Our association's experience with ACS was deeply damaging, both operationally and relationally. From the start, the company's leadership demonstrated an alarming lack of professionalism and ethics. Their conduct created conflict and division among board members, undermined collaboration, and eroded trust within our community. Rather than supporting sound governance, ACS repeatedly fueled tension and made decisions that favored control over transparency and compliance. During their tenure, the company failed to honor multiple written and verbal commitments, ignored homeowner concerns, and supported board actions later shown to be inconsistent with our governing documents and Utah state statute. Communications were often unresponsive or dismissive, and legitimate issues affecting safety and fairness went unaddressed. The result was years of unnecessary conflict, financial waste, and community polarization--harm that still reverberates long after ACS's departure. A property management company should strengthen a community, not divide as ACS did with our community, in my experience. If your board values integrity, responsiveness, and respect for homeowners' rights, I strongly recommend seeking another management company.

The home we toured was advertised as having access to all three floors (including a finished basement) and a large two-car garage, but after viewing it in person and talking with management, we learned only the main and upper floors were included in the rent -- nearly 1,000 sq. ft. less than listed -- and the garage wasn't even accessible due to a curb blocking the entrance. When we asked for clarification, communication was slow and unclear. The rent price also wasn't adjusted to reflect the much smaller space and lack of garage access. On top of that, their pet/ESA approval process was overly complicated and handled through a confusing third-party site, which made the process frustrating and time-consuming. They have many good reviews, so we were surprised and disappointed by our experience. The property itself looked nice, but the inconsistencies between the listings and reality, along with poor communication and lack of transparency, made us decide not to move forward.

Mowed the lawn made a sure weeds we're pull etc ... they charge us 500.00 to fix a gate that was broken when we moved in and to fertilize and mow the lawn which we did before moving out . We moved into our unit on April 24th under the promise that it was "move-in ready." Instead, we arrived to a broken front door, a disgusting unlandscaped backyard, a detached bathroom sink with no running water, a non-functioning garbage disposal, a swamp cooler that still hasn't been turned on (its been 80 degrees outside), missing window screens, and much more. When we submitted maintenance requests (as any tenant should), we were told to stop "wasting their time." They blamed us for slowing the process down by following up on maintenance issues they haven't completed. Their tone is rude, condescending, and completely unacceptable for a property management company. If you want to be gaslit for expecting basic habitability, enjoy battling with third-party vendors who never show, and be treated like an inconvenience instead of a paying tenant--then RESE is the company for you. Otherwise? Run. Plainly stating that it my property is habitable is an honestly embarrassing stance to have as a company that "manages thousands of tenants". Disgusting behavior from their staff. As a tenant poor communication upon move out fabricated multiple issues and returned less than $200 of an $1800 deposit. Charging me for things that were listed on the move-in list and then decided to fix after I moved out. These people are lying crooks and ineffective at their job as a property manager.

This is a business built upon the principle that homeowners are a captive audience with no real choice. A: The recent stealthy change to our HOA's towing policy is a perfect example of how this organization prioritizes profit over residents. With no warning, no discussion, and certainly no community vote, they altered the rules to allow them to tow vehicles parked in safe areas simply to pad their coffers. It is unreasonable. Was there a sudden surge in abandoned vehicles blocking fire lanes? Were residents clamoring for stricter parking enforcement? Of course not! This was a calculated move to squeeze every last dime out of us, treating homeowners like ATMs instead of people. It's infuriating to be treated with such contempt, to have our voices silenced while our wallets are raided. This HOA operates with a shocking lack of transparency and a blatant disregard for the community it supposedly serves.
