I called Rob on a Wednesday or Thursday a few weeks ago. Because I have an unusual financial situation, I wanted to chat with him first, before applying for a mortgage, to make sure that his firm had loans that would work for me. He seemed to know what he was doing and then then asked if I could fill out an application on his site so he could gather information and then look for solutions for me. I explained that I didn't want a credit check done until I had decided to make an offer on a house, so he suggested I wait until after I saw the house to complete his application, since the application would call for a credit check. (Anyone who has purchased property knows to be very careful with credit checks, they can lower your credit score, so I appreciated his suggestion that I wait.) I found a house, decided to put in an offer, and contacted him to let him know. He asked that I fill out his application. I did so the next day, but was unsure about how to fill out certain items. Because the application was incomplete, I called and left him a message. I also emailed him later that day. No response. Nothing. But his company HAD run a credit check. I emailed him again, and called. Nothing. Never heard from him again. I get that this is an "insanely busy time" and if he had told me he was too busy, that would have been fine. It's not But he insisted I complete his application before he would speak with me again, and then ignored all attempts to get in touch with him. If you're too busy to follow through, there are plenty of other options. But don't run my credit and then disappear. Really bad. Update: In response to Mr. Spinosa's comment about my review. Yes, this is absolutely a real review. And as for your offer that I can "call you immediately" so you can help me now? I've already received excellent service elsewhere, my loan was approved in time for me to place an offer, so I have no need for your assistance. read more

This is an update to my 2.13.13 review of Rob Spinosa at RPM. My refinance was closed in less than 3 weeks. I was able to refi from FHA into a conventional loan and got a great fixed rate! I should note that when I talked to other bankers/brokers they would tell me that it is difficult to convert from FHA to a conventional loan, that I have to bring about $50K cash to bring my LTV ratio to 80/20. Too bad for them! Here am I - all refinanced from FHA (got rid of monthly PMI insurance) and got a rate that is over 1 full % less than that of FHA loan. Robert showed me various options I had. We were first time buyers and foreigners so all the mortgage process was a huge black hole for us. We wanted to purchase a new construction which requires some different processes. That didn't help either! We talked with more than 30 lenders and we finally decided to move forward with Rob for many different reasons (and so happy about it!): - Great communication: we told him we wanted to do everything via email and he actually used that channel (you may think that is stupid, but we didn't manage to do it with any other lender, they wanted to communicate their way instead of ours). When I first emailed Rob about a mortgage, I received a call back within 10 minutes. It was 7:00 pm. This was typical of the subsequent service I received from Rob and his team. I probably worked with 3 or 4 people in his office and experienced the same responsiveness and professionalism. My transaction was a 1031 rental property exchange, so a bit more complicated than a regular mortgage because it involved a chain of sales and purchases. He coordinated very closely with my realtor and the title company so that all the pieces came together. I especially appreciated his help in deciding whether and when to lock my interest rate. Rates were volatile at the time, and he struck a good balance between letting me make the call and nudging me in a good direction. We aced it! Where do I start? My husband and I after waiting for YEARS to purchase a home were finally able to make our dream a reality last August. We had spoken to Rob at RPM and knew that we wanted to work with him. We are self employed and Rob wanted to be sure we had all our ducks in a row when it came to more strict underwriting. He personally reviewed our packet, was proactive in having us prepared for every possible contingency. When we found "THE HOUSE" on a Sunday, I didn't think twice about calling him. Rob acted like it was any other day of the week and sent over a pre-qualification letters within minutes. Then when we began negotiating, he was at the ready with revised letters. Knowing it was our first home and we are nervous wrecks, Rob made a point of calling us with constant updates always keeping us in the loop. Even when there was nothing to report, Rob would call me and say "So far everything is looking good. There isn't anything to report but I just wanted to keep in touch." It was great. My husband and I LOVED working with Rob - he is simply the BEST and we cannot recommend him more highly! Right from the beginning, Rob stood out from all the other potential lenders we talked to, because he actually "communicated" with us - covering details and answering questions using language that we can understand, and he always got right to the point and wasted no time on any sales speech. What impressed us the most was Rob's ability to resolve unexpected setbacks in the loan process. After we had everything in place and was just waiting for our tax transcript to come in before funding, we found that IRS screwed up our last year's tax return and was still processing/making corrections, and the transcript would only be ready at least several weeks after the closing date. Worst of all, IRS told us this exactly 11 days before closing, whereas they promised earlier resolutions in 2 earlier calls. Not wanting to risk the uncertainty, Rob immediately found us a new lender who would be able to fund us without the transcript, then reworked the paperworks and got us back to where we were in 2 days. Despite this last minute drama, we were able to closed as scheduled without any delay, and best of all, all the extra work/processes happened behind the scene handled completely by Rob and his team! It's 11 days after closing today, and our last year's tax was still being processed in IRS with no end date in sight. If it wasn't for Rob, this deal would have fallen through. We cannot thank Rob enough for helping us get our first home, and we will enthusiastically recommend his superb service to anyone looking for a wonderful loan experience!
