    We paid a lot of money for an FHA appraisal performed by David G. Southern of Southern Appraisal…read moreGroup, Inc. The completed appraisal stated that the property "currently meets all HUD guidelines," appraised the property "As Is," listed $0 in required FHA repairs, and stated that no physical deficiencies were noted during the visual inspection. Unfortunately, underwriting subsequently caught a railing issue that the FHA appraisal had missed and required it to be corrected before the loan could proceed. This was especially frustrating because the railing was not an obscure or hidden defect -- it was visible and had already been identified during our home inspection and included in our original repair request. Once underwriting identified the problem, the seller had the railing corrected, but another appraisal-related step was then necessary to verify the repair. Despite the closing being delayed and the additional work resulting from something that should have been identified during the original FHA appraisal, we saw no apparent effort by the appraisal company to expedite the correction/reinspection process. We understand that real-estate transactions can encounter delays and that underwriting may impose additional requirements. Our frustration is that we paid for an FHA appraisal specifically to determine whether the property met FHA/HUD requirements, were given a written report stating that it did, and then underwriting identified an obvious safety issue the appraisal had missed. The resulting correction process contributed additional delay during an already time-sensitive closing. Based on our experience, we were very disappointed both with the thoroughness of the original inspection and with the turnaround after the issue was discovered. We are still waiting and closing is delayed as a result. NOT GOOD!

    Service is horrible. I tried to use this company to purchase some land my wife and I fell in love…read morewith. For starters, If you want a company that will make you feel like your a broke POS, then this is the place for you. My Agent i was paired with was apparently brand new, every time I called she was away a training, I would leave messages, but no one ever called me back. I would ask questions to the people working and would never get the same answer. Usually by the end the day I would get an email from my agent contradicting everything I was told by the people in the office. When I first started he Loan process, they stated I would need 25% down and closing cost would be around $500-$600 for attorney fees, as I was paying my own Perk test, survey. I explained I was still waiting for some fees to be returned from me from builders I had worked with on quotes and had to shift some funds around but I would definitely have he 25% down. In the coarse of a week, Closing cost went from $500 to $3000 with all these hidden fees. Within a day of being told about the 3k closing cost, the figure had changed yet again to $3600. After this, I asked for the distract manager to call me back, would you imagine he never did return my call. I have since moved on to a new company. On more then one occasion the comment "if you cant afford this" was stated to me, a comment in my opinion should never be said to a customer. Not one time was money an issue on my part. It was that they kept hitting me with hidden fees left and right and the price to close kept changing and going up. Beware, Luckily I was able to back out in time. I can only imagine what happens to the ones who get down to closing and get hit with all these fees.
