The new owners who bought out this place are unprofessional and rude! Lot rent going up every year from $290 to $400 & is now $600! when office is closed there is no way to pay and want to charge you for late fees! these people are disgusting and don't recommend buying for renting with them read more

My grandmother's mobile home is in that trailer park. She added my uncle to the lease before she passed away. I have recently moved into that home with my son and my boyfriend stays with us so he could babysit my son while I work. The manager called my uncle complaining about too many cars and people there. I called the office to explain the situation. The lady I spoke with was not helpful and said the lady who spoke with my uncle will call me back. I have yet to receive a call back. Other reviewers stated that they have had violations of the lawn and porch. My boyfriend has been keeping our lawn mowed and I keep the porch picked up. All we would like to do is be settled and happy in that home in the park. read more

We've lived here for almost 10 years. A new company, Medallion Communities just came in and bought it from previous owner. Despite their LinkedIn stating they are "getting families into affordable housing", they have DOUBLED our rent! This is insane while we are already struggling to buy basic stuff in this inflation. If this is the first thing we are dealing with I can't imagine how much worse it is going to get, they seem to want to push those of us who actually need affordable housing out. read more

We have owned two different homes in the community and have been very satisfied with the management and upkeep. We consider this a very nice place to live. Never had any issues with neighbors or other peoples pets. No noise issues. We highly recommend this mobile home community. Management is very responsive and helpful. read more

Like many reviewers have stated, the management at Rolling Ridge is not the greatest. We've lived in the park for over 15 years and have seen first hand how the park is mismanaged. I agree with another reviewer that once you receive a verbal lease violation, you're on their radar. We've confronted their double standards multiple times, such as the yard not being mowed. However, in the older area of the park, numerous yards are overgrown and an eye-sore. The park manager deems herself immune to stepping inside fenced areas, or onto your porch then complain about your dog(s). All the while, she ignored the fact that someone had been feeding feral cats and letting them breed. Now there are multiple cat colonies within the park. As another reviewer stated, the park manager will scrutinize your home's appearance but ignore homes that are worse off. The older side of Rolling Ridge is more closely criticized it seems, with tight streets and not enough parking. Looking somewhere else before leasing in Rolling Ridge. read more

If you have a mobile home, look for somewhere else to live! My fiancé and I lived there for over five years and here are some of the things we experienced. First, the property managers lie through their teeth. They will say one thing to your face, but do something completely opposite. They also don't communicate with one other. So you will have one telling you one thing, then the other will come and tell you something completely different. Next, if you get on the property managers bad side, they will target you with these "lease violations". And it doesn't take much to get on their bad side. One of the managers was being very rude to me, so i called her out on it. That's all it took. The next TWO YEARS she spent nitpicking us to death over "violations". Let's talk about these supposed lease violations. First, they don't enforce the rules equally across the board. We got a lease violation for a small patch of mildew on our front porch. We brought up the fact that our neighbors house was COVERED in mildew to the manager. The home was so bad we called it the mildew monster. All the manager could say is that "She only inspects five trailers at a time, so she must not have seen it." I think it was more like she chose not to see it. If you want a good example of the rules not being enforced equally, look at the trailer that is at the entrance of the first mobile home park. It has so much mildew on it, that it looks GREEN. Get ready for the five trailer excuse if you live here, because the managers use it ALL the time if they get called out. The managers also don't enforce the one dog rule very well. There are a lot of people who have more than one and don't pay for it. The most infuriating part of living here is that the managers don't even have the spine to tell you about these violations to your face. They leave the messages on your door, or fence, or on your car. And they do it when they think nobody is home. I happened to be home one day when one of the managers did this. She looked like she had seen a ghost and then accused us of having cameras on our property to see if she was coming. What she didn't realize is that it is really easy to hear someone walking up to your door when they knock something over on your porch. The final thing that they do happens around move out. We had already sold our trailer when all of a sudden the managers say they don't know if the trailer can stay in the park. So we had to delay our closing so they could "inspect the property" again. This was their way of sticking it to us one more time before we left. I can't even begin to explain how much stress is gone now that we are out of there. We would rather move into a home and deal with a HOA than deal with these two property managers. I am starting to wonder if the property owner even knows that any of this is going on.
