In our second house, the owners left a gravestone (a real one) in the yard. It was a prop from a Halloween party that happened, but it probably weighed 1,000 lbs. The seller didn't want to get rid of it (or maybe didn't know how). Margaret found a way. She has great connections in the South Bay. She found a crew that broke it up and hauled it away at a reasonable cost before we bought it. In our third house, the seller was selling it himself. He approached things in an unconventional way and was often very demanding. Margaret found a way to deal with him so that he was satisfied but also acted in our interest. Her negotiating skills really came through in this purchase and we ended up paying a good price for the house. In our recent sale, our house was in really good shape, but didn't look up to date. Margaret immediately assessed the situation and knew exactly what to do to ensure that the house showed well. Her connections again came through, and we had gardeners/tree trimmers, cleaners, and painters all working on critical areas of the house to make it show really well--at a reasonable price. And her skill at setting the correct price point became apparent when we listed. I personally thought it was a little low, but we trust Margaret and went with her recommendation. Her strategy was right on target. The price was a little low, but by listing it like that we attracted many buyers and the price quickly bid up to something beyond what I originally thought would be a good price. Having worked with hundreds of agents over the past 25 years as an investor, this was one of my…read moremost disappointing experiences. Laura made a great first impression, seemed eager and presented many ideas to earn the listing. Once she secured it, however, none of those ideas she had proposed happened and the property was largely handed off to her team. Her involvement was at an absolute minimal. The listing went live with outdated photos and an incomplete description, both of which I had to catch myself. Communication was also extremely poor. Laura NEVER answers her phone, which is frustrating for a sell seller but detrimental to a potential buyer that may be trying to reach her. She often took days to respond and once waited nine days to reply to another agent's email. The only updates I received were biweekly emails, never a real time update. Fortunately, I had rejected her 6 month listing term and told her the only way she would get the listing is if she took it for 45 days, so I can make sure Im happy with her performance and if so, I would simply renew after the 45 days. Needless to say I didn't renew, but at least I didn't waste 6 months. Her initial enthusiasm was in stark contrast to the indifference and lack of involvement that followed. Clearly after my experience I would not recommend her, but If for some reason you are intent on going with her, do yourself a favor and do a 30-45 day listing and make sure you're happy before you extend any longer. If she doesn't agree to it, then she clearly knows she won't make you happy in that period of time, and you have your answer.
