I've known of Seller's Advantage from all the t.v. commercials and radio ads through the years. I did not want to go with a traditional realtor due to all the fees at the end to pay. Also the chance of our house selling in a timely manner at this time will take much longer. My wife contacted Seller's Advantage and one of their O.C. reps, Alvin came over and assessed our house. He gave a fair offer, but in my opinion, it was $50,000 under what I was wanting for my lowest offer. I did take into account the war with Iran just started and 2 houses in the neighborhood dropped out of escrow cuz seller did not want to lose $80K. Also the rising gas prices was also a factor. Why would anyone want to sell their house at this time of crises? So I decided to take Seller's Advantage's offer. From signing papers till our final move out, all went well and Seller's Advantage kept us up to date with what needed to be signed and move forward. Also the escrow company they work with were helpful and making sure we knew how our sale was coming along. I also liked that with Seller's Advantage there are not closing cost, realtor commission, home inspection, etc; and having to clear out things that we did not want to bring along to our new place. I would recommend Seller's Advantage(S.A.) Orange County if you are looking to sell your house faster than with a traditional realtor without all the fees and hassles that goes with that. Tara was our go to person with S.A. and she was very helpful keeping us on track with the sale of our house. This company wasted my time and my tenant of 20+ years time. My wife and I decided to sell a rental property we've had for 29 years, so I did an on line inquiry to Seller's Advantage. I was contacted by a scheduler named Rider Lines who had several questions, including the bottom line price we may accept. It's just a 1 bed, 1 bath condo, mostly original and they having been selling for just over 400k in this condo complex. Based on original condition - we thought our bottom # would be about $350k. Rider implied this could be realistic, and helped me set up an appointment with Alvin Choi, some 6 days later. I called my tenant who agreed to be home when we came by, and he took a 1/2 day off to be home. I got a text from Choi confirming the appointment - he did have the exact property address. The night before the appointment Choi texted again to confirm and said, "He was looking forward to it." I then confirmed with my tenant - again, this was the night before the scheduled appointment. About 15 minutes later Choi sent another text and said, " We need to talk ". He calls me and says there is no way this property could sell for anywhere near to the 350k I had discussed with the employee named Rider. Most likely offer would come in below $300k. Now, he has had the address for this property for almost one week. So unprofessional, not doing his job. Choi waited until the last minute to do any research at all on the property, my tenant has taken time off work, and now I have to cancel the appointment and let my tenant know. A horrible experience. My tenant who has been cooperative, but really doesn't want to move lost 1/2 days wages and is totally frustrated. This was without question "Sellers Dis-Advantage." read more
