment to handle the rather overwhelming chore. As others have mentioned, the location is great. I love walking my dog down the Delta Ponds path and along the Willamette bike path, across the street. The changing leaves in the fall are beautiful, the baby ducks and geese thrill me every spring, and I've never before lived in a place where I could watch a bald eagle swoop down and grab a fish out of the water! (I was lucky enough to get an apartment with a pond view.) My only two complaints are 1) the ever-increasing cost of rent (one would think I'd get a "loyalty discount," after all these years!), though it honestly doesn't seem that much higher than what I've seen online at other complexes -- and Eugene IS in the middle of a "seller's market" right now -- and 2) the lack of air conditioning. (If they were going to spend a ton of money on upgrades, I would have preferred A/C over new siding.) But even with that latter complaint, I do have the option of having a window unit installed during warm weather, so it's really my own fault for not having taken advantage of that! My experience of River Terrace has been of a quiet, pet-friendly complex in a great location, with a friendly and helpful staff. read more
