We utilized Smedly's services while purchasing a home in Red River, NM during the summer of 2021. This was the most unbelievable experience I have ever endured. In order to fulfill our loan, the title company posts the job for appraisal. So Mr Smedly accepted the appraisal and was aware of the time frame in which the appraisal had to be done. Like so many people who have left reviews, our experience was very similar. Daily we would receive updates that he was doing the appraisal. But oops, he hadn't even gone out there yet. OR he had gone out there, and we would have it at the end of day. We went around this circus for days, weeks, we had 3 days left when our funding was going to pulled and we were going to lose the house. All because he accepted the appraisal, got his money, and never followed through. We had to call over and over and over and over and email and email and call and email. The offer was accepted and signed by June 30th and the appraisal was to be done by August 24th, we didn't received it until October 18th. It was super stressful as you can imagine. So, if you come across this review and many of the other reviews saying the same thing... be warned. Hopefully he hasn't accepted your appraisal and you can keep it in the queue for someone better. read more
