Robin Baillie was recommendation to me by my wife as she was totally satisfied with the working relationship she had with Robin and the outcome of the sale of one of her rental properties. Initially my intention was to purchase a residential property under a 1031 Exchange which I would then Lease to a non-profit for homeless housing. Robin identified several interesting properties but during this process the non-profit identified a commercial property which would meet their more urgent need for increased office space and which we would then proceed to purchase.Robin's first step was to hire a building inspector who found many physical faults with the commercial property (structural, mold, pests, plumbing, electrical, roofing, etc) . Robin did a great job of bargaining/negotiating with the Sellers' Agent which resulted in my investment not being greater than the funds available in the 1031 Exchange. Robin then met with the Seller's Agent to identify those repairs considered cosmetic, and my responsibility, and those repairs which would be the responsibility of the Seller. The final challenge which Robin successfully dealt with was for all the repairs by the Seller to be completed within the closing date of Escrow as specified in the 1031 Exchange With all the work Robin had to do, and Robin's positive attitude during this entire ordeal, I would definitely recommend her as an agent in other property purchases and sales. read more
