This is a total bait & switch company. They advertise no closing costs but they don't tell you upfront about the discount points/fees they add on until the end. I went through all that hassle of providing all my info and having them pull my credit just to say I'm not going to pay $12,000 in discount points. That's where they get you. I told the loan officer I didn't want points upfront and I guess it went in one ear and out the other ear. The other negative is that you can only make one payment per month so no option for biweekly payments or if you want to add in an extra payment. It has to be in one payment a month. The customer service here is not friendly. The loan officer I got is very old school. Kept referring to coupons instead of statements. Everything is done online now. I feel obligated to give 2 stars because the fact is that RP got me the best rate on my refinance, but if it was even close to another company, I would have gone with someone else. I absolutely hated giving my business and money to these people. Called RP originally looking to refinance my mortgage once interest rates had gone down and values in my neighborhood had gone up. We thought we could eliminate mortgage insurance at this point. I had called RP for my original mortgage, but purchase mortgages are not their specialty and they didn't offer us the best deal. Broker was pleasant though and suggested I call when we're ready to refi, so I did. This time, Joey Marmo was our assigned broker. My dealings with Joey made me feel dirty. It was only marginally better than buying a car. The experience was miserable. Every time I asked a question, I got run around answers or vague answers until I asked the same question for the second or third time, angry and frustrated. He would repeatedly tell me that their deal was better than another, but not explain. For example, we had to bring some cash to closing to eliminate mortgage insurance because our appraisal screwed us, but I thought I found a better deal which clearly showed a lower cash to close. However, when I sent it to Joey, his only response was, "their deal is inferior, our loan costs are X, and in the interest of time, we're through discussing this. If you want to close, contact..." I understand his frustration to a degree - it was the 11th hour - but rather than explain how their costs were lower but the other company's cash to close was lower, he left it alone and then didn't answer me when I asked for his help understanding the discrepancy. Turns out the other company greatly understated the estimated payoff of my existing mortgage, which is how they were able to manipulate the cash to close number, but it took an hour of comparing line items to figure that out when Joey could have taken 2 seconds to explain it instead of being a slime about it. Also, his frustration wasn't fair considering throughout the underwriting process, I asked for specific numbers - monthly payment, cash to close, etc - and he repeatedly told me I had to wait for the closing disclosure for that info. So, to get upset with me when I continued to ask for the information I needed and you continued to brush me off isn't fair or professional. He actually said he wish I brought up the cash to close issue in the 5th inning instead of the bottom of the 9th when he was the one telling me for weeks I had to wait until the 9th inning for the info I needed. Finally, even the way they do business is a bit sleazy. While they did have the best numbers in the end, they had the highest origination fee by far. However, they make it up by giving a lender credit. So, kind of like a store that jacks up their prices before putting things on sale, they have outrageously high origination fees just so they can look like their giving you a great deal on the back end. Would be clearer and more straight forward to simply cut your origination fee to a more reasonable amount. Anyway, like I said, it was all about the numbers and RP was the best, so you should probably give them a chance. But if you're connected to Joey, ask for someone else, and be prepared for a bad experience to get the best numbers. Would have rather given my money and the commission to someone else, but to be fair, a friend helped me with my original mortgage and he ended up screwing me in the end, so I guess it's just an industry of sleaze. read more

The rate was competitive, but I've had 2 significant issues with them that I can't overlook. First, they left my fiancé off the deed despite me telling them 3 separate times to include her name. Upon closing when I noticed her name was missing they told me it would cost me an extra $200+ and postpone the closing 3-4 more weeks. Unacceptable. Secondly and probably worse; the website will not allow any payments other than once a month. I wanted to pay every two weeks (shaving nearly 7 years off my mortgage!) not allowed! My rating a year ago would have been 4, maybe even 5 stars. Buying our home in 2015 was a pretty smooth process, no issues afterwards. When I was furloughed and later laid off in 2020 due to the pandemic, the forbearance option was a lifesaver, and that process was fairly smooth, too. However, coming out of forbearance a year later and trying to get the loan modification completed has been a nightmare. We started the loan modification process in April 2021, and as of today, I still can't get anyone to tell me why we're still in limbo 9 MONTHS later with no sign of a resolution in sight. In the meantime we've continued to make our payments and call regularly for updates. The people I've spoken to on the phone have been polite and sympathetic, doing what they can to try to assist, but they all seem to be flabbergasted as to why this is taking so long. The "processing specialist" that seems to hold the key to finishing the process has been unresponsive, and I have no way to contact him directly. After several attempts, one employee managed to get in touch with him two weeks ago. He told her he would "expedite" the process and then give her an update. I called again today, and there's been no update. On top of all that, we've received information in the mail more than once that was sent in error and didn't apply to our situation, leading me to question the company's capabilities. I could no longer in good conscience recommend RP Funding to anyone looking to purchase a home. read more

Loan Office gave a great Loan Estimate and pulled a hard Credit Check. 780 Credit Score but then the Term Sheet came back costing me $7,000 more than the estimate plus an extra $200/mth. Bait and Switch Mortgage Company. Deceitful. Charged me $600 for an appraisal and would not refund my money even though I canceled the loan process prior to scheduling the appraisal. After over a month of dealing with them saying we're approved and than not approved, we get a move in date, have everything packed, purchased a refrigerator, scheduled the electric, we receive a call stating we are no longer approved because I haven't been at my current job long enough mind you within 24 hours notice! Never use RP Funding they will lie to you to get business We called RP Funding last week to see if we could save money on monthly payments with our current FHA loan. We were told we could do a Streamline loan and save 200.00 a month with no closing costs and we would get all of our escrow monies back plus save a month of mortgage payments since we wouldnt have to pay one month after close SO we decided to do the loan. After we got the loan papers to sign I noticed there was $1000 I would have to bring to closing for closing costs PLUS we would only save about 20.00 a month on the mortgage I was told by the loan officer he made a mistake calculating our MIP and gave me some BS story. In order to to do this loan we would have to bring $1000 to closing since you are not allowed to roll in discount points without a survey on an FHA loan which would cost us more money None of this was told to me up front - all they were concerned about was suckering another person in for a loan. I was completely taken aback when I read the loan documents they wanted me sign We were going to refi into a conventional mortgage in a few months with JP Funding after I got my credit rating a little higher but I wont do business with them again I would not recommend using them read more

I refinanced with RP funding 5 yrs ago and all went well. I recently got an offer from them so talked to broker David Simpson who told me the interest rate after a credit check. He then sent paperwork that was not the rate we discussed. I know he mislead me (because I keep notes on such things). RP has changed and not for the better. read more

Applied to RP Funding for a ReFi - as well as several other mortgage companies. Their rates and fees were not even close to what others could provide - MUCH, MUCH HIGHER! Provided the documentation they required to ask them to price match or honor their $1,000 guarantee and when they declined to price match, they also denied the guarantee. What a joke- the Buyer had a credit score of 510!!! We went all the way through the process and an appraisal was ordered- or at least I was told it was. Never had an issue with the two mortgages I had through RPFunding. When we recently sold our property and paid off the mortgage, I was told by my realtor that RP has changed and I probably did not want to deal with them again. Hmmm?? REALLY?? Well, she's CORRECT! I get my Escrow refund check in the mail, Made out to ME AND MY EMPLOYER who has ZIPPO to do with my mortgage!! So 3 weeks later, I finally reach a clerk who stumbles over her words and can't even read a dollar figure properly $684. is not SIX THOUSAND....DUH... She tells me I have to return the check for reissue, I say it's not MY problem, it's RPfundings...so she sends me to a Supervisor, who makes me jump through MORE hoops to send her a picture of the check (that I already sealed in an envelope to Mail back as Brittney told me I MUST do....) SO I open it, send the darn picture as they can't see a copy of their own check! AND they don't believe me. What am I going to do lie about a check being useless to me?? SO she then says, after she gets the picture that she has to submit it for reissue which will take up to 60 Days!! WHAT???? It's NOT MY MISTAKE, and they are making me wait 60 days for my money they are required to refund??? HUH? YEAH, they HAVE CHANGED and NOT FOR THE BETTER!! read more

There are not enough words to describe how grateful I am that I called RP Funding. I closed on my home May 21, 2021. Jim McDonald, Jammie Johnson, the underwriting team, and even Robert(RP) himself, went above and beyond what other banks/mortgage companies could. Prior to learning of RP Funding I had been approved, pending appraisal, on 3 other homes with other lenders, over a 15 month period. Each one failed to close, (mostly due to time constraints sellers were able to place on contracts with confidence that they would have back up cash offers, all grossly over asking price, and could close immediately, also appraiser' calendars had become harder to get on as quickly as needed) Where others failed, RP Funding made sure I was not going to have to walk away from this one. They went through the entire process from application to verification, and approval with accuracy and speed. Despite all they did on their end, once again I found myself needing a few extra days for the appraisal and to handle things that came up with house during process over contracted closing date. I cried, thought once again it was all over. Jim wouldn't let happen. He reached out directly to seller's agent and was ble to get a 1 week extension without having to renegotiate the sale price as they originally said would be required for extension, my realtor wasn't able to get an agreement like RP Funding did. When I say they did more than others, I have the experience to back that up with. They were kind, understanding. proficient, professional, my interest rates and loan terms all very good and exactly what I thought, very very low interest rate equal to apr at that time. Closing costs were less than other companies as well. Each month I make my mortgage payment, it is with great ease. Not only is the online system easy to navigate, autopay is also easy to set up. Thank you to RP Funding, I no longer have to feel worry or anxiety when it comes to knowing If my monthly income is going to be enough to pay for my housing needs, especially as housing prices continue to increase. Terrible service. They promised me a monthly payment lower than other companies, so I went with them. After paying the $500 appraisal fee and waiting months to finish processing the paperwork, the numbers changed the day that the notary came in by more than $100 a month. I tried contacting my rep, and got no communication from him by email or phone. In the end, we canceled since we were barely saving anything, and were out $500. Should've stayed with our current company for less of a savings (which turned out to be MORE of a savings if RP was more truthful) and no appraisal fee. Because it took so long, rates have shot up and we won't be able to get the old estimates that we got months ago. Thanks a lot, RP. read more

We started the process online and had a return call the next day from Michael Osgood. Michael walked me through the whole process and it could not have gone smoother. When I was missing something for my husbands business, he called his accountant directly and got it handled. We were then passed over to Michael Del Valle in underwriting to finished us out for the closing. We needed to close on a Saturday early in the morning since that is the only time available for my husband as this is his busy season. That was no problem. We had our closing in their building with the underwriting closing agent Michelle on Saturday just as we requested. They paid all closing costs involved and we even ended up getting money back. Every time I see Robert Palmer on his TV commercial, I want to throw something at the set. We used RP Funding to do a refinance a few years ago, and didn't realize we had been scammed until after the fact. The "No closing costs" is a total fake. They simply burry them by working them into the deal. In our case the closing costs somehow got added to the principle. RP sent a couple of woman to our home, where they did all the figuring, paperwork, and closing. This alone should have been a red flag, but we got fast talked and didn't catch on to the scam. When the smoke cleared, our refi saved us NOTHING. Eventually the mortgage was sold to another company, and we have had good service from that company. I would never recommend RP to anyone, they're a total rip off. read more

I hired them to sell my home. It was stressful. They are poor to respond and it was not easy to reach someone by phone. They say their employees "specialize" so you are to figure out whom you need to speak with each week. I suggested that they have one contact person for the seller to reach out to, instead of several. They use a title company that is even worse at responding. They failed to make contact after closing or that they received my paperwork for it and since they rarely answer the phone, I had no idea what was going on; if we were closing or if we even closed. Then after finally speaking with someone on day of closing, they said they would wire my money that day; instead they kept my money for a week. Was that so they could get interest? Fortunately my house sold with first Watson agent that showed it in less than a week (probably usiing MLS)...due to it showing well because of me, not listed.com..they do not offer any help or suggestions. Instead this company uses multiple agents, therefore, each time they show your home it will be a surprise to them, instead of having someone that knows the items to highlight. I suggested that the seller creates a list of items that highlight the best features to help sell and be given to all agents used by listed.com. Not sure if that would have happened. They say no commissions, but this was not my primary residence at that moment, so they took 5%..they did pay the closing costs. read more

He told me don't be silly because he loves his job and how could he help. We discussed what I was inquiring about. He was so knowledgeable it was amazing. He said he had been doing it for 20 plus years. I could tell. In a very short time he had all the answers and they were all favorable. RP Funding must only hire the best of the best!! At closing, there were major mistakes in the paperwork. The Title agent scrambled to get the corrected ones and printed them quickly. There was no coupon book and the loan payment amounts were different in four various locations throughout the papers. I called the main number and they do not have a record of my social security number or the loan number on my paperwork - they suggested I call my RP funding rep. I left him a message and then called another line and was never connected to a person. I emailed the representative that worked with me before only to get a reply that he was on vacation for a week and I should call the main number. Now, my payment is due tomorrow and I still can't get anyone to help me. I can't understand why they wouldn't want their money. Are they setting me up to fail so that they can collect on late fees??? The idea of this company is good, but there are too many cooks in the kitchen and no one communicates with the other (as made apparent throughout the process). If I don't hear back soon, I'm going to the BBB. Very disappointing. read more

In good faith due to my experiences, I cannot recommend RP Funding. With my credit rating of 800, after submitting lots of paperwork, I wanted to refinance after paying off my mortgage. The going 30 Yr fixed rate was under 4 at that time. RP Funding wanted to charge me 5% over 30 yrs. They claimed I was more of a risk.
