This place is just a bunch of liars, I didn't want to believe it when other residents said the manager is a liar until I moved out and they sent me to collections after NO communication and then tried to charge us to clean 9 year carpet they said would have to be replaced anyway during the walk through. We've lived at Riverwood for almost 4 years, first moving in when I was 7 months pregnant with our son and everyone has always been so nice...we welcomed our daughter this year and We love our neighbors and it really feels like a community! We feel safe walking around and going for walks, we love that the park is so close, as well as shopping areas. The apartments themselves are very spacious with great closet space. The office staff has been so helpful and supportive, I can't recommend Monica and Jaime enough! They always seem to care about our concerns and willing to be of help. In our experience the maintenance team has always been super responsive and respectful as well! Definitely recommend especially for young families. read more

I love the layout of the apartment! The spiral stairs are my favorite! The staff is super friendly and helpful when needed. The Maintenance team is responsive to work orders. They do a good job of snow removal as well. Only issue is how thin the walls are. I can hear entire conversations in the next room. Overall one of my favorite places to stay. They are making some renovations so that's exciting! New carpet, paint, washer & dryers. Sad to say goodbye! Samantha's the best! Wish the staff well in their development going forward :) read more

I lived at Riverwood Estates for a couple years. I really liked the neighbors, and I liked that I was able to walk to Target and to the library when it wasn't snowing. There is also a park nearby for the kids. You can hear most neighbors' conversations if you're near a shared wall. And the laundry room was quite an issue for a while because only one dryer worked pretty much the whole time we lived there, and eventually even that one was worthless. We went to another floor to do laundry, which didn't go over well with some of the people on that floor. Management was cool until the last few months. There was a misunderstanding, and after that they started sending us pretty serious warnings for things they'd never bothered about before. But if you stay on their good side it's probably fine. read more

We have been living at Riverwood for over 2 years, and we love it! The staff is SO nice, and any issues that need maintenance are taken care of within a day or two. Cleaners come once a week to clean the building's common areas, and they do a nice job of keeping it looking great. The elevator makes moving in or out SO much easier than the stairs, and hauling groceries! We plan to stay here until we buy our next home. BONUS: all of our neighbors are really friendly! Have only had noise issues where children are playing, which is normal. Love it! read more

I've been a resident with Riverwood Estates for over 2 years. I really enjoy living here, and have rented multiple apartments from them. The staff is professional, courteous, and timely with any requests or concerns I've had. I love the ability to pay my rent online and skip the hassle of writing and mailing checks. The people living here are extremely nice, and I finally feel a sense of community. The neighborhood is safe and relatively crime-free. Underground, climate controlled parking is awesome in the winter. This is also one of the few places that will let you have a dog, and has pet stations outside of the apartments. The buildings were recently remodeled and have a very modern, clean entrance and hallways. Highly recommend - great value for the price! read more

ZERO Stars: I only put 1 star b/c I had to in order to post this. Before reading, please filter these reviews by date and you'll see that there is a pattern of inconsistent reviews. When I first looked at Riverwood Estates, I chose to ignore the low ratings and am horrified that I chose to do so. After a grueling several months with this place, I am finally done and gone from this place. Sure, its close proximity to a park and shopping areas. But in turn for my sanity? No, it's not worth it. Riverwood Estates masks itself as providing 'high-end' apartments. However, once you sign the lease, you'll soon find out that ANYONE can be approved to live here and you will be paying for the horrible behaviors of your fellow neighbors. There has been countless false fire alarms, marijuana smoking, management trespassing and countless thefts. When bringing these concerns to management, I got a quick "we'll take care of it" message. That's it. No follow-up; nothing. I chose to move here b/c of the provided wi-fi. However, the wi-fi only works if you're within a certain proximity of your apartment and is horrendously slow. I've even found an article of Legacy Varin Properties (owners of Riverwood Estates) stating that the ONLY reason they offer wi-fi is to beat its competition. For example, if the main source of communication is already through email to all tenants, what is the use of hanging different messages on a tenant's door? Management is no where near experienced and this will show up to you sooner or later. Just get on their 'bad' side and you'll see their unprofessionalism. Simply put, Riverwood Estates is now trying to patch up its mistake of letting ANYONE move in and are now placing 'audits' and requirements on everything (Bike audits, dog fecal swabs, external smoking requirements and etc). My family and I have lived here going on 5 years! This is a great community. Staff is friendly and polite. When an issue arises they address it quickly. I would recommend this to anyone who has a family or not as a place to live. Rent prices are fair based on the current market value in Milwaukee. read more

I've lived here more than a decade and still really love my bright sunny loft apartment. There is a strong sense of community here, fostered by a top notch management team. Winters aren't so intimidating with heated underground parking and the location, surrounded by forests, is actually adjacent to lots of shops and restaurants. It's a dog friendly community, and I find animal lovers to be really friendly so I actually enjoy my neighbors. It's a great place to live. read more

Worst apartments! Loud. Dogs barking all hours. Dog poop everywhere. If you complain about the dog poop everywhere, the manager doesn't believe you and then you are on her bad list. The manager is lazy and clueless. Overpriced apartments, WAY over priced. Nothing luxury about them. Police is always here dealing with some disturbance or argument that the management should be dealing with but doesn't. The reviews on apartmentratings.com are spot on. Awful. If you own a dog, do not rent from Riverwood. Neighbors are great. Location is great. Management is THE WORST I've ever dealt with, and I used to live in Philadelphia. Some of the other posts are right. Managers are lazy, aggressive and mean. Despite doing everything we could to work with these people, including paying a great deal for a private trainer, keeping constant video on our animals to be sure they were quiet and respectful, and consistently listening to and working with management, the constant threats of eviction were not worth it. We were told that because our dogs barked (no evidence of how long, when, etc) we should put them in shock collars, because the manager "used a shock collar on her Daschund because he had separation anxiety". Our trainer was appalled and offered to assist us in fighting the complex if they tried to evict us. They came and did a walkthrough at our request to listen to the "noise" that they said the neighbors complained of (but would not provide us with the dates, times, etc the neighbors complained so we could work on the problem). They refused to work with us on the time of the walkthrough and because they wanted the dogs loose in the dwelling, my husband had to stay home from work. After the walkthrough, they told us the "sound of our dogs running and playing could be considered a nuisance to your neighbors" and if it didn't cease, they'd give us a 14-day eviction notice. Obviously, we were not interested in shocking our dogs or keeping them crated 24 hours a day. We offered to move to a lower floor unit AT OUR PERSONAL COST if the sound of the running was a problem. They refused, again threatened us with eviction, and told us "they weren't going to work with nuisance tenants." Keep in mind, for 8 months prior to all this, we hadn't gotten a SINGLE complaint. All of a sudden we had 3 complaints in 2 weeks, and the management kept claiming there were MORE complaints, but that they "weren't going to share their evidence with us." Finally, we were so stressed and miserable we broke our lease. During our moveout we learned they have harassed families with children in a similar way, and even told the children they couldn't stand inside during -20+ degree days to wait for the bus because "they were a nuisance." After we broke our lease, we happily paid for the rent of the month they didn't have a tenant. However, they continued to come after us for a number of illegitimate other charges, including several things that they legally can't collect for. When we asked for invoices regarding the alleged repair they did for all the "damages" to the unit (we have photos and video of everything, there were no damages) they sent invoices dated several MONTHS before we moved out. We made several offers to pay some portion of the legitimate charges. They refused. Basically: management in this place is a nightmare. If you have a child or a dog, DO NOT move in. During our move-out, we took video in which you can clearly hear our next door neighbor talking through the wall. Entire sentences. This place is NOT good for anyone who makes noise of any kind. They say that "some dog noise is allowed and expected", but the lease actually says "no noise" whatsoever from pets -- and that's the provision they enforce. They lied to us to get us to move in, never worked with us when we were physically threatened by a neighbor, and once we posted this review and began filing complaints, harassed us until we left. This posting was anonymous, and yet they still wrote us a responsive letter in private e-mail telling us what we said here "wasn't fair." I've lived in really crummy places, but never have I been so appalled by the bad behavior of a landlord. Unless you have no choice, don't move here. ESPECIALLY not if you have a dog. Since we've been in our new place, our dogs are much calmer, we're much calmer. It's not worth the suffering of being constantly threatened with eviction. Of the 12 tenants on our floor, at least 6 of them told me they felt the same before we moved out -- that they'd been harassed or treated badly. No good. Shame on Riverwood for treating decent people this way. Even our current landlord has laughed when he's seen some of the things they did and said. Stay away. read more

There are plenty of apartment complexes in the Oak Creek area that you can ma your home. This is NOT one of them. The office staff is only capable of the most basic assistance possible. They do not follow up thoroughly, do not follow through completely and do not seem to care that residents are people. They are just there to collect our monthly checks and not be bothered. The property is far from luxury or comfortable. They make cheap cosmetic repairs once in a while but it looks exactly like a cheap motel. If you need repairs in your apartment, the maintenance guy is super nice but held back by the office incompetence and strong will to never make improvements that might benefit the resident. The walls are paper thin. You can hear snoring, coughing, talking, tv, walking and nonstop door slamming. Save yourself the agony and choose, literally, any other place in the area. You'll save yourself money, time, tears and agony by avoiding this hell by the tracks. BTW, they tell you the trains aren't often or loud but it's all lies. They are non stop! Non. Stop. Loud. Near the bug filled swamp. With the patchy, slimy 'lawn'. read more

I just recently moved from Riverwood Estate. My reasons for moving was due to the marijuana smoking in my building. I reported in May and never got a response. The smoke was coming through my vents into my apartment. I reported again, in June, no response. My reports were asking if they could do something about it coming through my vents. The smell makes my sick to my stomach; however, no response in June, July or August. I don't have a problem with people choose to smoke marijuana, but I don't want it coming into my apartment - the smell. When I stated I was moving because it was a violation of my lease, being in a nonsmoking building, then the management team started to respond, sending emails to residents about the policy on smoking in a nonsmoking building. Several times, I was blocked by the staff in the garage. Instead of them parking in the parking lot, they would park by the garage door, in the garage, to avoiding walking. I missed work related appointments. I was told that they will informed staff not to park, blocking residents. When the manager called, she did not say sorry, she just told me that the staff stated I could have gotten out, but I couldn't unless I hit her car. If I could have gotten out, I would have. A few weeks later, it happen again. Many times, after the grass was cut, the lawn services would leave the uncut grass on the lawn. The neighbors were nice; however, you can hear every word they are saying in their apartment. I didn't find the management team friendly. At times, they made you feel like you are bothering them. There was a turn over in staff this past summer. It appeared that the staff is not happy with the company. I was highly encouraged by staff to do a review and to seek legal. The music is loudly played in the building. The layout of the apartment is nice and the size, but the smell of the trash not being picked up is a problem. The trash is not always picked up on a regular basis. The overflow is gross and smells up the building. The garage door may or may not work. The storage space is nice, but if someone is parked in front of your storage door, you may not have access to your storage because they are parked to close to the your storage door, and you will not be able to open it. I would not recommend this environment for professionals. read more

I have been living at Riverwood Estates for over two years. The EXTERIOR of the building is in great condition! The overall area within Oak Creek is a very nice place to raise a family. The Riverwood Apartments and in particular the apartment office staff are awful! The manager is one of the most curt individuals I have ever met. I have even called and left a message for her District Manager at Legacy Properties in IL and instead of calling me back, she has the manager call me. Poor customer service. The maintenance staff are however the exception. The main guy is great, he is very polite and efficient. Unforgettably the appliances are older than dirt. The apartments are on average over $1000 a month and are listed as luxury, however appliances are from the early 1990s, very NON-energy efficient and break down often. The manager runs it as fix fix fix instead of replace. I have managed people for over 20 years and i have not worked with office staff as rude as Riverwood. Once you sign your lease and move in, you are stuck. They do nothing to meet customer service as they state in their management responses here. They are very rude and only care about filling the units. The biggest and funniest thing is that the area is so popular that they would rather have you move out, because the area is in so high demand that someone else will move in within days. Stay away from this complex and the entire management company. They have a great exterior, however just want to overbill you for something you can find somewhere else for about $150 less a month and work with people who truly treat you as family. This complex treats you as a number or really prisoner! Please consider your options before moving in. I would hate for you to get stuck into something like we did. There are plenty of other options in the area that will save you money and you won't have such bad people in the office to deal with. read more

I have lived in Riverwood Estates for almost two years now. I'm very happy here. The rent is reasonable for this area. The room sizes are great. I love having central A/C and a washer/dryer in unit. The underground parking and elevator are so convenient. This location is close to everything anyone could need. Every time I've needed a maintenance issue taken care of it's been done immediately. The office staff/management is friendly and helpful. They do an outstanding job. As in any apartment complex, you will sometimes hear the neighbors but for the most part it's quiet here. On average it's pretty peaceful. There are a lot of dogs so you hear occasional barking but that's not an issue for me because I love dogs. If you don't, it's something to think about. I'm very happy here and won't be going anywhere any time soon. read more

It's amazing to me that such a "business" can operate, and unfortunately, will continue to operate. As an individual that has rented all of his adult life I have never had such an unfortunate and unpleasant experience. The management of this place can and WILL make it clear that they own you. You have zero freedoms as a tenant, you are nothing but a money source to them. The grounds and the apartments themselves are trashy at best, yet they charge rent at a rate that would make you think it's a 5 star resort. I lived here for 5 years without any incident, and yet they felt the need to charge me $600 (well actually $1500 but they kept all security deposits) for carpet repair upon leaving (normal wear and tear, they stated urine and stains, nope). Now I will admit there was the normal wear and tear, but $600? Backstory, from the day we moved in our "luxurious" apartment didn't have a backyard, it was a mud pit. After numerous requests and spending of our own money to fix it, surprise, they never did. We planted seed and tended the soil (at our own cost). Now I will give them the credit for 4 yrs after the fact they put down sod....and their own employee drove over it in a golf cart mere hours after installation! Ruined! Mud pit=carpet stains. The washer/drier unit in our unit also destroyed our clothes for 3 years, all of which was communicated to them, without resolution until it became a hostile situation. Simple repairs we noted on our move in inspection never saw repair in the 5 years I was there, pathetic. They like to advertise as pet friendly as well, don't be fooled. It's a guise to sucker you into this HORRIBLE apartment. Be prepared to submit your loved pet to a DNA test that they claim is to prevent pet waste on the grounds.. it's a breed hunt. Any communications with these people is met with attitude and legal jargon, delivered by an unqualified individual. Bonus, they just mandated no smoking of any kind, be it tobacco or e-cig form (by the way, this and all communications are spread through documents put on your door, of which they are constant and ever restricting). In the years I stayed there they took away freedom after freedom along side raising the rent to astronomical amounts. I URGE anyone reading this DO NOT live here, you are not a resident, you are a source of income to them and nothing more!! I have never been more happy to have something in my past, it literally is being free from a NIGHTMARE to be out of that hell hole. DO NOT RENT FROM THISE COMPANY!!!! read more
