I have lived in the same apartment for several years now. The apartment itself has been great. The space was in excellent condition when we moved in and maintenance for physical repairs on/in the apartment has been prompt. The community and amenities on the whole are excellent, and at $1390 for a 2-bedroom apartment the rent is no more absurd than it is everywhere nowadays. The process to actually get a lease was very taxing due to the income/credit/age restrictions, but once we moved in we've had no problems on that front. Where I have had problems is with maintenance responses to things like noise complaints. I've submitted multiple complaints due to neighbors playing loud music at unreasonable hours and every single time the maintenance person brushes it off. Our neighbors in an adjacent unit played the TV in their bedroom so loudly I couldn't sleep. Called maintenance when nobody responded to my knocking on the neighbor's door. Maintenance response? "That's not enough to qualify as a noise complaint. It has to be, like, shaking the walls loud. Muffled sounds are just part of apartment living." Our lease EXPLICITLY prohibits noise being played loud enough that people in adjacent units or the hallway can hear it between 10pm and 8am. Yet maintenance says "sorry, I can't do anything about that." So don't expect any support for noise complaints, and don't pay too much attention to all the specific addendums to the lease, because Rustic Village doesn't lift a finger to enforce them. Living here was great until it became clear that our landlords didn't really care about our experiences in the community as tenants, and maintenance is not reliable for support that is not for something physically broken or dysfunctional. I'm hoping to move in the near future to be in a better environment. read more

Among the usual amenities of appealing outdoor landscaping (including mature trees like oak, willow and more), and careful construction, it includes well-thought-out apartment layouts, good kitchen amenities, and things like easy-to-navigate stairs and built-in wooden storage cabinets in kitchen and bathroom--plus a storage area downstairs. read more

Updated review: They got a new gym which is honestly very good for something that is not a gym subscription. Free weights but no barbell which is fine. Nice cycling machines, ellipticals and better weights. Due to COVID some things are still on hold. Pool is also opened and from what I understand, largest one outside of a gym/university/training center. Can do 25 yards but you have to bob under the dividing lines. Safety overall still the same. keep your doors locked; petty theft is still rampant especially in COVID times Staff seems overall friendly enough. Sounds like they got they memo and hired a friendlier bunch from years ago when I first moved in. Population is a large immigrant based population that plants vegetable gardens outside of windows, halls smell like ethnic restaurants, cricket games in summer, and feels like an international village. Convenient location to all shopping, highway access, 2 mins from the Costco, 4-6 mins from the hospital systems rent is dirt cheap best you're going to find in Rochester for the kind of stuff you're getting. we pay about 1000$ a month or a 2 bedroom, which is a steal and the parking is a large lot which makes hosting easy for parties. read more

I lived there for 3 years when in college. They made my life hell. They would check the apartment for additional roommates and ransack the apartment whilst we would be in school. Big time infringement of privacy, they would levy charges of having more roommates than on the leasing document and levy fines, even after telling them multiple times that because we were students it was possible for friends to come over and stay over, which should explain extra pair of brushes etc. But they were he'll bent on harassing us. My two cents to students and people looking for apartment in Rochester. Please stay away from Rustic village, they were inhumane and rude managers, I had to seek legal help to get myself and my roommate out of that hell hole read more

I'm frankly surprised by the negative reviews about Rustic Village. This is my third and last year living here (moving back west finally), and I have had a positive experience living here. The one thing I will say is that they do not have covered parking, which can be the major factor in your decision in your apartment hunting, especially if you're not from the East Coast. Otherwise, it's not a bad choice at all. Gas is included. Water and electricity are on you. In terms of prices, I would say it's fairly reasonable and at least competitive to places in downtown. Location - while it is not within walking distance to Park Ave restaurants and bars (which some of you may not care about), there are many good restaurants and stores around here, particularly Asian. It is also right across the street from MCC, so it'd be a no-brainer if you're attending classes there. Service - is top notch, imo. Staff is always very helpful. Any time I needed maintenance, it's usually taken care within 48-72 hours, sometimes earlier depending on the urgency of the matter. If you're a scatterbrained doofus like me, every once in a while you need help after locking yourself out. You'll be glad to know they have 24h help (just call the customer service and the person on call will get the maintenance guy to get to your place), and you're allowed a couple free passes (3, I believe). Facilities - the gym is decent sized, with 24h access with your key fob. Their pool is also pretty legit (up to 10ft in depth), with a lifeguard on duty. They have plenty of courts - basketball, tennis, even cricket and swings for the kids. They have gear for you to check out as well, eg rackets and balls. read more

So.... Im looking for an apartment near MCC away from Downtown. I remember Ive always wanted to live near MCC so I can continue my education there. I call and get a woman who says no application fees but that they want strong credit, and rental history which we do have (we paid our rent on time all thru the pandemic and have been at our current sh**hole downtown for almost 4 years now. She says we each have to make 100 % of the rent in one week (WTF?) in order to qualify. She says pets are allowed and I tell her we have a cat but we have a letter from my doctor as a emotional support animal and she says they need a letter from my doctor. I said I can look for my original letter or request a new one. She then tells me that THEY will call my doctor to request that letter and Im like well, due to HIPAA LAWS that may not work for you, let me get the letter from my doctor and THEN you may call and verify away. Guess what? She didn't like that one bit. Neither did I. I checked their reviews this pst weekend and decided Im screwed either way. Im not moving there because it sounds like something I don't wanna experience. I already been getting screwed by my current leasing office and I have legal action against them already so Im staying . That is unless I win the lottery then Im moving out of the country. Nobody in the USA deserves my hard earned money. I don't deserve to live in fear from either political party or their deceitful agendas. I still live in the downtown scam building and I WILL post a review on yelp! Rustic Village is a good apartment rental community, but undeniably an apartment rental community. Their staff and facilities are superior, which gives them a huge edge over the other apartment communities in the area. The management is professional and approachable. I had an unfortunate series of issues with a downstairs neighbor, and the staff went out of their way understand and remedy the problem. The outcome was acceptable, but it did suggest that their clientele is becoming weighted more heavily towards young-college aged students and away from the more placid graduate-student and mature-adult tenants. The apartments can't hide their age (they were built in the 1970's) and have the curious feature of having windows only along one wall - there's no way to get a breeze blowing through the rooms without the inventive use of fans (it's harder than you'd think). The ac wall unit in the living room makes such a racket and so little cold air it can't be endured for long. If your downstairs neighbor smokes, her exhaled smoke will find a way in through your open window like a guided missile. The walls and floors are thin (even if you never formally meet your neighbors, you will come to know way too much about them). But, laundry facilities and mailboxes are located in the building, and our carpet and appliances were all new. The staff spends a lot of time on building and grounds upkeep, so we rarely had a maintenance issue - but they had a right-now response when we did (even on Thanksgiving). I also appreciated the presence of the always-roaming security detail. The neighborhood isn't scary - security seemed to exist mostly to handle neighbor-neighbor altercations and deter car theft (a problem for all large parking lots in the Rochester area) - but it was still nice to see the guys in the security ute pass though. I was among many to enjoy walking/jogging through the well-maintained community in all weather - made possible thanks to the staff's heroic efforts to keep the sidewalks plowed during the long, snowy winter. Multiple other facilities, all of which are well used, include a decent fitness center, outdoor pool, cricket pitch, tennis courts, entertaining center... you get the picture. There are a lot of nice things about Rustic Village, but to enjoy living there you have to accept the facts of communal living. read more

I don't understand all of the hate for this place. I've lived here for almost 2 years, and my complaints are minimal. Rustic Village is a fairly large apartment complex which primarily consists of students and young professionals. It offers a lot of amenities, including a large pool with lounge area, gym, community room, free wifi in the community building, a concierge service (where you can rent sports equipment, sign for your packages, and buy stamps), tennis court, cricket field (you can tell a lot of international students reside here), playground, dog park, and sand volleyball courts. They also have a security vehicle that drives around and helps residents with security issues/vehicle problems. Yes, the rent is high. However, you get what you pay for. As a young professional, I'm paying more in rent than I would like to, but we also use a lot of the amenities on a daily basis. The gym is always clean and usually all of the ellipticals and treadmills are operational. The community building is clean and air conditioned, and the concierge center has been great for sending my packages to. Whenever we have had a maintenance issue, they have been by in a timely manner. Most of the staff are friendly and have resolved any issues we've had (noise complaints, etc.). My apartment is a good size and was very clean when we moved in. The only complaints I have are the stupid window blinds (1970's-sheik and rattle in the breeze from a mouse fart), only have one air conditioner for a 1100 sq. ft.apartment, and the fact that we can't get a cross-breeze because the windows are all on one side of the apartment. Other than that, the apartment has served us well and we enjoy having two bathrooms and two decent-sized bedrooms. We don't plan on living here forever, but it's a decent apartment until we finally get a house. The apartment building itself is okay, but nothing exciting. The halls are cleaned weekly by a cleaning crew and the laundry room is okay sized. It would be nice if there were two washers and two dryers, since you're totally dependent on your neighbor's time management skills to retrieve their laundry in a timely manner. Also, the doors are loud and the walls can be thin. Those are problems in almost every apartment complex, though. Overall, it's been a good stay here at Rustic Village so far. It's a bit pricey, but the amenities lessen the blow of writing the rent check. Most of the staff are friendly, and the apartments are decent. When you live in a melting pot of college students, young professionals, and international students, there are bound to be a few complaints and issues. I would recommend it to friends, but only if they are able to get in a building that is far away from the parking lots or full of students. read more

They need your money. Will do whatever to get it. Once you are in, they will try their best to get it out of you. At the end, expect to pay a fortune on security deposit. Horrible staff. very very unprofessional and rude office staff. They have the "holier than thou" attitude since half their tenants are international stuidents, they feel they can boss around. A sincere advice... if you can go anywhere absolutely anywhere else, just go. Dont take this. You will regret going for rustic village apartments. If I could give ZERO STAR, i definitely will. This place located pretty well actually, with huge lawn and washer dryer in unit which are very nice. However the alleged "professional managements" crashes everything. They're greed, rude, ignorant and money-oriented. I didnot jump into their pitfall at the first place, but my friend asked me to move their with her. That perhaps is my worst experience ever. They treat you like their 5 year baby but without kindly help only boss you around. Among my friends which are living or lived there blow trash talk to those "Professionals" is our dessert after dinner. If you are ok to lose over 500 of your deposit and can bear the rude staff, I recommend this place, because they have kind of ok natural environment there though. read more

Ren P. is right about Rustic Village. It's a little sprawling, and not very pleasing to the eye. They try, though. Maybe a little too much. When it's not snowing, there's always a lot of people about, mowing lawns and planting flowers. The building layout is not ideal. Our apartment always felt like a cave because of the windows on one side only. It was always dark in there. The first week we moved in we were welcomed by a swarm of ants in the dining room/kitchen. It was disgusting, but the apartment complex handled it acceptably. First they sent someone to lay traps, then someone to spray, then an exterminator to spray something else. Various other small things occurred, but they were very attentive -- for the most part. About a week or so before we moved out, we had a leak in the ceiling of the hallway between the bedroom, bathroom, and the rest of the apartment. It was so bad that the dry-wall started sinking. The maintenance staff responded to that pretty quickly and found out our neighbor upstairs was doing laundry in her sink and making a mess, so bad that the water went through the carpet, the floor, and the ceiling. We also always had a loud toilet. After it was flushed, it always seemed to make a lot of noise for a while before stopping. A few days after the ceiling incident, our toilet flooded the bathroom. At 2 or 3 am. After we called the emergency maintenance number, the guy came over and looked at our toilet. He tinkered with its inner-workings before leaving to get us a mop. When he came back, we had a dirty old mop without a bucket and no fix for our toilet. Thanks, guy! I liked living at Rustic Village overall, but that experience left a very bad taste in my mouth. read more

I will never rent from this place again, even if I end up back in NY. After living at this place for 2 and a half years. We are getting $392 taken out of our security deposit for a few small stains on the carpet. They are saying our carpet is black and dirty. I have pictures saying otherwise. I would stay far from here. Unless you are ok with not getting the deposit back. Oh and during all this. John LaClair has been very rude to my sister in law and myself. The management is solo bad. They treat you badly. A woman on 2nd floor of the office treats you like dirt and is one of the worse Also the lady that is the supervisor for service inside front doors.. The good: - The grounds are relatively well maintained - service requests are handled quickly within 2-3 days - area is safe and they patrol the area diligently - amenities such as the concierge for free DVD and sports equipment rental are great - they organize nice community events such as summer picnics, pie festivals and ice cream socials The bad: - If you live on the ground level, you can hear footsteps from the upper level - parking lots are not well salted and I've slipped at times - they remodel apartments next to yours with no advance notice and the noise levels are through the roof. And for weeks at a time- 9 hours everyday, even around Christmas. If you work at night and need to sleep during the day, have a new baby or feeling sick, this can be stressful. If you call the rental or maintainence office, they said 'it is what it is'. It would've been helpful to have advance warning and an approximate date that the loud hammering, sawing and moving work would be over but we were provided neither. Other than the one incident, my overall stay at rustic village has been peaceful and I recommend the apartment community. read more

This happened exactly 1 year ago in summer of 2015. I came in and they treated me like a King. They even appointed a person to show me a mock apartment. They made me sign a non-refundable application fee and said since I am working it should be pretty smooth. Now they they drag my application for over a month, and I am making countless phone calls for updates, so they ask for 1 document at a time and then i have to get back to them and they are like we need 1 more document, this happened over the whole month. After submitting all necessary documentation, they shock me by saying I need to pay 2X times the deposit which is essentially $2500/- . They have no reasoning or explanation. I obviously threw a tantrum and the main manager refuses to talk to me when she calls the shots herself. COWARD!! So i insist that I would like a phone appointment with the manager if i cannot have an in person appointment. They give me a time and date. They do not call me at the time and date, so I call them back. That is so unprofessional and rude. That's when I get to know that the manager here is racist, she realizes I am an Indian and now does not want to give back my application fee. My point is very clear, don't take application fee from me and disclose later that I need to pay 2X times the security deposit. You guys should be extremely shameful, the whole experience was a disgrace. I have had many of my friends who have had the same experience. I had to order my credit card company to make the reversal on the application fee, such a loser and a miser is the manager. If you go through their reviews, the very fact that they only respond to good reviews and don't respond to bad ones is the testament to the fact that they don't give a rats about people who complain. I have been living here for more than a year with my family. We were skeptic in the beginning when we shifted to Rochester as some reviews online, were not so good. But I think people are not doing justice to this place. PROS 1. This is very peaceful place. 2. They are very good with maintenance of the property. 3. Can make genuine adjustments 4. I currently live here and cannot wait to leave. The neighbors are always loud, we've called three times and the issues continue. There are constant issues with bugs in the apartment, constant plumbing problems, garbage on the lawn more often than not, half of the gym equipment is usually broken, etc. I called the property manager to see what we could do about breaking our lease early because the quality of life has been pretty terrible, and she was extremely rude and when I mentioned I would be leaving an honest review, didn't care in the slightest. We have lived at Rustic Village for over 12 years now, and I have to say I can't imagine us moving anywhere else (unless we choose to leave Rochester). We have a 2 bedroom, 2 bathroom, and we couldn't be happier. The apartment is large and has plenty of storage. While the complex is enormous, we don't feel like just a number. The staff have taken the time to get to know us, and never act like we are wasting their time and will actually spend time catching up with us if they see us; even the maintenance staff will chat while they work if we need a repair, etc. They go well above and beyond also in taking care of my mother. She has mobility issues, and one example of how thoughtful they are: When our parking lot was being repaved and she had to park in the next lot over, they offered to come pick her up with one of their golf carts and drive her to and from her car if she needed it. They also always shovel her car out, and from what I can tell, every car that is parked in a handicapped spot. How many places do that!? Have we had bumps and challenges now and then? Yes. But, I would ask who doesn't when it comes to a home? Whether you own, or rent, you will always have things come up that might not be pleasant. Every time we have had an issue, even if it was not handled well at first, when given the chance, they have always come through in the end! I will be honest, I can be incredibly demanding, and at times can be difficult because of that. Every time I have lost my temper, justified or not, they have handled it with patience and grace, and have always been fair. There is no such thing as perfection when dealing with aging buildings, there will always be something that needs updating or fixing, but the staff at Rustic Village truly do try to make sure everything is as perfect as it can be. Barb, Linda, Jeff, Greg, I could list so many, have all become almost a second family to us. For those who say the rent is high, I would argue that with heat and hot water included, it balances out with the other places where you have to pay those bills separately. read more

For their leasing office this particular lady I gave one star For their maintenance service, I give 4 star Some comments say they are ignorant. Well this one is for no reason arrogant. (probably there is some reason but there is no way for me to know why) I just went there to renew my lease. First after waiting for a long time waiting for her to finish chatting with the previous customers she showed "what-do-you-need-to-beg-me-for" tone to "greet" me. After knowing I didn't bring the note they sent for renewing the lease, it seems like this person was so fully charged and she got so excited that she kept saying "no you need to bring that note. no you need to bring that note. no you need to bring that note. no you need to bring that note." Why don't you record your voice and just continue to play it over and over again! I don't know about this place, but I think not matter what, human-beings are different from machine. A piece of machine can do nothing but what it is told to do and I don't expect it to have the flexibility to adjust at all. But you are human-beings. Are you telling me you trust whatever number put on the form coming together with that note and will not look in your system what it is there since it seems that without that form you cannot do anything???!!! (by the way I don't remember seeing that form. And there are many places that I rented before. they all accepted that I just walk in and mention I need to renew the lease. Everybody could pull out my information in their system and do the job right way. Does this person not know how to use a computer? Plus the manner she showed, I really really strongly suggest that this person start over and go back to day-one training because apparently she doesn't have the knowledge of how to do her job and how to face a customer!!!)
