Spending money on unnecessary "hallway upgrades" instead of fixing real issues needing the money put in. -Huge 10+ foot cracks in the walls around weight-bearing areas showing a foundation issue (I swear if the building collapses and kills my kids, they will have a HUGE settlement to pay!! And even that won't calm my fury). -carpet flooring needs replaced with hard floors (and I don't mean shitty stickers that wear and shift over 2 years) -Old stoves from 70's and 80's need replaced -broken microwaves need replaced when they broke years ago -washers and dryers that don't damage clothes and cost more than the laundromat -insulation needs replaced, upgraded heating system (we are freezing if the Temps go below 0). Seriously, this isn't some ghetto-ass neighborhood we live in. We pay more than enough to have meaningful and NEEDED things upgraded and/or replaced and/or fixed permanently. Not some renovation in the hallway. Be glad we didn't sue when my husband fell down YOUR stairs, breaking his back, because the "grip" on the stairs were rubbed smooth from probably decades of use (the ONLY thing good from this renovation). If it wasn't for that, our rent wouldn't be late all the time and we would have been in a house by now. But no. He broke his back and was let go because of it so he had to get a job where he makes less than HALF of what he did. You owe us actual relevant renovations. Just do the stairs, not repaint the walls and put up new trim. That wasn't necessary. read more

I am being evicted due to a second infestation of bed bugs. I was told it was my fault, and they made me pay for the exterminator ($600) when I have never heard of a tenant paying for that. The January 2021 treatment was successful but the bed bugs came back by the end of summer. I was told that if I reported them again I would be evicted. So, I made arrangements myself to get treated. Management found out and made me use their exterminator and they are now evicting me. The manager of this building gives off the most negative energy I have ever known and I am 67 years old. I have caught him in several outright lies. He doesn't like me and the feeling is mutual. I will fight this eviction because it seems to me I am targeted by this manager who nobody in the building likes. read more

This is a review of management and not my apartment itself. I have been trying to get management to listen to my complaints about my neighbors smoking massive amounts of weed for the past month and a half to no avail. Living in this smoke is now starting to agitate my asthma and is a health risk. I've explained this time and time again. I decided to call the corporate office to see if they would have more swing in resolving this issue. The property manager Rick does not return calls. I've left multiple voicemails and there is no response. I've asked the secretary what I'm supposed to do, just sit and wait for him to return this call he clearly has no intent on returning? He also seems to never be available at his desk or is flat out not in the office. While I've found my apartment itself to be physically okay, this is a massive issue for me that is taking ages to resolve. The management at my complex is kind and understanding, but it seems that the manager of the properties does not return phone calls even when there is an explicit health risk at hand. read more

I was a tenant for about 2 years starting in an efficiency and moving to a 2 bedroom basement apartment . In January or February of 2017 I started getting water in my apartment. So I contacted my property manager and explained that with the excess rain and snow melting water was coming in to my apartment, I also explained that outside my window water was up to the window because of draining issues. Multiple calls to the property manager and the simco office . After dealing with this until the end of March I found a house and issued a written 30day notice in April that I would be moving by the of May. At this time Simco contacted me and said is there anything we can do even offering to move me to another unit. Already having something else lined up I declined . End of May come around I'm all moved out and even have an exit tour with my property manager turned in my keys did everything by the books. Fast forward to 2019 they filed against me for property damages and extra rent. I was never notified by the courts never contacted by them. Fast forward to Jan 2024 I get a garnishment paper from my employer on the same day the garnishment took effect. Contacted the courts who said the lawyer for simco sent me certified mail but they didn't have records or signature that I received the mail. I contacted simcos lawyers asked for an explanation of what the charges were , they gave me a list of damages and also said no 30day notice was given . I explained that I had photos of my exit tour and photos of the entire apartment and also forwarded all the pictures to them . I am still dealing with this issues and feel this company has some shady business practices. Let this be a buyer beware. read more

SIMCO/Marquette Manor is a prime example of one of those Big Bully businesses that think they can crap on other people because they have a kind of monopoly, a lot of money & they know the average person can't fight them. I am an RN and I POINTEDLY made them aware that I work nights and need a quiet area to live. Having worked nights for 14 years, I know that you cannot control the rest of the world who does not give a shit that you have lives in your hands and need to sleep, therefore I survive on 4 hours of sleep on the regular. I am a quiet, private and respectful person. I do not blare my music at 2 am or run the vacuum cleaner in the middle of the night when my neighbors are sleeping because I actually care. As for Marquette Manor, they raised my rent every year to where I was paying nearly $1000 per month for a 2-bedroom with peel & stick floors that came up after a year. They had excuses to enter the place about every 3 months to the point that it felt like an intrusion. They may be the only people on the planet who truly think they need to replace the furnace filter every 3 months. Frankly, I think their maintenance guy was a spy. I begged them at one point to not come until the afternoon because I really needed to sleep. They agreed, told me they informed the maintenance guy and asked me to leave a note for him on the door to remind him. Well, he decided to rip the note off the door, crumple it up, throw it on my kitchen counter and enter anyway 2 hours earlier than we agreed while I was asleep on my couch. I yelled to him because I was startled and since I am a female who lives alone, terrified at first that I had an intruder. Considering how much Ohioans like their guns, he's damn lucky he's not dead. He ignored me and noisily went into my basement. I sent a letter to SIMCO who promptly cashed my rent check & sent the letter to the property manager who ignored it until I made another complaint to which she said, basically, "oops, it got lost." I made it a habit to leave a note or speak to the management about when it was okay to enter. I never tried to stop them from doing their "job", whatever the hell it was, but just wanted some respect & time to sleep. I am fairly sure that there is NO ONE OUT THERE who is okay with a stranger entering their home while they are ASLEEP during what was, for me, the middle of the night. There was one neighbor who would have their heard of elephant family over from out of state every long weekend or holiday. The children would literally run around screaming & shaking the walls from sun up to sun down. I dealt with it as much as I could until one entire week when I had not been able to sleep the entire time they were there & I had enough. It is NO exaggeration to say that trying to sleep through their rowdiness what exactly like trying to sleep through the vibrating and shaking of one of those cheap vibrating beds in a no-tell hotel. I couldn't sleep through this shit, not after a week. I informed the crew at the property management who is literally a couple miles away and on any other occasion has no problem driving over for stupid shit like flyers for their dumb parties that I apparently pay for. She refused to do anything about it because I didn't know the apartment number and could not get it because they live in a secure building that I don't have the code to. I told her it could only be 2 people and I could point out who it was. She refused to help me. After back and forth, I blew up and told her I was going to move if she didn't take care of it. Amazing how she figured out their phone number right away. This circus next door began to happen more frequently & I complained over and over but apparently the management didn't much care. Finally, the pervert maintenance team was scheduled to enter AGAIN. I told them I would gladly change the filters myself since a 5-year old could do it. They ignored me. I left a note again, with the request that because I worked nights, please don't come by until 2. I get woken up by banging on the door. The property manager is there with 2 men. I let the men in & the manager walks away & says nothing. A week later I get a note in the mail to get out within 30 days and to leave quietly. WTF? First of all, you dated that letter the day you wrote it, not when I got it so it was less than 30 days. Second, you never told me what your problem was or made an attempt to fix it. Third, you let those turds next door act like circus animals for 2 years and you tell ME to leave quietly? After YOUR employee invades my privacy & my safety and I could never peacefully enjoy my overpriced space? AND THEN they send me a bill with a late fee for the rent when I actually paid BEYOND the date they wanted me to leave. I call and ask for an explanation of why they charged me for time I didn't live there and they never called back. It's a miserable and unsafe place to live. I read Aisha's comments and especially agree that Simco Management always say NO. I was a tenant for 4 years. Finally I got my security deposit back. But it turned out the deposit was $20 less than the one shown in the statement. So I had to make time to call them to get that $20 back. In addition, I'm charged $17 for the 3 small drip pans (I had renewed the biggest one). But even though I kept all the 4 old drips there, according to their fee statement, only $12 is needed. I don't understand why it turned out to be $17. In addition, I think that's just normal wear and tear since I've been there for 4 years. As a courtesy, I asked if they could waive that charge, and they just said NO without explaining why. I was living at Kent Village, which is a good place in my opinion for studying, because it was quiet most time. So I'm giving this comment to Simco Management Corp, not Kent Village. read more

***update of may*** Living in the Arlington arms complex in Niles and we have bugs . Called matinence Friday, they sprayed and manager calls and said they want to bring grace out I tell him well wait to see if what we just did works, I thought we got off on the same page because he agrees but Monday rolls around and my fiancé gets this random phone call from some woman claiming she works for simco and she is filling in for the regular manager , mind you I have no idea who this woman is so he says he wants to be there when they come and she wants to do her own thing , so it eventually gets to the point where my fiancé says if she doesn't want to schedule a time where he can be there and she lets her self in , the police will be called . Three hours after that phone call I'm sitting in my bedroom I hear a knock and before I can even walk out of my bedroom I hear the door open , no door bell ring . No pause . Okay I'm calling the police I announce, I have no idea who just opened my front door , because I had told them no this is not an emergency, so I give them written advancement I will be vacating the apartment, and now they think they will charge me till it gets rented .. At this point I'm willing to go to court it's that bad , hands down the worse company to deal with if you have any problem , Rick Nocca is the manager for simco and he doesn't feel the need to call anyone back when you leave a voicemail. Oh and not to mention the hall way has been sitting torn apart for two weeks now . And I should pay 660$ a month? It embarrassing to have guest walk through that hallway . read more

Worst property management in the area. The manager is more interested in his sports and women than his residence. For over two years (2) now complained about the music above me. Recorded it to show management, the same story "I will call him." Even threatened friends when they asked the gentleman to turn it down. And corporate is always to busy to speak to residents. Simco has the rudest employees on earth. I have called many of times addressing the problems I have had and no longer feeling safe or respected to continue moving in. They called my issues "drama" and hung up the phone! Yes, hung up! They have only disrespected me each and everytime I have called. I have complained many times that I want my security deposit because of many respectable and honest reasons. 1. The property manager in canton bragged about how safe it was amongst the townhouses. I addressed to her my concern of the car break ins I noticed online on the reviews and she laughed and said it was the tenants fault and said he left his keys in there so that's why it got broken into and stolen. I then contacted this ex tenant and he said not only was two of his cars broken in to but also other cars that night. So lie number one. 2. I brought up the concern of how high people complained about their electric Bill's were. She got super mad and said to get on the budget. Funny before we signed she said 200 would be the max average and then on the phone after we signed she said 200 could be the minimum and could get much higher in the winter. 3. I wanted to bring my dog and unless your dog is exact on the dot they will refuse if it is a few lbs over! So prepare to have to get rid of your dog because it's not exactly 45lbs or under on the dot. 4. I expressed my concern with the many of complaints about them scamming people when they leave and trying to hold your security deposit plus take you to court for damages or saying you didnt clean it when you leave even if you do. Again I personally messaged this ex tenant and he explained the horrible experiences they had with maintenance not caring to fix things on time but yet always being threatened out of more money for something petty. The list goes on and on. I am prepared to take all these screen shots of proof of how horribly the property manager treated me and my bf as well as the overall owner Simco who will blatantly not feel bad disrespecting you and threatening you and or just hanging up! I'm not about to risk living under a roof being treated like this. Its totally inhumane! Dont move into Coloninal Club apartments nor ever live under Simco. They are not honest nor caring people. They just care about taking your money and telling you any amount of lies or threats to do so. read more

We lived here for two years and almost three months. From Day One, Tim (manager) was of the utmost help. Always polite and friendly, and always assisted us with any of our needs or concerns. There was one maintenance man who would lie about doing work in our apartment (but who would never actually do the work)...until finally Tim was able to catch him and immediately terminate him. The rest of the maintenance gentleman were wonderful and always helped us if we ever needed anything. Our neighbors were generally wonderful, as the "bad apples" quickly weeded themselves out. We were in one of the older buildings, so we did not have the same floor layout that the newer buildings had, nor did we have pantry space or things like that...however, it hardly mattered because of how nice our apartment was. Two bedrooms, a large living room, dining area, small kitchen, and a nice bathroom. We didn't even have to change our own light bulbs. Back in the spring, they remodeled the halls and stair wells, which took maybe two weeks to do, and the end results were beautiful. The two years we spent with Arlington were wonderful and when we moved to Chicago we were very sad to have to leave, even sadder that we could not find Simco properties in our new location. So, lets go back a little. I rented from Simco Management for almost 4 years (Chalet). I left due to a change within my current job and it was an awful experience because the management has no people skills there. They just want to be the big bull who can say NO all the time instead of having happy customers. Lets go back 2 years. I had a storage unit there for 2 years in the same spot. I go down one day and everything is gone and someone else's things are in my unit. They tell you at the beginning that your locker does not need to match your unit number because so many people had extra lockers they paid for. Well I had hundreds of dollars worth of clothes and jackets take including 2 cases of sample liquor throughout my company ( I am a liquor sales rep). So I call and complain and file a police report. Beth ( the miserable on site manager) told me they threw away my things because I wasn't in the right locker. All my boxes had my name and phone number on them, it would have just been a super simple heads up call to remove my stuff. Instead they stole it. I complained so long and hard and contacted a lawyer and proceeded from there and then all the sudden my stuff magically pops back up (WITH OTHER PEOPLES CLOTHES IN IT - GROSS). Fast forward to today when I received a letter stating that they retained my security deposit for a bunch of bogus stuff. My security deposit was $500 now they are only claiming it was $400 and now I owe them $21.50. Classy company. Don't rent from this high class slumlord... read more

I lived at Arlington Arms owned by Simco Management Corp for over a year. I'll admit, I didn't mind it at first. The first couple months felt like home. Then problems started to appear. I started to notice that it felt like anyone could move into the complex, never leaving me with a sense of security. I'd lock my car, then door, then car, then door, etc. just to bring in groceries. Then I noticed that the originally and aesthetically pleasing setup was constructed more like a cheap movie prop set (things fell apart easily), and just like the hollow doors, it started to feel shallow. I didn't expect this at all for a 1 bedroom at $585/month. I couldn't even sleep there after a while. The final reasons that made me want to move out were getting jumped in the parking lot by the street, and the caddy-corner neighbor on the same floor walking into the building with an AR-15 like a walking cane, pointing the firing end straight up in the air was the last straw... It's almost like they let anyone live there who can pay for the overpriced units. I really didn't feel safe near the end. "Come enjoy luxury living in our park-like setting..." Yeah, if the park is Central Park, NYC in the 1970's at night... I wouldn't recommend to anyone. Oh yeah, P.S.: The $225.00 deposit sounds nice at first, but if you even just walk on the carpet (like normal people do), they will charge you $223.60 to replace it. BUYER BEWARE. read more

I have now lived in Simco apartments for three years. The first two were great. Then we changed management and all the nice things that I thought Simco was doing for us went away. They were all the doing of my fantastic property manager who created this illusion that Simco really cares about its people. I can see now that she was the only one who actually cared. Our new manager is rude and I have had to talk with corporate on several occasions. I can see now that Simco DOES NOT actually care about their residents. No one has ever been genuinely concerned with anything I have said--not the property management, not anyone in the corporate office. I always get the brush off and am made to feel that my concerns are not valid. I am very disappointed and I cannot wait to move. read more

The management and main office have absolutely no communication and when you try to call the main office the employees are rude and disrespectful. Not only did they try to take me to court because they lost my move-out paperwork, they keep coming up with ways not to give me my security deposit back. If I could rate this company less than zero, I would rate it -0. I moved in The Meadows on April 30, 2015 with a prescription for a companion dog. Since being here I have received several complaints that I was not picking up after my dog. I reported that several people had dogs and was told they didn't. Many other residents saw these other pets but somehow management did not. I received letters threatening eviction. I finally found one apt where they had a dog. Two weeks prior there was dog food and poop near this apt. Management came over and forced my daughter to pick it up. I have had my dog for 7 years and he is well trained. When I reported the unit the other dog was in, they made them take the dog away but refused to apologize or admit they had accused me wrongly. In fact she insisted it could still have been my dog. There are still pets in this complex illegally. Because mine was legal I get blamed for all the messes. I can hardly wait to get out of this place. They also complained that my children were too loud. This place is definitely not for me. read more
