She is incredibly knowledgeable about each neighborhood, from the nuances of location to comps and shifting market dynamics. What really stood out was how Yesenia helped us think clearly and never pushed us in any direction, but instead guided us toward defining what our dream home truly looked like. That clarity made all the difference when it came time to act. In a highly competitive and constantly changing market, Yesenia helped us put together a strong, thoughtful offer strategy. Yesenia was patient throughout our months-long search, always responsive, and consistently kind. We genuinely enjoyed working with her-our vibe just clicked from day one. Even after our offer was accepted, her support didn't stop. From contract to close (and even beyond), she was there every step of the way, which meant a lot to us as first-time buyers.

The SF market is a little crazy right now, but this was a stress free process. Valerie handled everything: scheduling private showings before places even went on market, disclosures, inspections, coordination with lending team, offers, comp analysis, negotiations, etc. Valerie was easy to reach, communicate with, and work with. She was our direct contact for everything. Valerie caught things in disclosures that I wouldn't have thought of and encouraged buyer inspections/due diligence if certain things weren't provided by the seller. It felt like she truly had our backs the entire time. Valerie and the Krishnan Team have a stellar reputation which clearly was evident in our discussions with listing agents and throughout the process. I would highly recommend Valerie. We had an amazing experience with Valerie, her colleague Sam, and the rest of the Krishnan Team.

We were introduced to him through a close friend who had worked with him before, and I can see why they recommended Kevin's team. Kevin is highly organized, ambitious, and one of the hardest-working people we've ever met. From the start, he came to us with a clear vision: make thoughtful improvements to maximize appeal to buyers. He handled the entire process seamlessly, managing every detail and going above and beyond to keep expectations aligned every step of the way. If you're buying or selling in San Francisco, we'd recommend Kevin without hesitation. He truly puts his heart into his work.

When evaluating a property, he prioritized investigating every detail--sometimes literally digging around--to make sure it was safe and sound. He took the time to understand my priorities and helped me purchase a property I'm truly excited about. The property needed some updates and changes, and Kevin helped with the heavy lifting by making a list, identifying the key issues, and helping prioritize the work that needed to be done. When I shared everything Kevin was helping me with, friends were surprised. They said their realtors were no longer involved after the sale. Kevin clearly loves the process of matching homes with buyers. I'm grateful for his help and support.

My wife and I spent 15 years in the East Bay dreaming about moving back to San Francisco, but when…read morewe finally decided to make it happen, we came to the search pretty unfocused. We knew what we wanted (classic SF character, water views, a walkable and vibrant neighborhood) but had no clear sense of where to find it all or how to think about our budget. We needed more than a real estate agent; we needed someone who could help us find the dream itself. Danielle Lazier at Vivre Real Estate became our buyer's agent, and she was exactly that person. She listened carefully, zeroed in quickly on what would feel like home to us, and brought real clarity to how our budget aligned with home values on the ground. She was direct and always available, without ever making us feel rushed. We found a stunning co-op apartment in Russian Hill with breathtaking views. Danielle's strategic pricing advice helped us craft a winning offer, and her expertise navigating the additional complexities of a co-op transaction was invaluable. She connected us with excellent vendors, guided us through contingencies, and kept us calm through closing. If you're a home buyer trying to navigate San Francisco's uniquely complex real estate market, there is no one more qualified to have in your corner. She turned a vague old dream into our actual home, and we couldn't be more grateful.

We recently purchased a home in San Francisco's Inner Richmond with Josh Ortiz and Danielle…read moreLazier's team, and I can honestly say Josh changed my perception of what a great buyer's agent should be. Before choosing an agent, I spent a lot of time researching transaction histories and interviewing teams. From a previous home purchase, I learned that the difference between an average agent and a great one often comes down to negotiation. Many agents can "win" a house by telling clients to keep increasing their offer. That's easy. The real challenge is helping clients win without overpaying. From our very first meeting, Josh stood out. We told him our dream was to buy in Inner Richmond, but we assumed it wasn't realistic within our budget. Rather than pushing us toward properties or encouraging us to stretch financially, he took the time to understand exactly what we wanted, educate us on different neighborhoods and market dynamics, and help us build a thoughtful strategy. Throughout the process, Josh was incredibly disciplined. There were plenty of homes we could have chased, but he never pressured us to make offers that didn't make sense. In a market where homes regularly sell hundreds of thousands--and sometimes more than a million dollars--over asking, that level of restraint and honesty is rare. About four months into our search, Josh brought us an opportunity before it officially hit the market. The situation was complex, and the sellers ultimately decided to list the property publicly. Josh helped us navigate every step, carefully managing timing, strategy, and negotiations while keeping a close pulse on competing interest. The result? We ended up buying a home we love in the exact neighborhood we originally thought was out of reach. Even better, the bank appraisal came back significantly higher than our purchase price, confirming that we had secured exceptional value in one of the most competitive housing markets in the country. On top of that, Josh connected us with a lender who successfully navigated our complex income situation, secured a great rate, and closed our loan in just 14 days. What impressed me most was that Josh always acted like an advisor rather than a salesperson. At every stage, his focus was on helping us make the right decision, not simply getting us into a transaction. If you're looking for someone who knows the San Francisco market, negotiates strategically, and genuinely looks out for your interests, I highly recommend Josh and Danielle's team.

The real estate market in San Francisco is crazy, like in crazy expensive and unpredictable. When…read moreI inherited my parents' rental duplex in San Francisco and decided that I didn't want to be a landlord, I enlisted the help of Janice Lee to help sell the property. I picked her because of her excellent Google and Yelp reviews, and also because her office was in the same general neighborhood as the property. At first, I nearly gagged on the cost of real estate agent commissions, but at the end Janice turned out to be worth every penny. After at least 50 years as a rental, the property was in rough shape and needed a lot of work to get into an attractive enough condition to sell. On top of that, the former tenants left behind a lot of stuff that needed disposal. Janice pretty much took care of everything, from cleanup to repairs to needed renovations. She not only located and hired the contractors but even picked out the colors for painting (both interior and exterior) and flooring. It was like she had a sixth sense for what buyers wanted. The only work that was done, and it was a lot, was whatever would pay off when the property sold. The work took over a month, but it was all needed, and I really didn't have to lift a finger. When the property was finally ready to price and sell, Janice took careful note of both the surrounding market conditions and her perception of buyer sentiment at the time. The timing was good, and within 10 days we had five all-cash, no contingency, offers in hand, all for well over the asking price. We accepted one of the higher offers and the deal closed quickly. As an example of Janice's careful attention, the buyer reported a possible smell of gas on the property. It turned out to be just the smell of fresh paint, but Janice went to the property in the middle of the night (so I wouldn't have to) to meet the PG&E tech, check everything out, and get an all-clear. Janice handled all the closing paperwork, from escrow to county filings, in a precise and timely manner. It is now one year after the sale, and there have been no problems whatsoever.

We initially connected with her through our business school alumni network and already knew of her stellar reputation, as she had successfully helped two of our friends navigate their own home puchases/ sales in the city. The current SF market is moving incredibly fast--especially with the recent AI boom--and because inventory is so tight, finding accurate comps for a unique property can be a challenge. We had done a significant amount of "homework" before reaching out, but Laura's insight was invaluable. After working with her for a week, we were impressed by her market knowledge-- the data was well-supported by nuanced judgement that confirmed our own research and gave us much-needed confidence in our valuation. Ultimately, we decided not to put our home on the market at this time, but this process gave us a glimpse into the level of professionalism and expertise Laura brings to a real transaction. We would not hesitate to recommend her to any of our friends or colleagues looking for a sharp, reliable RE advisor in San Francisco.

She just sold a 2nd property for me and found a buyer in less than 2 weeks in a neighborhood where houses were staying on the market for month. The first property she sold for me was not in the greatest shape and Laura got way more (bidding war) than I thought it was worth and she sold that property quickly also.
