I would recommend these apartments to young couples, small families and even older people. There is definitely a wide ranges of types of tenants. We have had no problems with other tenants and everyone we talk to is very nice. Upon move in the apartments are freshly painted, carpets cleaned and pretty much spotless. There is tons of closet space. Our two bedroom apartment has 6 closets! Now, this isn't the fanciest place ever. But, I would say it is by far worth the money. The bathroom could use an update and the wallpaper in the hallway isn't gorgeous but, at the end of the day, the apartment is clean, the supplied appliances are functional and it is a pleasant place to live. The super lives on site and is very helpful and friendly. We have had a few repairs done to the apartment and the management company and super have been very responsive and have done the repairs in a timely matter. No noise complaints really. Pretty much can't hear other tenants except sometimes the ones above us walking around but that is expected living in an apartment complex. Noise like music and tvs and stuff we rarely hear if ever. Also love that they have been continuing to update the buildings. The elevator was recently updated, new carpets are being installed in the hallways now and recently got surveillance cameras and a Luxor box put in. In response to the other review, the rent has not 'soared". Yes, it has increased every year but again that should be expected. Last year for us it went up 5$ per month. I think in the 6 almost 7 years we have been living there the rent has gone maybe 5$ or so each year, so not a drastic increase considering heat and hot water is included and all the recent upgrades.

The building is impeccably maintained, beautiful inside, no vermin whatsoever. I haven't had any maintenance problems so far in 10 months, and my only interactions with maintenance have been them coming in a couple of times to do preemptive work. These buildings are well maintained with a long-term mindset. Arnie and Steve are wonderful, personable people, and they really value their tenants. Once a year, they take all their tenants out to dinner for people to get to know their neighbors and have a good time. Who does that?! Not many landlords in New Haven, that's for sure! Paying rent is super easy because they accept the latest modern forms, like Venmo. I guess the rent would be a little high for me as a student if I were paying alone, but I have a roommate, and considering that, the cost is VERY reasonable, and a much better value than the other places I have lived in New Haven in the same price range. My one regret is that I didn't have more time this year to get to know Arnie and especially Steve a little better. He's such a sweet man. My word of warning is that they are choosy about whom they take on as tenants. Of course, if you do get to lease from them, this is a big plus, because you know your neighbors are upstanding people. I have had EXCLUSIVELY positive interactions with fellow tenants, which is a welcome change of pace. In any event, I strongly recommend making Arnold Lehrer Properties your first stop when looking for Yale/downtown New Haven housing. She never pushed us to make a decision too quickly, tried to convince us that we needed something more expensive than our range, or tried to brush away our concerns in favor of trying to close a deal. In fact, Melanie's knowledge and attention to detail caught red flags in properties that we never would have known to look for, saving us wasted time or even major headaches had we moved forward with those properties! Melanie is extremely detail-oriented and frequently was reaching out with properties she thought were a good fit (and they genuinely were properties that met our specific requirements -- not some general email blast). She is also extremely responsive and very fast at setting up showings, which is so crucial in such a fast-paced market. When we finally found "the one", Melanie worked tirelessly to make sure we closed quickly and on time. She even helped us negotiate with the seller after the inspection to put some money back in our pockets. She really didn't have to do that, as she knew the deal was going to go through regardless. But she genuinely went above and beyond what she had to do, and for that we are so grateful. In fact, we raved about Melanie so much that the owner of the condo we were renting hired her to sell the condo after we moved out (it closed in less than two months!!)

The moment I inquired about availability, Chelsea the property manager was there to answer all of my 500 emails (sorry Chelsea!) and she found my the perfect unit, terrace and all. Dee the resident manager is my dog's favorite person in the building and is always around to help out, with a dog treat in hand. The front desk personnel are amazing too (kudos to Chip!), always a hello or good morning when you get off the elevator and when you return to the building it's always a "welcome home". They are so accommodating and always willing to help or answer a question. The building itself is immaculate, the gym is divided into separate sections for cardio, weights, machines, yoga and extremely clean. The free cup of coffee is a nice perk too! My fellow residents whether human or canine are extremely friendly too :) I couldn't be happier!

Any time we had any issues and needed maintenance, the issue was resolved quickly. That is one of the best parts of living here. Knowing that any issue or complaint is heard and acknowledged puts my mind at ease. Rhonda the building manager goes out of her way to try and help all who live at Soundview. She and Tom have done some great things for the residents such as hosting a seafood food truck to come and provide residents with a meal! Also hired an ice cream truck and hosted an ice cream social! They have improved the building year after year as well. New flooring on every floor, newly painted hallways, and a dog park was put in! Between the amenities, location to the beach and major highways, proximity to restaurants amd major shopping areas you will not need to look any further than Soundview. I love it here and have had a great experience living here.

Johneisha the Property Manager is quick to have things scheduled for repairs and the Building Super Bobby and his assistant Alejandro are quick to make any repairs needed. They even looked at a problem with our A/C within less then an hour. With its beautiful water views and views of the beaches and boardwalk what's their not to love. Last year new windows were installed which has made an incredible difference saving us money in the winter time with heating and air conditioning in the summer. This year they are presently renovating the pool area and giving the pool bottom a beautiful new fresh coat of paint. The views from our apartment our incredible with beautiful sunsets and a unobstructed view of beach below. In closing my wife and I couldn't imagine living anywhere else and we love it!!
